We know your travel decisions are kid important to you, so we wanted to put some of the most important items right up front to help with your booking experience, so you know what to expect.

We aim to be respectful neighbors AND compliant to City Code. This property cannot be used for purposes identified in the City of Phoenix Ordinance Section 10-195(c). The City of Phoenix short-term registration number for this property is STR-2025-001354. Please include a picture of your government issued ID with your reservation.

- We are happy to host a maximum of 6 overnight guests, including infants, and no more than 2 additional day-time visitors.

- No parties or events are allowed. Small intimate gatherings and celebrations are welcome, as long as they are contained within the house or backyard, and do not interfere with the quiet atmosphere of the neighborhood. No Amplified music.

- We can fit 2 cars in the garage, and 2 in the driveway + 2 LARGE spaces for trailers, boats, RVs. Parking on street should be for only brief times.

- When you book, we will acknowledge your reservation promptly. Then you can relax and plan your other details. If you start with an inquiry, we usually respond within an hour.
- You should receive automated instructions from VRBO about a week before, however we also contact you 1-2 days in advance thru the VRBO Application with the address, and contact free check-in information (we use a digital key code.). We are also now including where to find easy groceries, and some restaurant suggestions to get you started.
- Upon check-in, we will reach out to you to ensure everything is as expected. Then we won't disturb you again - however we are always just a phone call or text away.

Also, we have eased our refund policy - allowing for a full refund if cancelled up to 30 days before check-in. With the uncertainty of modern day traveling, we want to do our part to help offset any scheduling concerns.

This single story home is just a few minutes from I-10 and all things South Valley. 15 minutes to the curb at Phoenix Sky Harbor Airport, or about 30 minutes to Phoenix/Mesa Gateway airport (Allegiant Airlines). Your stay will be in a quiet, mature neighborhood.

All three bedrooms have queen-sized beds, with high-quality sheets, blankets, and pillows. Nightstands to hold your personal items. And Smart TVs

The home has air conditioning, heating, and ceiling fans in every room.

* The Master bedroom has a massive closet, and 55" Smart TV, and a bath with an elegant walk-in shower with 3 shower heads, and a dual-sink vanity.
* The second bathroom has a vanity and tub/shower.
- We provide toilet paper, body soap, shampoo, and conditioner, and high quality towels and washcloths.

2 different living rooms for separate enjoyment. Both have reclining couches, and 55" Smart TVs for binge watching all your favorite streamed shows.
- We do not have cable or satellite. Local digital channels are available.

Adjacent to the living room is the kitchen and adjoining dining space, where your crew likely hangs out. Cards, games, drinks, and great food all come together from the fully outfitted kitchen. Coming in late? Don’t worry, we get you started with some coffee, creamers, sweeteners, giving you time to get to the store the next morning. We provide a traditional coffee pot. Glass induction cooktop, full size fridge for plenty of supplies, and 2 microwaves for instant edibles. An oven for the baker in the family, or easy holiday meal prep. Quality plates, bowls, glasses and coffee cups, and silverware all provided. You should have no problems making any meal.

The backyard provides the space for some really fun family time. Completely fenced and secure backyard, with lots of hardscaping making it convenient to gather and socialize. An outdoor BBQ, patio tables for dining, and an awesome fenced play pool for your swim season. Please help us be kind neighbors by keeping backyard noise at respectful levels.

Two-car garage to keep your coach safe, and 2 gated and secure RV Parking spaces. Plenty of room for trailers, toys, boats, etc... Bring your tesla and charge cord, and get 22 miles/hour charge speed. 3 Tesla Supercharger stations, all less than 4 miles away, at Arizona Mills Mall, Wal-Mart, and Sam's Club/Home Depot.

There is SO much to do in the Valley of the Sun. Here is a brief list of nearby attractions:

- Help us save you money - Please clean up ALL dog waste. A additional $50 charge will be applied if not.

* Required checkout tasks:
- Remove all trash and recycles to outside cans.
- Strip any used beds
- ALL towels must be washed, and started on the dryer cycle.
- Additional blankets used, must be washed and dryed.
- Dishes must be placed in dishwasher, and started on cycle, OR washed and put away.

* * Failure to comply with all rules and city ordinances will result in termination of reservation WITHOUT refund.

NOTICE: Using this property for following purposes is prohibited:
1. Any nonresidential use;
2. Holding a special event that requires a permit or license pursuant to a city or town ordinance or state law or rule;
3. Operating a retail business, restaurant, event center, banquet hall or similar use;
4. Housing sex offenders;
5. Operating or maintaining a sober living home;
6. Selling liquor, illegal drugs or pornography;
7. Operating a nude or topless dancing;
8. Obscenity;
9. Adult-oriented business; or
10. Other uses prohibited by A.R.S. 9-500.39.
