Our 3- bedroom 2-bath custom built second row home is perfect for family reunions and can sleep 10 people comfortably. The décor is welcoming and elegant with a open concept living/dining area and includes a spacious kitchen with three bedrooms. The outdoor space includes a large furnished covered deck as a well as downstairs entertaining area.

GENERAL: WiFi, towels, air conditioning, first aid kit, hairdryer in each bathroom

EXTRAS: We provide hand soap, hand lotion, dish soap, 5 dish pods, shampoo, conditioner, body wash, 5 laundry pods, 4 trash bags, 1 roll of backup paper towels, 3 rolls of backup toilet paper per bathroom

★ We are on an access road to the beach and close to the most happening section of crystal beach so please be prepared for some noisy days, but we've provided soothing sound machines in every bedroom to help sleep peacefully.
★ Renter must be at least 25 years of age. Guests under the age of 21 must be accompanied by a parent or legal guardian at all times.
★ All TVs are smart TV's on which you can use your subscriptions. We request you to bring your own passwords (BYOP)
★ There is a fire extinguisher in the laundry room shelf upstairs and there is one in the garage mounted on one of the piers.
★ We recommend you purchase a travel insurance policy which will protect you in the event of an unforeseen event.
★ There is a $10 permit to park your car on the beach. You can get this from any of the local stores.

HOUSE RULES: Read carefully before you book this property. By booking this property you are agreeing to the below rules.

RENTAL AGREEMENT: As part of our guest requirements, all guests must sign and agree to our rental agreement, which will be sent after the reservation is confirmed.

CHECK-IN/CHECK-OUT: Check-ins are 4pm and Check-outs are 10:00am. If there are extenuating circumstances that require an exception to these times, we will do our best to accommodate but cannot guarantee approval. Anything outside of an hour change to these times may result in an extra fee. Please notify us of any issues you have with the home within the first hour of checking in or immediately upon incident.

SECURITY DEPOSIT: We require a refundable $500 security deposit that will be returned within 7 days after check-out. We reserve the right to withhold the Security Deposit after expiration or termination of Guest's tenancy, and to deduct from the Security Deposit costs for extraordinary expenses or damages including, but not limited to, damage to the property, loss and/or misuse of personal property, excessive laundry and/or cleaning, or staining of linens/towels/rugs/furniture. If expenses and/or damages exceed the amount of the Security Deposit, Guest shall be required to pay additional fees to restore our home to its pre-rental condition within ten (10) days of your receipt of additional billing. This does not apply to Airbnb bookings.

NO SMOKING: Absolutely no smoking of anything on the property. There will be a $1,000/occurrence fine for violation. No illegal drugs of any kind are allowed on property. Smoking cannabis is not permitted on the premises.

PET POLICY: We allow 2 small dogs per booking for a fee of $150 per dog. Each dog max 40lbs.

MAX OCCUPANCY: There is a maximum occupancy of 10 guests at all times. Please make sure to account for all adults and children, including infants, in your count. This house is on septic and cannot accommodate extra guests. A $200/person/day fee will be incurred for violating this rule. Please provide names and ages (if under 18) of all guests. The person making this reservation is responsible for the behavior of ALL guests. Please have all guests review and agree to these House Rules prior to booking.

NO PARTIES: Excess noise is not permitted.

HOT TUB: The hot tub is cleaned prior to your arrival. It may take 4-6 hours to heat up to 102-104 degrees. If another guest checked out on the day you arrive, it may be until late that night that the temperature is cozy. Please don't turn the spa higher than 104 degrees and leave it on 99 degrees when you're done using it.
-Use the hot tub at your own risk.
-Elderly persons, pregnant women or anyone with any illness must consult a doctor before use.
-Guests suffering from diseases of the heart and circulation, skin conditions, subject to fits, or taking drugs affecting the cardiovascular or nervous systems, should not use spa pools without first seeking medical advice.
-Children under 18 must be accompanied by a responsible adult.
-Kids under age 5 shouldn't be in hot tubs because of the temperature.
-To protect your own health and safety and the integrity of tub and linens, all guests must shower before and after using hot tub.
-Enter and exit the hot tub very carefully and use the stairs.
-Do not enter if the temperature is over 104 degrees F.
-Please do not use white towels for Hot tub.
-No jumping or diving.
-No smoking in Hot Tub.
-Clothing is not optional, swimwear MUST be worn.
-No pets of any kind or size in hot tub.
-Glassware must not be used in or around the hot tub .
-Do not use soaps or oils in the hot tub.
-No horseplay or loud behavior after 9PM.
-Limit your soak to 15 minutes, and cool off before re-entry.
-Turn off jets after each use.
-Please replace the cover and clip the straps after each use.
-Spa cover is for insulation only and is not designed to support weight. Please do not stand or sit on spa cover. A broken cover will be replaced and charged to the person booking the reservation.

SEPTIC: Speaking of septic…please be conscientious of anything that goes down the drain. Excess food should be scraped off dishes into the garbage prior to rinsing and placed in the dishwasher. For toilets, unless it has come out of your body, please do not flush anything besides septic-safe toilet paper (provided). No wet-wipes, diapers, paper towels, feminine products, condoms, etc.

SECURITY CAMERAS: We have 3 security cameras on the exterior of the home. 1 facing the driveway, 1 facing the stairway, 1 on the side of the house-facing the beach. All of them are working 24/7 and for security purposes. Covering cameras or tampering with them will result in a $1,000 fine and immediate eviction without refund. There are no cameras or recording devices anywhere inside the home.

PARKING INSTRUCTIONS: Parking is on the driveway and can accomodate 3 cars.
Parking and driving on the beach is allowed, at your own risk

QUIET HOURS: Even though the home is private, voices can carry to our neighbors' home, so we ask that quiet hours be respected. Please no loud music or voices after 10pm or before 7am.

GARBAGE: If you need to take the garbage out, please make sure the bag is tightly secured and placed in the large bins at the end of the driveway. Please make sure to secure the lid tightly to not attract critters. Please do not throw trash on the exterior of the property out of respect for the beautiful natural habitat.

CHILDREN: While the home is totally suitable for kids, it is not child proofed. Electrical outlets are not covered and sharp corners don't have bumpers, etc.Please monitor your children of all ages at all times.

WIFI: We have done our best to provide good quality/fast wifi but because of the location, we cannot guarantee connectivity or a certain speed. We recommend you use the time in our home to connect with the people you came with!

FIREARMS are not allowed on the property.

TRAVELERS INSURANCE/ CANCELLATIONS/REFUNDS: We strive for you to have a fantastic and memorable time but in the unlikely event that something outside of my control negatively affects your stay such as weather, natural disaster, personal injury, illness, trip interruptions or delays, death of a family member, etc please know refunds will not be given if not within the specified cancellation policy timeframe. As an excellent host, I will go out of my way to ensure your comfort as much as is reasonable for me to do in those circumstances. However, if you wish to receive compensation in these circumstances, I suggest you take out travelers' insurance prior to coming.

CANDLES are only to be used in the rare event of a power outage as they pose a significant fire hazard.
