Behind the sleek black & white exterior you’ll find room for 12 to spread out & enjoy a renovated & modern 1800 sq ft retreat with 3 bedrooms, 2 baths, 2 living rooms, large dining room & kitchen. Luxuriously designed w/ all you need for a beautiful stay near everything cool in Dallas.

The lower level of a 2-story duplex, every room is thoughtfully designed to provide a boutique hotel experience at a fraction of the cost. The perfect spacious, clean, cute & comfortable base to explore Dallas.

ABOUT BLACK BOX STAY:
We designed this property in the modern style we love. We purchased it in early 2020 and immediately renovated the upstairs unit and then the downstairs in 2021. We took the bathrooms down to the studs, repainted the inside and out and replaced all the lighting. All furniture and decor were purchased new specifically for this Airbnb experience! We hope all the little touches blow you away and you never forget your stay in this cool, modern, large home in the heart of Dallas.

BEDROOMS
This stylish, two-story duplex sleeps up to 12 guests between the 3 bedrooms and 2 queen-size sleeper sofas in the 2 living areas. It’s all on the first floor; no stairs inside the unit.

All beds have plush mattresses with additional memory foam toppers for extra comfort. We want you to sleep like you’re in your own bed – or better! Bedrooms equipped with white noise machines in case you’re addicted to that sound like we are. You’ll find ceiling fans in each bedroom and nightstand lamps for cozy, ambient lighting. Extra pillows and blankets as well.

- Bedroom 3: 2 queen beds
- 2 living rooms with a queen sleeper sofa in each; sofa beds may only be used for those who booked 9 or more people and paid for the usage

LIVING AREAS
Two living rooms with plenty of seating invite you to unwind on queen sleeper sofas (one in each room) and other comfy furniture while you binge watch Netflix (provided) on 65” smart TVs. These two separate living room spaces allow your group to spread out!

KITCHEN & DINING
A convenient Keurig is provided for your morning cup of joe, tea, or hot cocoa. Prepare delicious meals in the newly renovated kitchen, equipped with stainless steel appliances and all the cooking supplies you may need. Or sit at the vintage marble tulip table and enjoy a drink while your companions cook!

Sip wine and settle into great conversation in the dining room at a large table that seats 8.

BATHROOMS
Enjoy two completely renovated and enlarged bathrooms. One has a tub/shower combination and the other a huge walk-in shower. You’ll feel the designer touches in the high-end tile design, modern lighting, matte black fixtures and frameless glass shower door.

OUTDOOR AREA
Start the day with hot coffee on the cute covered and private cedar-walled patio accessorized with pillows, pottery and rug.

PARKING
Plenty of free street parking.

SELF CHECK-IN
Enjoy the comfort and convenience of a self check-in. One day prior to your arrival you will receive a message with your unique electronic key code.

Out of respect for the duplex residents and quiet neighborhood, we have adopted a strict No Large Gathering or Party Policy. We hope you use and love our home but must remind you that only registered guests will be allowed over while you are renting our property. Please reach out if you have any questions at all!

GUEST RENTAL AGREEMENT: By booking this listing you, the Guest, agree to the terms of the Rental Agreement. You agree to hold all those in your group accountable to all these terms and rules.

1. NO EVENTS OR PARTIES OR CEREMONIES OR MEETINGS OR “ GATHERINGS” on premises.
2. You must provide your cell phone number for emergency contact by the Homeowners.
3. You must observe all posted hours for check-in, check-out and quiet hours. If these are not observed, you agree to vacate the property at the Homeowner’s request and forfeit future nights paid in the booking.
4. You must provide first and last name and age for everyone who will be staying. People other than those in the Guest party (added by name to the reservation) may NOT BE ON PREMISES after 9pm OR STAY OVERNIGHT at the property. Any other person on the property is the sole responsibility of the Guest. The Homeowner has not represented this unit as an event facility, therefore, there is a limit to the number of visitors at any one time (in addition to registered occupants) to 2 visitors, who must vacate by 8:30pm. At no time may any of these visitors remain overnight or assume any guest privileges whatsoever, including but not limited to the use of the laundry, kitchen, showers and beds.
5. The Homeowner is not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to premises.
6. Keep the property and all furnishings in good order and only use the appliances for their intended uses. Furniture is not to be moved around.
7. We allow children with the following stipulations: a. Guests are responsible for any and all necessary ‘baby proofing’ b. Children under the age of 13 must be supervised by an adult at all times.
8. The use of high-speed broadband internet connection is subject to the terms and conditions set forth by the internet provider company.
9. Free parking is available on the surrounding streets. Remove all valuables from your vehicle. Homeowner is not responsible for lost or stolen articles or for damage to your vehicle or other personal property.
10. No pets or animals are allowed at any time.
11. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the house.
12. Smoking (or vaping) is NOT allowed in the house or in the backyard or back patio.
13. Quiet hours are from 9:30pm-8:00am. Please respect the upstairs neighbors as they will be doing the same for you.
14. Max capacity is 12 people of all ages.
15. No firearms or weapons are allowed on the premises at any time. This includes guns of any kind and knives.

Convenient for Dallas activities!
Grocery store within walking distance, coffee and tea provided upon checkin, street parking was always available, host promptly answered questions. Plan to stay on property again.
