4 Bedroom, 3.5 Bath, 3200 Sq. Ft. w/ all new furnishings on East Lake Sinclair Welcome to our beautiful lakefront home with large private dock on Lake Sinclair! We enjoy nice things and our beautiful home is tastefully decorated and appointed with all of the amenities to make your family vacation a memorable one. The location on the lake is prime - just a short drive to Milledgeville, GA for restaurants, groceries (Kroger's or Walmart), bait, ice, liquor, golf, movie theater, mall, medical centers, Georgia College, etc. Or if your prefer to boat, it is only a 7 minute boat ride to/from Sinclair Marina.This is our home away from home and we have outfitted it with everything we enjoy while we are there. The furniture, beds and linens are Modern, High Quality, and Comfortable for your enjoyment.

Location, Location, Location:
Our vacation home is located in East Lake Sinclair, a scenic "country" drive from Milledgeville, GA. The roads are all nicely paved, just keep an eye out for the turkeys and deer! This area is known for nearby marinas, fishing, golf courses, historic towns, local parks, boutique restaurants, and other nearby amenities that vou can research or ask us about. Our lake home is centrally located in the heart of the lake, a short boat or jet ski ride to restaurants with boat parking and close to marinas with gas docks.

Inside The Home:
The Main Level has an open floor plan with great views of the lake and spectacular sunsets year round.
The kitchen is an open floor plan, with plenty of space for entertaining. The kitchen is fully stocked with pots, pans, utensils, coffee maker, microwave, toaster oven and dinnerware for a large group. We have a large living area off the kitchen with fireplace, 2 full size sofas and 2 club chairs. It also boast a 60" 4K
Smart HDTV to catch your favorite sports team and bar to enjoy your favorite cocktail. Also on the main level, adjacent to the kitchen and living area, is a large dining table that seats 10 people. The Master Suite is also on this main level and has a king size bed, Smart TV, private bathroom and walk-in closet. You'll also find a laundry room with full size washer and dryer, essential cleaning supplies and a vacuum in case of an accidental spill. The main floor has hardwood floors and the living spaces are filled with natural light thanks to huge windows looking out to the lake. Along the back of the entire main level is a large wraparound deck for plenty more outdoor living space with outdoor sofas, chairs and dining area.
The Upper Level has another Master Suite with King sized bed, Smart TV and private balcony. Adjacent to the Upper Level Suite is a guest room with Queen Sized bed, a study area with desk and a full bath.
The Lower Level is a kids oasis, with two bunk beds (4 twin beds). There is a large sofa, love seat, club chair and 60" 4K Smart HDTV for movie nights. There is also a full bath on the lower level.

Outdoor Seating:
On the open deck, there is a propane grill, large umbrella and a huge outdoor table with 12 chairs to sit the whole family and then some. There is also covered deck area with an outdoor 2-person sofa and 2 club chairs. Both have spectacular views of the lake, backyard and dock areas.
You'll also find plenty of lightweight Adirondack style chairs in the dock storage,

Private Dock, Swimming, & Fishing:
Our water is the clearest on the lake and our new, permanent, private dock has a solid foundation and won't bounce up and down with each wave. The dock quality and dock surface are really important if you plan to spend time on the dock or park a boat. There is a large table with stools on the dock that will comfortably sit 8-10 for your morning coffee or afternoon lunch by the water. The dock also has a swim ladder and plenty of lighting. There is a GFI power outlet on the dock so you can inflate water toys and plug in accessories. Kids often have success catching nice bass, crappie, sunfish, and catfish from the dock because of the location near deep and cool water. We also have 2 Paddle Boards and 3 Kavaks for your lake experience.

Fire Pit and Outdoor Features:
The home is located in Erin Shores, near the end of a short cove with a long, private entry paved driveway. Our lawn has a large, nicely manicured front and backyard, with tons of room for the kids to play outside. Our area is perfect for morning walks and rarely do we see vehicles pass us. From the driveway there are only 8 steps into the main level of the home. The property is very gently sloping towards the lake and is approximately 1.3 acres in size. Neighboring homes are also on large lakefront lots with tree lines separating the homes, giving you privacy. From the house, there is a smooth path that brings you to the fire pit and to the dock. It is easy to roll a cooler or carry water toys between the home and the dock. The large fire pit is set near the lake and dock with 6 Adirondack chairs, perfect for star gazing and enjoying the warmth of a fire at night.

The Extra Stuff:
We keep extra linens and provide a starter kit of toilet paper, paper towels, trash bags, dishwasher & Laundry detergent and a few other things you may have forgotten to pickup at the store. We also have back and play and high chair for small children.

Mobile Phone Coverage, Cable, WiFi Access and Charging Station:
Inside the home and throughout our lakeside neighborhood you'll get good mobile phone coverage with most of the main providers. Our neighborhood and home is one of only a few in the area that have fiber optic high speed internet, Wifi, and Cable service. We know you probably want to disconnect from technology while your on vacation, but just in case, we have added a built in USB charging station for your convenience.

Primary Renter Age Requirement:
The primary renter signing the home rental contract must be 30 years of age or older and must be staying at the property each day of the rental period. No more than 10 guests (6 adults maximum) may occupy the property. Keep in mind that 4 of the beds are twin beds in a bunk bed set up, so these are not ideal for adults - especially the top bunks should not be used by people over 160 lbs.
This is our personal lake home that we visit and enjoy often. We have nice neighbors that live in the adiacent homes vear round. We expect vou to fully enjoy our home and all the amenities we offer while also being respectful of neighbors and being gentle with our personal property. Our lake home is great for entertaining, but not for partying.

No Pet, No Smoking Policy
This is our personal vacation home and we spend as much time here as possible. Some of our family members have severe allergies and/or Asthma. Therefore, we have a strict no pet policy and absolutely no smoking in our home (including e-cigarettes). There are plenty of outdoor areas to enjoy your favorite cigar, just please ensure you extinguish your cherry and properly dispose of your butts.

Interaction with Guest
We want your stay to be memorable and wanting to come back for years to come. Any concerns from guest will be promptly addressed directly by owners, who are reachable by phone 24/7.
