Lake stays are meant to be long and relaxing--listen to the birds while you sit lakeside and sip your morning coffee. With our low weekday rates and seven day discounts, you can experience all the best vacation memories with your kids--sleepovers with the cousins, early morning fishing trips, swimming, boating, playing games and eating S'mores by the fire. Your guests can park their RV beside the house for the reunion you've waited ages for and even the dogs will be happy! Lake vacations--aren't they the best!

If you've brought a boat or just want a deeper spot to swim or kayak, the HOA boat launch and swimming area is just down the road. Grab the big key on the flashlight that's on the hook by the front door for access to both. Just be sure to lock it up and put the key back when you're finished. To find it, go left from the driveway and walk along the water front until you see the high line poles. That's the HOA's recreation spot for you and your guests.

If you need a spot to park your boat, cars or your friends' camper, there's space on the north side of the house inside the white fence.

Our lake fluctuates with the years' rainfall, so when it's high, you can pull your boat in behind our house and use the middle boat slip during the day. If it's low, you can pull your boat out each night and park it by the house.

We've equipped the house with games, toys, inflatables, books, movies, cable tv, WiFi, lawn games, fire pit and firewood, a slack line and everything we could squeeze in,making it the best place on the lake for family fun. Our kitchen is fully equipped with all the appliances you'll need and the area brims with fun activities and adventures. You'll want to book at least a week to experience all of them!

Relaxing

We loved the time we spent around the big table eating and playing games. The weather did not allow us to spend a lot of time out on the deck, so we would want to do that next time. The second bedroom was a little cluttered and tight, but it worked. Other than that, it was great and great memories made with friends.

Family Getaway

The lake house had everything we needed. Plenty of towels, blankets, games, lots of kitchen items. The host provided everything you need for cooking including condiments, spices, cooking oil, etc. Even had snacks for us and items for pets. The AC worked great and the temperature was very comfortable. The internet worked great. It is located in a quiet, friendly neighborhood. We felt very safe walking at night. The water was very low near the house, but that was expected. Easy walk to the neighborhood pier where we caught several fish. It is a short drive to nearby towns for grocery shopping, antiquing, and dining out. The backyard was nice with a fire pit, grill, kayaks and water toys. We didn’t use the fire pit, kayaks or toys, but nice they were available. Plenty of parking for cars, boat, and RV. Only problem we had was the TV had been disconnected and TV remotes were scattered all over the house. We were able to connect the TV and found remotes throughout the house, found remote under a bed, in a drawer in a room without a TV, etc. We did not find remote for the bedroom TV. We only needed to contact the host once and it was regarding the TV and the host responded very quickly. We really enjoyed our stay and would stay there again.

As kids, we grew up either on the lake or close to one so some of our best memories revolve around time spent near the water. We wanted that lifestyle for our own family, so we created this place to share with our two children, their spouses and their four children who range from infants to high school age.

We cater to families and gatherings of friends who want a true "lake vacation." Our local HOA includes folks who live there full time, so we've chosen to keep the peace with them. We'd rather not hear them tell us of huge loud parties with cars parked up and down the road we share. If that happens, we could lose the opportunity to make our lake home available to others. So we hope you'll make this a FUN Zone and not a PARTY Zone. We would hope our lake home becomes a place your family will look forward to returning to year after year--because there isn't anything better than that, is there?

Whether you're a small group or a large one, or whether you're indoors or out, there's always something to do at the Cozy Cove! Dads and sport fans will love the comfy living room with the big screen TV and fireplace. We have great WiFi, cable and a library of books and DVDs for your enjoyment.

Ladies will love the quiet solitude of the back porch rockers for a morning cup of tea as they listen to the birds. They'll also love the wonderfully stocked kitchen and the HUGE dining table that easily seats 10 and can be extended to seat even more! There's a gas grill on the porch for your steaks, brats and hot dogs, and smaller tables in the breakfast room and out on the porch for folks of all ages.

Kids will love the loft upstairs where they can plug in their own video games to the mounted TV. This bedroom and hang out space has a walk in closet equipped with children's toys and has a full ensuite bath with shower. There's even a private furnished upstairs porch that's perfect for romantic evenings or night time star-gazing, especially if you've brought your telescope!

We've filled the shelves with lots of puzzles, games and toys for indoors. There's space for 12 to sleep (if you use the queen sofa bed) and there are extra blow up beds (twin and queen) in the house if you need to adjust the sleeping spaces.
Outdoors, we have a large chest full of life jackets for use on our paddle board and kayak, plus ride-on inflatable water toys, a kiddy pool and outdoor games.
There's a private fenced doggy spot in the back yard so that Fido can still be part of the action, whether you're playing corn hole or lawn darts, walking the slack line, fishing or making S'mores at the campfire.

Whatz-Up Fun Park is just three miles north in Seven Points, as well as Tip Top Bowling, restaurants, ice cream and pizza places, boat rentals and the Cedar Creek Brewery. Across the bridge in Gun Barrel City is a movie theater, restaurants and shopping.

South of us in Tool is The Pit MX BMX Bike Track. Just a bit further south in Trinidad is Triple N Ranch Winery and there are three or four more wineries within 45 minutes of our house.

There's a big grocery store, Brookline's, in Seven Points, just three miles north. And if you like flea markets, we have some in Tool and Seven Points. We're also only 40 miles from the huge and famous flea market in Canton, TX.

For more excitement, we're just an hour from Dallas, where you can explore museums, botanic gardens, zoos, see professional concerts, comedy clubs and sporting events and find epic shopping!
