Summary:
Welcome to "Gracious life". A charming and stylish home loc. in the heart of the Park Ave area. Gracious life was meticulously designed by a top well known designer. The perf. location for you to chill and unwind or get out explore the many amazing restaurants, cafes, shops and so much more, just a quick 5 min walk or jump on 1 of our 2 provided bicycles and explore everything the area has to offer!
Great location with quick access to I 490, 10 minutes to the airport and 5 minutes to downtown.

The Space:
The first floor is set for entertaining. It consists of the living room, kitchen, half bath and eat in kitchen. The second floor has 2 bedrooms at opposite ends with super comfy king size beds and a full bath in the middle. The third floor has a queen bed with attached private full bathroom.

The Neighborhood:
"One of Rochester's best-known neighborhoods for strolling and shopping in an urban environment" - park-avenue dot org

Other Things to Note:
Private parking with one garage spot available if needed. The driveway is a tight squeeze if going all the way to the back, but you will fit... H1 Hummers probably will not!

This was a great place to stay while we visited our son at RIT! The house was clean and generously supplied with coffee pods, a bottle of wine, fresh fruit, a meat and cheese tray, drinks and snacks! Tim was very responsive to any questions and check in and out was very easy. The bedding was so nice I bought the same sheets to have at my house! We’ll definitely stay here again.

This is a great house and fantastic location. We have stayed at this house twice to drop off our child at college. It has lots of room and all of the amenities we need. It is in a great neighborhood and close walking distance to lots of restaurants. Would highly recommend this house.

We had a great experience at our stay! Family of 5 that travels often and all of us really enjoyed the quality and thoughtfellness the gosts put in to making our stay amazing. Details, details, details all over the house made this a must see and stay in the best neighborhood in Rochester!!!! We will rebook again and again!

A true home away from home

We couldn’t have been more pleased with our stay at 4 Alvin Place. We missed a connecting flight and arrived quite late but felt instantly at home and welcomed by the gracious hospitality of our host Tim. The home is very well appointed and not just tastefully decorated, it is also very comfortable! The beds and bedding are up to this very discerning travelers standards! Plenty of soft fluffy towels, and pillows to spare. We were able to make good coffee and full meals with the well stocked kitchen but the area has many fine restaurants and a great coffee shop within walking distance (Pearsons!) We enjoyed mornings in the yard and we spent evenings in the cozy living room space. It truly felt like home after a week. Thank you, Tim, for providing snacks and drinks (and condiments) to get us started. We can’t wait to stay in the neighborhood again.

Awesome Location

My husband was in Rochester for work so we wanted a comfortable place to stay. This fit the bill. It was so inviting and very close to Park Avenue which has wonderful restaurants…and a darling chocolate shop.

Exceeded our expectations. A very unique and well maintained space that even includes a outside area with a fire pit. It's a great location in walking distance to shops, bars and restaurants.Tim goes above and beyond to make your stay perfect. Highly recommend!

What a welcoming home away from home!

We were up in Rochester celebrating my son's commencement from the University of Rochester. Our host Tim could not have been more communicative from the moment we booked. Our home was fully stocked with all the necessities and some fun treats to enjoy. The place was immaculate and looked just like the photos. We had a minor issue at one point and reached out to Tim just to make him aware. Within twenty minutes he came over to fix it. We couldn't have been more pleased with our stay. Thank you Tim!

Great location and beautiful house

The house was beautifully done and had all the amenities needed. It was a great location, 10 minutes, from everything we visited. Coming in there were snacks and cold drinks waiting for us and when we asked last minute if we could go in early Tim allowed us without an extra fee. My kids enjoyed the privacy of the top floor for themselves and it was great having a bathroom on every floor. We would absolutely stay here again.

Great house and location

We enjoyed the house. It is in a great location and plenty of room for a family of four with two teenagers. Lots of great restaurants just a block away. House was clean and had all of the amenities plus some additional treats. Highly recommend.

Rochester Delight

Our family met for a week in Rochester to attend a family reunion. The rental was the perfect location with amazing amenities. The host even provided snacks and beverages upon our arrival. We will surely rent again when we are in the area.

GREAT LOCATION

Location is fantastic, quiet side street just 3 short city blocks from the epicenter of Park Ave (corner with Berkeley). Great local restaurants, cafés, bakeries, unique shops, and Stever's Chocolates. The house is well designed and updated. There are nice touches throughout, such as wireless chargers for phones in almost every room. Timothy and the team are very responsive and helpful.

Cozy and comfortable stay!

We gathered at this Park Ave. property to celebrate our daughter's RIT graduation. The location is great...easy walk to fun and funky shops and restaurants, yet on a quiet side street. The house has been completely modernized with beautiful contemporary decor. We loved the extra touches such as food, snacks, and drinks in the fridge, fresh flowers, wireless phone chargers, and more. We would definitely stay here again! Thanks Tim.

Nice stay in neighborhood

Last-minute booking

This place was amazing. Tim offered maximum flexibility which was paramount for us as our travel was uncertain. We flew to Rochester for an urgent adoption, and we spent the first week of our newborn daughter’s life here caring for her with our grandparents. Situated in a central historic neighborhood, this VRBO was easy to navigate, allowing for beautiful walks and easy access to grocery, pharmacy, and restaurants. We fell in love with Rochester here. The house itself was super clean, modern updated finishes, and intuitive to use. We would do it all over again in hindsight - cannot recommend enough.

Lots of extras!

Was superb! We loved it and will stay again when visiting friends in this area. Can walk to coffee, dinner, bars, sports playing in bars nearby. Sidewalks and also grocery store, etc all nearby. Easy access to freeways.

A Beautiful, Clean Property with a Great Manager

Several members of our family visited Rochester for a wedding and stayed at Mr. Flynn's property. The experience was delightful. The house was clean, beautifully appointed and provided us with plenty of room to relax and enjoy our stay. Mr. Flynn was easy to contact with questions and he thoughtfully provided an "instruction link" that provided us with useful information regarding the property. And he also had a basket of snacks for us to satisfy any between meal cravings. All in all, I highly recommend this place.

Perfect Place for the PGA Championship

My family and a couple of friends had the pleasure of staying at this unit while we attended the 2023 PGA Championship at Oak Hill. The unit was located in the perfect spot, with shops and restaurants in walking distance. We all loved how modern and clean the unit was. Although the house seemed to be dated, everything inside the unit was updated, working, and clean! All in all, a wonderful experience. I would 100% recommend this unit to anyone looking for a peaceful getaway in the Rochester area.
