The Space:

Luxury 2 Bedroom 2 Bath Villa just steps from the Beach with double sized deck for outside seating located in one of the best Ocean Front Resorts on Hilton Head with direct beach access and slight ocean view from balcony. Remodeled with luxury planked grey flooring, granite countertops, new designer grey cabinets, and oversized kitchen island with seating and brand new stainless steel appliances. Open floor plan with kitchen view to living room. Remodeled baths and a walk-in shower in the master.



Hilton Head Beach and Tennis offers the largest pool on Hilton Head overlooking the Atlantic Ocean. There are 8 Tennis Courts and 4 Pickleball Courts for guest enjoyment. The resort has a playground, basketball courts, picnic areas with charcoal grills, and bike rentals for family fun!! There are 2 restaurants on site for easy food, and some of the best seafood restaurants with incredible sunsets are an easy drive from the resort.

Golf is close by at Port Royal Resort or Palmetto Dunes Resort. Hilton Head has over 100 miles of bike and walking trails. Make your vacation at Hilton Head Beach and Tennis Resort one you will want to return to year after year.



Guests have full access to 2 pools in the resort, tennis courts and pickle ball courts.

There is a laundry on the second floor of the building with easy access on elevator.

There is a playground, basketball court, volley ball on the beach and bike rentals at the resort.

Hilton Head Beach and Tennis Resort is located directly on the beach and close to swimming, golf, tennis and bike riding.

Some of the best water front restaurants such as Hudson’s Dockside and Fish Camp are a short car ride away.



Hilton Head offers 100+ miles of bike and walking paths. You can ride your bike to just about anywhere on the island.



Please be advised that e-bikes are not allowed in the community.





Includes 1 free parking pass. Additional passes are available for $35 each.

Getting Around:

Hilton Head Island has 100+ miles of biking and hiking trails to get around the island. There is the Breeze bus for public transportation and shopping and restaurants are an easy drive with plenty of public parking on the island. In Season, there is a free trolly stop in front of the resort.



Other Things to Note:

Plates, cups, bowls, pots, and pans are provided during your stay. Please note that chopsticks and cooking basics like oil, salt, and pepper aren’t included in the reservation.

Good overall, horrible bed in main bedroom

This was a clean, convenient condo. It was close to the beach and being on the first floor makes it convenient. However, the mattress in the main bedroom is awful. You can feel every metal spring in it. I would not stay here, again, unless that was replaced. Otherwise, it was a very nice stay.

Great stay!

My parents, my son (age 4) and I stayed here for 4 days 3 nights. I loved how easily accessible the beach and pool were for my mom who doesn't walk a lot and my toddler who does toddler things. It was easy to get around to restaurants and other attractions. Check in and check out was easy. And the property managers were very communicative. I would definitely book again. My only suggestion is to add some power strips to the bedrooms because only one outlet was accessible, and with so many electronics it was hard to charge things. It's such a minor thing though!

Quiet Getaway

We just finished our vacation with our 2 kids (14&12) at AR140. We've been coming to HHI for years and we typically stay closer to Coligny in the same condo. This year we happened upon this location. It was double the size of our other condo and had had some major renovations and it was decorated quite lovely. Of course there are some things that needed a little TLC (bathroom grout, bathroom baseboards, floor transitions from bathroom to bedroom, sprinkler heads were sketch in the ceiling). If you are used to being closer to Coligny--and you are looking for a quieter spot...you will love it.The AC was spot on and we loved all of the tvs in each room with a list of channels to look at. We had access to any and all we may have needed.The management company was very attentive and quick to respond. We were pleased with their communication before, during and after our stay.We'd definitely stay there again! It has plenty of space and the kitchen was very nice.

Very pleased, would absolutely stay again!

Very happy with our stay at Admiral's Row 140. Everything was exactly as described, and we wouldn't hesitate to book this unit again! Kitchen was well stocked, the unit was very clean and spacious, and the balcony was very large! It was even easy to load our stuff into the car when checking out, as we parked in a spot in front of the balcony, and just handed stuff over the railing. :)

Great break

This was great for our family with teens. There was space for everyone to spread out and it was clean and fresh. We love it here because of the outstanding tennis and pickleball courts steps away as well as great pools and easy beach access just steps away. Plus - it’s just a short drive from everything you want to do.

Great stay!

This is a great spot. Very short walk right to the beach, clean, great amenities. For folks staying awhile, it has a great kitchen that felt very new. Would absolutely stay here again.

Great place with super easy beach access

Loved the room. Loved the staff. Check in and out was a breeze. The place was very clean and well kept. It is so close to the beach you can truly walk there in about 2 minutes. We had no issues with our stay but the staff was very reaponsive to messages. I hope to have the opportunity to stay with them again.Thanks for making my kids 1st trip to the beach something special.

We always enjoy staying at Beach and Tennis. My favoirte part was the short walk to the beach. This is a great place to stay. We are looking forward to booking again.

Quiet Getaway in Hilton Head Island

My spouse and I stayed at this property for a weeklong getaway in September 2024. Very clean property, and the surrounding were very quiet during our stay. There are many restaurants, groceries, etc within a short dirve or bike ride. The beach, the large pool, and the workout center are within a snort walking distance. The small pool is literally in the parking lot on the opposite side of the building, which we utilized frequently. We had a minor maintenance issue with a tub drain that was fixed promptly. We also reported that all 3 of the smoke detectors were missing, an issue that was addressed and replaced within a day. Make certain to get the complex packet with the site maps and helpful info from the staff when you check in at the front of the complex, as they forgot to provide us with one. Overall, an enjoyable stay.

Great condo/2nd time guest

Booking and check in were easy and quick. Condo was clean and comfortable. Loved the updated kitchen. If you plan to cook bring a pan from home, the kitchen pans are basic and it was challenging to make even bacon and eggs without everything sticking. The property is very well maintained and the staff was helpful and friendly. We enjoyed and very restful stay and hope to return again
