Our condo is in the center of Playa del Carmen, one block from 5th Avenue where all the action of the city takes place since the 5th Av is a 3 km pedestrian street where you will find restaurants, spas, shops, bars, discos , etc, that means, everything you need to enjoy in a
walking distance. We are 4 blocks from the sea, where Mamitas Beach Club is (famous in
Playa). The condo is located in an area that has been transformed into the Hipster area of
​​Playa, it is very close not only to the 5th Avenue but also to small streets with bars, and restaurants where we "locals" go.
The condo has large spaces and high ceilings, which makes it comfortable and very bright. The terrace overlooks the Main Street of the building, looking to the football field. We have a sofa-bed in the livingroom where two people can stay (double size), we also have Smart TVs one in the living room and other in the bedroom where you can watch national channels and ,Netflix, youtube, etc. This space is complemented by a dining room for 4 people, kitchen equipped with everything you need so you do not miss the comforts of your home (ceramic hob with extractor, oven, refrigerator, microwave, blender, toaster, sandwich maker, coffee maker, dishes, glasses, pots, pans, cutlery and other kitchen utensils).
The bathroom has two accesses, one from the living room and another from the main bedroom. Bedroom also has access to the terrace, it has a King zise bed, closet with integrated safe.We have air conditioning in the bedroom and in the living room, so the entire condo can be cool and you can regulate the temperature independently. The internet is free and we have a private router for the condo which is high speed; there is also a common internet for the pool and reception area. The equipment of this unit is completed with washer and dryer machine, iron, electric water heater, clothes hangers, chairs (2) and beach umbrella (1), underground parking (not space is assigned, so you can park where you find a place ); 24/7 security, access code at the entrance, elevators.  The condominium has a big Roof Top with Pool, Solarium with lounge chairs, tables and chairs, plus a magnificent view of the city, especially at sunset! In this area you can also find a gym with the necessary equipment so that you can exercise during our holidays and for FITNESS lovers, we are in front of sports center "Mario Villanueva", where you can go free access and use their facilities as: athletics track, tennis court, Bacquetball, basketball, etc. IMPORTANT TO READ. The rental price includes water, internet, surveillance, etc. Regarding electricity, only 25 kwatts per day will be included for short-term rentals (1-27 days), the excess of Kwatts must be paid in cash at the end of your stay at $6 pesos Kwatt (credit cards are not accepted). For long-term rentals (28 days or more) the total electricity consumption will be paid by the guest, we don’t include any kwatt in this type of rental. (credit card or debit cards are not accepted)The house is delivered perfectly clean and we provide our guests with linens, hand towels, bath and pool towels, bathroom amenities, toilet paper, dish soap, paper towels, and some basic products so you can start your stay. COMMON AREAS
The common areas inside the building are the parking lot and the roof top where the pool and the gym are located. The parking lot is covered and there are no designated places, so you can park wherever you like and whenever there are empty spaces. We do not guarantee a space, since there are so many people coming and going, the spaces are filled according to the people who are arriving, but in the case of not finding a place, you can leave your car outside the condominium that is completely safe.
The roof top area has a gym with basic equipment, which you can use in the allow hours established by the condominium. Also in the roof top you will find a nice big pool with beautiful views of the city, there are lounge chairs, tables and a bar if you want to prepare a drink or snack. In common areas you will also have access to a common internet network, we will give you the password to connect. The internet in the common areas is shared with guests who are also using other apartments within the Building, but if you want more speed you can
always use the internet that is inside our Condo, which is a private network just for us and will have better speed without having so much traffic use.
OTHER SERVICES.
We have other services with extra cost such as:
✪ Transportation to and from the airport. It´s in a private van and the cost is much better than what they charge at the airport. Please ask for our rates.
✪ Tours. We have our tour agent, with whom you can ask all questions about places to visit
and prices. We have private and group tours. Do not hesitate to consult our rates.
✪ Fridge stocking. In case you require us to make your purchase before your arrival, you will only need to send us the shopping list and we will take care of it so that upon arrival you have everything ready. The payment must be made upon arrival at the apartment in cash (the amount of the purchase ticket is charged plus our service fee of 25 usd / 480 pesos).
✪ Extra cleaning. If you require cleaning during your stay, you can request them and the amount of them will be indicated. Take into account that the apartment is delivered clean and the cleaning of your departure is included, in case you require more cleaning, you must pay for them.
✪ Laundry. The apartment has a washing machine and dryer, but in case you do not want to use them, we can help you with your laundry. Just call us and we will pick it up and bring them clean back to your condo. The cost will be calculated according to the weight of your clothes and you will pay our service fee of 25usd / 480 pesos.
✪ Chef. In case of requiring chef service, it is necessary to indicate it to us, as soon as possible, since this service is subject to availability.
"OUR REGULATIONS"
*we do not have a reception desk, and we will have to go to the property to open it for you, therefore it is very important that you keep us updated about the accurate time of your arrival flight delays, changes and so on (vía whatsaapp, msn, sms, etc); so we can be there and ready upon your arrival.
*We do not have luggage storage service and we do not have a safe room for that, so we cant either receive your luggage before your check-in time or take care of it after your check-out.
* CREDIT OR DEBIT CARDS are accepted to pay electricity with 5 % fee.*You will not be able to enter the condo if you don´t pay (if applicable) at your arrival, amounts related to: security deposit, transportation, early check-in, late check out, and any other service required and agreed upon. NO EXCEPTION WILL BE MADE.
*Upon arrival we will show you the condo and we will review the inventory with you. Once we finish you will sign it, and we will leave a copy to you. In case something is missing and / or in bad condition; you must indicate it AT THAT moment; since once you signed the document, you are approving its content.
*You and your guests must respect the internal regulations and common areas, in case of non-compliance that generates fines of any kind, you will be notified immediately and yet to be e paid no later than the check-out day or day, or it could be deducted from the security deposit.
*Be careful with linens and furniture upholstery, in case there are stains that can´t be removed with a normal laundry and/or cleaning, you must pay for a professional cleaning service. Please be careful with suntan lotions, creams, make-up, sit down with wet bathing suit, etc.
*Turn off all air conditioners before leaving the property. Don´t program the Aircon at temperatures below 20º and keep doors and windows closed while they are running in order to save electricity and above all to avoid serious and costly Aircon problems.
* we ask you NOT TO THROW PAPERS, SANITARY TOWELS, OR OTHER OBJECTS INSIDE THE TOILET that could block it, and the repair will be paid for you.
*it is forbidden disconnect internet or the router in any case (there will be a fine of 100usd/1850 MX).If during your stay there is any inconvenience with water, electricity,internet or any other service hired on the condo, maintenance issues made by the condo administration, noise caused by works, concerts,etc; you must give immediate notice, with which we will contact the condo administration and/or the related public or private entities trying to do our best to help solve it or reduce it.It is important to know that these situations of force majeure ARE OUT OF OUR CONTROL and in most cases, we need to be patient until they are solved by those third parties.
*It is forbidden to move any furniture or decoration, as well as Disconnect electronic devices. Failure to comply with this, there will be a 100 Usd/1850 MX fine.
*Remember that the maximum departure time is at 11:00 a.m). WE ASKED PLEASE TO BE ON TIME, since late departures will be penalized with 50usd/925pesos WITHOUT EXCEPTION.
*Once you leave the condo, our cleaning and operation team will review it within the following 72hrs, in order to see if it has been left in the same condition in which we delivered it. In case we find damages of any kind, we will notify you immediately to you make the corresponding pament.
