Rockwell Playce-EPIC selfie walls and Great Location

This uniquely designed home is an amazing Playce to have a memorable stay! The home features several murals and works of art by local and international artists making it one of a kind!

FIRST LEVEL:
-The open concept on the first floor is ideal for hosting your group and entertaining!
-When entering from the front porch the living room offers a smart tv (No cable, just streaming apps), comfortable seating and an open view of the kitchen.
-The den area in the back features an ivy wall with neon sign and Polart skull stools- the perfect photo op!
-There a backyard with a small charcoal grill for guests to use (guests must provide their own charcoal and supplies, and please dispose of used charcoal) and continues to the "party room garage" space- great for a separate area to hang out. The garage has unique AC Murals 360 degrees, NOTE: This is just a standard garage with some flare for a extra space. This is not a finished room or extra room.
The first floor also has a powder room.

SECOND LEVEL:
-The 2nd floor has 3 bedrooms and 2 full bathrooms- one with a tub, one with a large shower.
-There is plenty of room to get ready before heading out for the night.
-The infamous boob wall is a must for picture taking.
-All bedrooms have comfortable memory foam mattresses.
-The front and middle bedrooms have views of the water at the inlet.

SLEEPING ARRANGEMENTS:
-The house sleeps 10.
-Please review bedding layouts when considering space and comfort.

BEDROOM 1: 1 Queen Sized bed and 2 rollaway Twin Sized folding beds (memory foam)
BEDROOM 2: 2 Twin Sized beds
BEDROOM 3: 1 Queen Sized bed
DEN: 1 Futon

PETS:
-We will consider pets but they must be pre-approved, meet our insurance guidelines, and there is a $40/night fee.
-You are fully responsible for damages, stains, and abiding by our pet rules.
-Not all breeds are allowed.
-Failure to follow rules can result in loss of security deposit and/or immediate eviction.

LARGER GROUPS:
-If you have groups larger than 10 (10 or more people) please consider renting 2+ houses.
-Rockwell and Boho are within a few steps of each other on the same street.
-Imani Playce is about 1.5 blocks away.
-Bad and Beachy Playce is about 1.5 blocks away and sleeps 12
-Our largest house, Icon Playce, sleeps up to 17 and has panoramic rooftop views.

LOCATION:
-Please keep in mind this is a city so there is potential for noise and other similar issues. Be aware of your surroundings.
-This house is 1 block from the boardwalk and approximately 3.5 blocks to the inlet and ocean beach entrances.

ACCESS & ENTRY:
-Guests will have access to the townhouse, patio, back yard, and garage.
-Please be mindful that this is an attached unit.
-Please be respectful to the neighbors and the surrounding homes and businesses.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
-Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-There is a driveway for 2 vehicles.
-There is ample free street parking in front of the home.
-Do not block sidewalks or driveways.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for parking tickets due to negligence.

MAIL:
-Do not send packages to the property via mail as we do not have access to the locked street mailboxes for the property.
-If there is something of priority that you need shipped please reach out to us directly for alternative options.
-We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
-Property located in a city environment; potential for noise from cars or foot traffic.

SECURITY:
-The home is protected by exterior ring camera security.

HONESTY and EXPECTATIONS:
At "Rockwell Playce", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

AMENITIES:
-WiFi included; exterior ring camera security for added safety.
-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.
-No laundry detergent is provided.
-Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.

OTHER DETAILS:
-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

HOUSE RULES
BOOKING and GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:

We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
AMENITIES and SUPPLIES

One bath towel per guest is provided. Request extras before check-in.
VIOLATIONS and PENALTIES
Violations may result in: Denied entry or immediate removal without refund
