Phil and Kim have a beautiful house in a beautiful location! Communication with Phil was excellent, with very quick responses. The house was very clean and stocked with everything we needed. Highly recommended!!!

wonderful location on the inlet, kayaks and canoes to use. House was clean and well stocked. Hosts were friendly and accessible. Cant say enough good things. Booked it again for next year

Property was clean and well stocked. Phillip met us at check in and showed us around the place. Had a blast on the kayaks during high tide. Everything was true to the photos. About 50 minutes to Bar Harbor. Would 100 % book Mud Flat Manor again.Thank you Phillip for making our Maine vacation an awsome experence.

It was a privilege to stay here. Very clean, bright, inviting. The kayak selection and location was amazing, and we didn't really even come here for the kayaking. We only ever kayaked to the marsh area as all the path through the grasses are filled with birds and you feel you are the only people on earth. At the end of one kayak trip, when the tide was way in, my 2 teen boys even went for a little swim (with life jackets on), but when not high tide, definitely not swimable. Obviously the easy access to Schoodic Peninsula Acadia is also amazing, Short ride away. You should stop at Hannaford or Walmart on the way if you need a lot of stuff, since it's about a half hour away, but if you just need staples there is a small grocery about 10 min away with everything you will need. Such a great place to visit, very rural feel but still plenty around. We loved the place and would love to come back. Oh yes, and there are so many stars in the dark night sky.

Best month ever. We booked a month and it was too short. The communication with the hosts was immediate and totally responsive to our requests. The home was immaculate and stimulating. Every decor detail was on theme. The views from the panoramic windows changed multiple times daily with the tides. We were visited by deer, porcupines, rabbits, and 3 majestic Tom turkeys. We also were visited by three sets of friends who were equally impressed with the home, location, and beautiful views. And the custom firepit was a huge bonus as the sun set and temperatures dropped. Bundled in afghans with a favorite adult beverage, it's difficult to imagine how it could get any better. The Gouldsboro location was PERFECT if you want to be away from the mad tourism crowd, but just a short drive or ferry ride to Bar Harbor, Acadia National Park with Cadillac Mountain, and Ellsworth. If you want exceptional, this is our recommendation for you.

Easy drive to Bar Harbor but away from the crowds Winter Harbor is charming. Treehouse restaurant is very good. Its a Shore Thing is a fun grocery/mercantile. The point Schoodic Peninsula is a must see!!

Our host was excellent. The house had everything we needed. Location was great. Loved watching the tide. Would recommend this house to everyone. When we return to Maine, we would definitely stay here again.

Wonderful vacation spot for family!!!!

Beautiful view from back porch! A fantastic place for a family vacation with kayaks, canoes, paddle boats and fire pit! Great spot for fresh seafood also!!

Private great location fun home

Wonderful property great views had plenty of room for my family of 5, enjoyed the fire pit nighty canoes and kayaks good restaurants and local flare all within a short drive home is well appointed for cooking grilling and enjoying the large property will return soon

The hosts were accommodating and walked us through the property upon arrival. We were able to use the kayaks and other property amenities. The kids had fun exploring the marsh and we were able to take the kayaks out. We even saw a porcupine and other small animals around. We will definitely visit again!

We absolutely loved our stay! The house was beautifully decorated and comfortable. Plenty of space for us all. It was better than what we anticipated.

Fantastic Property and Great Owner!

My family and I spent a week in this quiet home right on a bay. We enjoyed fires by the water, the beautiful accommodations and very responsive owner. We were thrilled with the property and my wife and I agreed that it was one of the more relaxing vacations we have ever had. My 7 year old loved it too.

We had a great time at this home. It was in a convenient location and the use of the kayaks was great. The property is well maintained and beds were very comfortable. We cooked often and had all the kitchen essentials. The property owner and his wife were very helpful with tips on good local restaurants. We had a breakdown with our vehicle but a local garage Balzarini Boyz Automotive were able to get us back in the road in no time.
