Staircase/Accessibility This is the 2nd Floor of an Oceanfront Duplex. This home does have (1) flight of stairs to enter the home.
Air-Conditioning This property includes air conditioning. The thermostat should be set no lower than 74 degrees and turned off when the home is vacant. Please be aware that we cannot guarantee the home will cool to a specific temperature in all bedrooms and spaces
Parking Details (1) Covered Carport Parking Spot behind the garage. Garage is used for beach storage items (beach chairs, umbrella, storage for your bikes etc) Height 6 feet (72 inches) width 7 feet X 9 inches) (93 Inches) Compact and mid size vehicles recommended. All 3rd row vehicles must park on nearby public street parking.
Laundry A private washer and dryer are conveniently located inside the unit for your use. Included in your stay is 4 single use Laundry Powders.
High Chair & Pack 'n Play High chair and Pack 'n Play are available by request only. Please request at least 48 hours prior to your stay, subject to availability.
Noise/Construction disclaimer Our home is located in an active beach community. As is common in these areas, noise from construction, municipal services, beachgoers, vehicle and air traffic, adjacent homes, and nearby commercial or residential spaces may occur. Noise outside of our control will not constitute a refund or rental cancellation.
Firepit/Fireplace Warning The fireplace and firepit must never be left unattended while in use.
Quiet Hours Notice Per City of Newport Beach “Good Neighbor Policy” Quiet Hours are Strictly Enforced between the hours of 10:00 PM to 7:00 AM. No patio noise is permitted between these hours. Please see house rules for more city noise requirements.
Pet Policy This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.

Beautiful and relaxing
I couldn’t have asked for a better place for me, my mom and my brother to relax and exhale. My Mom’s health is not good, and my goal was to find a clean, relaxing, quiet place for her to enjoy while experiencing the ocean for the first time in her life. This place was perfect. I’m so very thankful.

Property lost electricity in half of the house and part of the kitchen. Called property managers and never heard back. Bums urinated on the house, defected on the side walk and camped literally 50 feet from the porch on the beach. We will never return and can not recommend this property.

Beware: Fraudulent level of disclosure; misleading pictures.
Very nice condo, situated adjacent to a mobilization site for a major construction project, with heavy equipment (bulldozers, road graders, construction scale digging equipment, 9 huge diesel dump trucks of a size they are not legal to operate on highways (so large they have to be trucked in on flatbed trailers) and numerous SUVs). “BEEP, BEEP, BEEP”, diesel engines revving, starting at 7:15AM, and coming back about cocktail time each afternoon. My wife and kids thought they experienced an earthquake each morning (seriously); no earthquake, just the equipment moving out each morning. This is an ongoing long term project that the owner and Leasing Agent HAD TO HAVE BEEN AWARE was underway and would negatively impact the enjoyment of our stay, and yet there was NO DISCLOSURE when we booked our stay. We understand construction projects like this need to occur from time to time but we feel cheated by the lack of disclosure. Had we known we were going to spend nearly $1K a night to experience a first-hand view of the mobilization of a large construction project each morning & afternoon, we would never have booked here. We regard this a lack of disclosure to a fraudulent degree, for which there was absolutely no apology or admission of deception when we expressed our surprise & dissatisfaction to the Leasing Agent. Beware, the pictures make the place look great; the condo is nice; our experience however did not match the expectations created by the pictures & description.
