This updated home has a modern yet welcoming look, with chic yet comfortable furnishings, and sophisticated yet inviting décor. Large windows allow the sunlight to flood in and keep whole space beautifully bright. The mid-century-inspired décor further adds to the grace of this upscale property. Soak up the sun or indulge in deep conversations with your travel companions in the large backyard either on the back patio or around the fire pit.
As you step inside, you’re welcomed by a classy boho-inspired living space, ideal for spending your leisure time reading, playing games, or streaming movies. Channel your inner chef as you prepare scrumptious homemade meals for your loved ones with updated appliances and a full set of kitchen amenities. Enjoy your meal in the stylish dinette space, offering a view to the backyard. Head to comfortable bedrooms for enjoying deep slumbers! The primary bedroom features a king bed and an ensuite powder room. The second bedroom is playfully styled with emerald accents and a cozy king bed. The third bedroom offers a separate working space for easily completing your office tasks, as well as a twin-size day bed for when you need a break from work or for a fifth guest. All bedrooms boast premium quality mattresses, plush pillows, soft linens, and large closets for ample storage. Freshen up in the large hallway bathroom feature a tub/shower combo and large storage cabinet. Towels and a starter set of toiletries are provided. The house has a full, unfinished basement with additional storage and a washer and dryer for your convenience.

SUMMARY
• Quiet hours are 9 PM to 8 AM.
• No parties. Only registered guests allowed unless approved in advance.
• No smoking or vaping anywhere on the property. $1,000 fine for any evidence.
• Pets must be pre-approved. $35/night (up to $200) or $200 flat for 30+ nights. Unapproved pets = $1,000 fine and cancellation.
• Long stays require a signed lease, professional cleanings, and HOA agreement (if applicable).
• Treat the property with care. No tampering with smoke detectors or cameras.
• Any violation of these rules may result in immediate removal without refund, plus applicable fines.

GUEST CONDUCT AND NOISE
• Please treat the property as you would your own home.
• Quiet hours are 9:00 PM to 8:00 AM. Keep noise to a minimum indoors and outdoors.
• In multi-family buildings, keep sound levels low at all hours.
• No parties, events, or open invitations. Only registered guests are allowed unless pre-approved.
• The total number of people (including visitors) may not exceed the occupancy listed. Unapproved guests or over-occupancy may result in a $1,000 fine and cancellation.

NON-SMOKING POLICY
• No smoking or vaping of any kind is allowed on the property (inside or outside).
• Applies to cigarettes, cigars, marijuana, vapes, etc.
• Evidence of smoking (odor, ash, residue) will result in a $1,000 fine and immediate cancellation.
• Additional cleaning or repairs beyond the $1,000 fine may be billed.
• Smoke detectors may be monitored remotely. Do not tamper with any safety device.

CLEANING AND CARE
• Please clean up after yourself. Wash dishes, wipe surfaces, take out trash.
• Treat stains immediately with remover before laundering.
• We provide linens, towels, soap, shampoo, toilet paper, and paper towels. Let us know if anything is missing.
• For stays of 30+ nights, mid-stay professional cleanings are required every 30–45 days and will be billed separately.
• Excessive mess or damage may result in additional cleaning fees.

LONG-TERM STAYS
• 30+ night reservations require a signed lease agreement before check-in.
• Guests must agree to all lease terms sent in advance.
• If the property is in an HOA, guests must also sign and follow the HOA handbook.
• Lease terms may include limits on guest turnover and early termination rules.
• Violations may result in immediate cancellation with no refund.

PET POLICY
• No animals are allowed unless pre-approved in writing. This includes short visits.
• For short stays: $35/night pet fee (capped at $200).
• For long stays (30+ nights): $200 flat pet fee per pet.
• Emotional support animals are treated as pets and require approval and fees.
• All pets must be house-trained, non-destructive, and quiet.
• Pet waste must be picked up and properly disposed of.
• Unauthorized pets will result in a $1,000 fine, cancellation, and removal.

SAFETY, SECURITY, AND BEHAVIOR
• Exterior cameras are in use at all entry points.
• Do not tamper with cameras, smoke detectors, or other safety devices.
• Do not share keys or entry codes with anyone not listed on the reservation.
• Illegal activity (drug use, theft, vandalism, harassment, etc.) will result in immediate eviction and may be reported.
• Do not remove or damage anything in the home. Guests will be billed for missing or broken items.

PERSONAL BELONGINGS
• Guests are responsible for their personal items. We are not liable for loss or theft.
• We do not forward mail or packages after departure. Please update your shipping address if needed.
