Ideal for a family retreat, this four-bedroom, three-and-a-half-bathroom home boasts a spacious living area, full kitchen, fire pit, a refreshing pool (heated when needed), a fun-filled ping pong table, a wide screened-in porch, and an expansive shaded outdoor area. Enjoy your morning coffee while watching the birds in the shaded outdoor space, graced by one of Central Texas's most ancient Live Oaks!

Guests will have access to the entire home except for a small closet or two.

Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.
HOUSE RULES:
- Occupancy [ 12 ]
- To use streaming services, guests must log in with their credentials.
- 1 pet of 50 lbs or less is allowed with an additional fee of $100. Please clean up after your pet as additional cleaning charges may apply.
- There is free parking available for 5 vehicles.
- Smoking is not allowed inside the home or on premises
- One security camera is located in the driveway for your safety.
- Please ensure that the gates remain shut at all times due to the presence of an unsupervised water feature (swimming pool) on the premises.
- Fireworks are not allowed.
- Quiet Hours are from 10 PM -7 AM.
- Early check-in and late check-out are possible, subject to availability and with an associated fee.
- Primary guest must be at least 21 years old and present for the entirety of the stay.
- There is a small fire pit in the backyard. We kindly ask guests to bring their own supplies and extinguish any flames/coals after each use.
- This is a dark sky community. Please ensure to shut off any lights while not in use. A Dark Sky Community is a designated area that takes measures to reduce light pollution, preserving the natural night sky for the benefit of both people and wildlife.
- If any furniture is moved, please place it back in the original space where it was found.
- Additional charges (including shipping fees) may apply if personal items are left behind.
- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
Pool Rules:
- Please advise us at least 1 day in advance of your stay if you would like to have access to the heated pool. There will be an additional fee of $100 per night when approved. Please note this feature may not always be available.
- No lifeguard on duty. Swim at your own risk. Supervise children at all times. (Pool)
- Please rinse off before entry.
- No glass is allowed in the pool area. Additional fees may apply if glass is found in the pool area.
- Tampering with the pool equipment could incur an additional fee.
- Please note that the pool heater may struggle to maintain temperature if it's below 45°F. If the temperature drops below 35°F, we will be unable to turn the heater on, as it cannot function effectively at that level.
- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.
HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.
As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
