This multi-level home boasts tons of added amenities and extra details! With four bedrooms that sleep 11 and fun outdoor spaces, this is the perfect destination for a girl's getaway, family vacation, or any ultimate vacation and retreat!
The open floor plan allows for easy use of the dining table as well as the family room with plenty of seating for everyone to enjoy the large TV and your favorite board games! There is also easy access to the surrounding outdoor areas and an onsite washer and dryer- we even supply a few laundry pods to get you started! Upstairs is a second family room with a large smart TV and more opportunities for the perfect selfie! We also supply plush 5-star quality white towels, black hand towels for make-up removal, extremely comfortable bedding, k-cups, coffee filters, a few rolls of toilet paper per bathroom, paper towels, trash bags, spices, and more (we’ve thought of it all!)

1. The Throne Room (primary bedroom), located downstairs, is fit for royalty with a queen-sized bed, a throne (yes a throne!), a closet for storage (stores a pack-and-play), and an ensuite bathroom!
2. The Arcade Room (2nd bedroom) downstairs, boasts twin-sized bunk beds and three arcade games, so much fun for kids of all ages!
3. The Jungle Room (3rd bedroom) downstairs has a rope swing from the ceiling, a tri-level bunk bed with a queen mattress on the bottom level, full mattress in the middle and a twin mattress on top.
4. The Moon Room (4th bedroom) is a very small room located upstairs with stars all over the walls and houses a full-sized mattress.
Enjoy the great outdoors in the various shaded seating areas with seating for your whole group! Enjoy a glass of Texas-style sweet tea while sitting on one of two shaded seating areas on the front porch or lounge on the back porch while enjoying the Texas fresh air. A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.
Property. The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]
Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.
***Identification must be presented for Guest**
Maximum Occupancy: Maximum number of guests is listed on each property listing site.
Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.
Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 11:00 a.m. on (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.
Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.
Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.
Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.
Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.
Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.
