This two-story home in Panama City Beach is the perfect home-away-from-home. Within easy reach of the beach and equipped for comfort, this four-bedroom retreat features an enclosed backyard and a furnished upstairs balcony. The ground-floor living area boasts all the home essentials including central air-conditioning, free WiFi, and a private washer/dryer. Primary guests will also enjoy a downstairs bedroom location and access to a full bathroom. The full kitchen comes equipped for easy at-home meal prep, including a dishwasher for stress-free cleanup.

WHAT’S NEARBY
The house is only a walk or bike ride to the Gulf and there is a boat launch a quarter-mile down the street. Bikes are provided for convenient beach cruising.

Hazardous, inconvenient, and dirty.

We booked this house for the number of bed/bath and location, hoping for a great family trip from Friday to Monday for memorial weekend. Unfortunately, the stay was not up to par AT ALL. The worst thing about the stay was the plumbing situation… we were not able to use the lower bathroom the whole stay. The first night/early morning (Friday/Saturday), a nice neighbor came over (around 12am) to let us know that the sump pump(?) alarm was going off and what we should do - call vacasa and tell them the alarm was going off and have someone come out in the AM and that we should limit water use. She mentioned that she had to let the last renters know the alarm was going off too but she didn’t think they did anything or called vacasa about it since it was now going off again. The next morning (Saturday) we used the downstairs bathroom (to just urinate, btw) and it clogged/the water came up. We also noticed the bathtub was dirty and looked like someone had puked in it, but none of us did. Eventually, we began getting changed to go to the beach but noticed a smell coming from the downstairs bathroom. We looked inside and the tub had filled up with sewage water and filled with feces. This loop of the tub filling up and toilet over flowing with sewage water continued for the rest of the 3 day stay. Please keep in mind we did not use the downstairs bathroom at all and the toilet was still getting clogged and over flowing. The couch and pillows smelled like cat/dog pee

Biohazard, dirty, and lack of communication

On top of the plumbing situation, the couch and pillows smelled like cat/dog pee (we wanted to let vacasa know ahead of time about the smell so we wouldn’t get blamed for it since we did bring our furry friend). The floor was dirty and left our feet black. We originally honored the “no shoes inside the house” policy but multiple of us kept stepping on the spiky sand spurs inside the house and even broke skin and bled… we were under the impression the house has been cleaned and vacuumed before we came. They were in/on the rugs and on the wood flooring. The walls in the bathroom were dirty and stained as well. And the overall communication with Vacasa (the management company) was horrible. We attempted to contact vacasa multiple times with the urgent plumbing issue but we received multiple messages that seemed like they were automatic or generic (from multiple different vacasa “employees”). Eventually someone came out on Saturday around 1pm and “fixed” the issue but when we got back from the beach around 3pm, the alarm was going off again and sewage water was running from the side drainage area and in the downstairs bathroom. We continued to contact vacasa and received the same generic messages. Another person came out the next day (Sunday) and unclogged the toilet and said they “fixed” the issue. But it was not, and we contacted vacasa again. We did not even attempt to use the downstairs bathroom at all during the stay. Not only has the communication with vacasa been horrible, but the issue with the pluming is a BIOHAZARD to our health!

It’s a pet friendly house however you can’t let your dog out in the backyard because of the stickers. The whole backyard is loaded with stickers which were transported back into the house stuck in all the rugs don’t walk barefoot don’t take your shoes off because you’ll be hollering every time you step on one front yard backyard horrible

Nice location, Yard NOT pet friendly

The house is in a great location. Beach drive is one street behind Thomas Dr. You can take Beach Dr. to a lot of destinations on Thomas Drive without having to get out on busy Thomas drive. The house itself was nice enough. I only had a few complaints. The master bedroom was very stuffy. We checked the vents and they were open. We didn’t call management because I figured nothing could be done. The yard was full of sand burrs. I noticed it in previous reviews, but I didn’t figure they’d be that bad. But, unfortunately, I was wrong. The first time we took him out in the back yard, he got 3 sand burrs in his paw. I spent most of the first night trying to find him dog socks or shoes (which he wouldn’t keep on). We ended up just walking him around the neighborhood until we found some actual grass. The upstairs bedrooms and stairs have carpets, which got sand burrs stuck in them. So, if you walked barefooted-ouch!! The bedroom downstairs has a rug and there were several stuck in there too. There is also only 1 TV in the whole house. TV’s aren’t expensive. A company managed property like this should have a well maintained sod/grass yard, no carpet, and the air should work great in all rooms. I would highly suggest if you have a pet and are considering staying here, you reconsider as you cannot walk your dog safely in your own yard.

Property was great. Pefect beach access with plenty of room to park or just a hop skip and a jump if yiu wanna walk. We didnt want to leave. Home had plenty of room and was very clean.

Things to know before you go

Nice place for family group and our dog. I wish a larger table and/or bar stools for meals. Needs a full size 10-12 cup coffee pot for a group. Needs less carpet for beach, sand-spurs and pets. Yard has lots of sand-spurs. Ouch.
