The spacious living room on the second floor features comfortable seating, tasteful décor, and an open layout that connects seamlessly to the kitchen and dining area. A second living room on the third floor offers ocean views, cozy seating, and access to a private deck.

Perfect location for a family vacation. Plenty of room to spread out. Only disappointed was that the description says there is an ocean view from the “master suite”. There are no views from any of the bedrooms. Only from the living room and upstairs playroom. Suggestion would be to add a bathroom downstairs instead of 2 showers.

Great (big) family spot

Our extended family of 6 stayed over Thanksgiving. The house was a great size with ample space in the common areas, as well as plenty of nooks to get away for some privacy. The en suite bathrooms on all 3 “adult” rooms was really nice. And the “kids” floor with 2 bunks, sitting area and arcade games was amazing for kids. Had some issues with incorrect door codes that required calls in to the property mgmt.company on 2 separate occasions, but it was handled quickly.

Great Beach Town

We took our boys and their friends here for a short weekend trip to refuel before their college finals. It is a great small beach town with many local shops and restaurants. We enjoyed walking around, hanging out on the beach, and trying different local restaurants. The house was perfect as it was clean, roomy, and had a great hangout spot outside. It was also within walking distance from the town and beach. We had a great time.

Great location

Short walk to beach, and great pool area. Not walkable to restaurants and shopping. Kitchen was fully equipped. Loved all the space in the common areas and that our group of 10 was able to all sit together for meals. Kitchen is spacious as well.

Great house for large group

Our party of 8 really enjoyed the house. Comfortable bedrooms with ensuites for everyone. Bige kitching dining and living space. Amazing outdoor space. Easy access to the beach. Highly recommend!

Annual Family Vacation

This property was perfect for our family vacation. We have 7 adults and 3 children (5 and under). There was plenty of room for uncrowded gathering and space for quite time away from the chaos. With 4 1/2 baths, there was no line for showers and parking for 4 cars was great. The VERY best part was the proximity to the beach AND the pool. The pool was the perfect spot for burning off all that excess kid energy in the evenings. We will definitely be going back!

Family reunion

The house has plenty of room for gathering. Kitchen is perfect for several cooks. Bedrooms are comfortable and it’s great having a on suite with each. Bunk beds were a big hit. The views are fabulous from every floor and both sides. The beach and the marshes. The pool is spectacular. And the family area for eating and grilling is great. The house was clean and had lots of stuff for fun and eating. The outside showers could use some work. Still usable. One leaks but no shower might be a good spot for an outside bathroom. The other works just needs some adjusting. For the grill you need a lighter starter does not work. I would recommend this home and if we decide to come back to Folly Beach we would definitely rent this house.

Short of expectations

Nasty mildew mold smell throughout upper floor …unusable Had 4 bunks and play area that we planned on having kids sleep and play up there . After responding to text stating aware of issue and promising to respond Property manager did nothing to address it Rickety balcony with creaky railings that move when stressed, huge hazard especially for kids , again property manager did nothing Hugely disappointing

Lovely

The house was so close to the beach and shops on Folly. The pool area is STUNNING and all the bedrooms have their own bathrooms. It was perfect for us.

Clean and spacious, but disappointed

We were disappointed with the hot tub, pool, and the temp. Controls in the home. It has been difficult communicating with property management.

Great stay

The house is very spacious and was able to easily fit 7 people while still feeling huge. There was plenty of seating plus an incredible view of the beach. The pool and hot tub were heating, allowing us to enjoy even in winter!

Great place!

This was an awesome place. The pool was a big hit, as we had several kids. Plenty of room for our family of 10. Although it's not on the beach, it was a short walk. Keep in mind there are three sets of stairs. Not really problematic, but a pain. Just so you know, this is listed as a four bedroom, but is actually three and a loft with two bunk beds. All in all, High Tide won't disappoint.

Out of this world home

Upon entering the home it was breath taking and so clean. We loved the view from the top story, and enjoyed our time celebrating a friend getting married. Would stay here again and again!

Perfect Pool

The absolute highlight of this home was the amazing pool area . The unique design with the hot tub in the center had something for everyone - the adults could be in the hot tub and see the kids in the pool area . We had 7 children in our group ages 2 to 17 and they all had a ball . We loved the ocean views from the 3rd and 4th levels and the close proximity to the beach - a short 3 minute walk and you’re there.

Nice but not fully what was described

It has tons of room. It is also located very closely to the beach so the walk to the beach is easy and the views are beautiful! Unfortunately though we were never able to use the pool or the hot tub because the heating element did not work. It would rain all night and then the pool was ice cold the next day. I reached out to the management company and they kept saying they would send someone but never did. Then I looked back at others reviews and saw this is a problem they have known about and did not update their listing to show the hot tub and pool heater does not work. What is even worst they charge you fees for the hot tub and fees for their management team and neither worked for me. They also do not provide any beach towels or bath mats. Just a wash cloth, hand towel and bath towel for 2 people for each room. There are no garbage bags either so bring those along. There is a lot of stairs! There is an elevator but it was locked. So pack light because you will be lugging your luggage up the stairs. You will need a golf cart if you stay here and want to go in to the little shopping and dining area because it is a lengthy walk and they charge you $15 to park. Oh and did I mention they ticket you very easily there too. I went past the place one night in the dark and turned around and parked in the driveway and was given a $60 ticket for parking the wrong direction even though I was no where near the road.

Great location. Hosts super communicative. Best thing is the pool and the proximity to the beach. But the hot tub didn’t work. At the price point we expected a bit more. The furnishings were pretty basic. Needed a few more coffee tables or places to set drinks. . The place is definitely showing its age. The place wasn’t well cleaned. The windows were terribly dirty. And for as much money as was charged there should have been a few more rolls of toilet paper and some more towels.

So Impressed

High Tide is a vacation house to die for. Came here for 40th birthday celebration week, and it's perfect for families, couples, etc. The pool/hot tub are amazing and the privacy is really nice. It's very quiet at night and can easily hear the ocean waves. The three main bedrooms are awesome, two have kings, one with a queen, and all three bedrooms have their own full baths!!! So hard to find that anywhere. The kitchen and living space is also incredible, the views of the ocean start to become great as you sip coffee, but the top floor balcony views are shocking! The beach is maybe a two minute walk and is so easy to get to. We rented a golf cart, highly recommend to do so, as you are about a 20 to 25 minute walk to the downtown area, a golf cart was so worth it. Only thing I'd change/ask for (and this is reaching to find something) is an outside fridge or bar area so you don't have to go upstairs constantly, but we made it work! Book this property as fast as you can if it's available, you won't regret it. We will be back but for longer next time!
