Our booking requirements are:
BEFORE BOOKING/REQUEST: Complete profile incl. photo with self-portrait matching verified government ID, full contact info, sharing what brings you to the area or purpose of your trip (so we can help ensure this home is a good fit), full name of responsible party & each member of your group & everyone’s commitment to our house rules. Reservation platform permitting, we also require favorable reviews/ratings from previous hosts.
AFTER RESERVATION: Send picture of photo ID for each adult guest & full name of each minor, direct/private email & cell phone number you will be using during your trip & the direct payment of all applicable fees & deposits.
We strictly adhere to this policy & all above must be completed to receive access. However, once you have blocked the time on our calendar, our cancellation policy will be in effect even if you fail to complete all of the above.

GUEST ACCESS
Full private access to the entire property, incl. attached garage, with exception of the owner’s closets & 12 bins marked as such.

INTERACTION WITH GUESTS

Located on a quiet residential street with wellnmaintained homes, inspiring tropical landscaping & evocative glimpses to canals & lakes. Go for daily walks with friendly neighbors & their pups, or to discover properties with Burrowing Owls, a beloved & protected local species. Cape Coral proudly hosts the largest population of Burrowing Owls in the state, estimated at around 1000 nesting pairs.

Excellent residential neighborhood, yet with easy access to all major roads to fabled SWFL sights, beaches & sports fishing.
Located on SE 18th Ave, between Viscaya & Bolado, near the Hospital & off Del Prado Blvd with all shopping & entertainment, 4 miles to Four Mile Cove Ecological Preserve, 7 miles to River District in Fort Myers, 9-15 miles to charming Matlacha, Bookelia & Pine Island, 17 miles to hopping Fort Myers Beach, 20-30 miles to Ding Darling Wildlife Refuge, Sanibel & Captiva (not to miss Chapel Captiva by the Sea), 40 miles to Naples Botanical Gardens, Pier & Beach & gateway to Marco Island, numerous outlets nearby too…

However, please replace what you consume, as this home is mostly organized for self-catered longterm stays.

AUDIOVISUAL/SECURITY:
All exterior entrances, driveway & equipment are monitored by AV recording devices, to help ensure the respect of this agreement, protect our property & care for our guests & neighbors.
- 2 Ring doorbell at front & garage doors,
- 5 Ring solar cameras on 4 corners of property & over pool equipment.

OTHER DETAILS TO NOTE (BRIEF):
Please note:
- perimeter, equipment & external entrances are monitored with 2+5 AV devices to help safeguard both parties;
- no smoking anywhere on the property: please do not book this home if anyone in your group is a smoker, so we can avoid all smells & littering;
- access to pool & canal are 100% at your own risks;
- animals must be preapproved at conditions outlined in the descriptions & rental agreement.

OTHER DETAILS TO NOTE (EXT.):
- Main guest on the reservation must be at least 25 years old.
- No third party bookings: person making the reservation must be staying on the property from check in & during the entire reservation period as the responsible party.
- Register all visitors as well, as anyone accessing the property must also be on the insurance, for a maximum of 8.
- We are NOT a party house & make every effort to keep the neighbors & city happy. We will evict immediately, keep both rent & deposit in reservation, & levy a $500 fine as the city may also if you break this agreement. We will pursue damages if your actions cause our hosting privileges to be revoked by the platform or the city.
- We require the signing of a rental agreement & direct additional payment of all refundable security deposits & pet fees (please verify full rental agreement under “additional rules” before choosing to book).
- Four levels of discounts for extended stay bookings on platform: 5% for 1 week, 10% for 2 weeks, 15% for 3 weeks & 20% for 4 weeks.
- Available to book online for up to 28 nights & month/month with direct lease & deposits.
- Private owners offer unique dates for unique properties & it is the guest’s responsibility to get CFAR - cancel for any reason - travel insurance. Our cancellation policy will be enforced, even if guests choose not to get full travel insurance.
- We offer flexible pricing 1-8 guests, to remain accessible to solo travelers or small groups & this platform will calculate additional guest charges.
- Any early check in or late check out must be pre-approved. There is an $80/hour fee/penalty for up to 2h of early check in or late check out (doubled cleaning crew). After 2h, we must charge another night as there is not enough time to turnover the listing, plus any charges for relocating the next guests if applicable.
- The home has 2 closets & 12 bins labeled & monitored as owner-only access. Guests will be charged if they do.
- Pool heater set at 85F is included; heater set up to 90 is available at $15/day extra.

PETS & SERVICE ANIMALS:
- Some pets may be approved depending on type & breed with picture as proof & with the following per pet: $250 refundable security deposit, $250 additional cleaning fee to steam clean the home to help remediate allergens & $10/day to cover wear & tear. We hope to refund part of these fees if you return the home in excellent condition.
- Guests are 100% liable for any damage caused by their animal, must present certification for their SA, and insurance & health records for all animals.
- The animal must be under the control of the handler at all times & must never be left alone at the property, unless crated.
- The animal is not allowed to go inside on pee pads, or go potty on the property. Please walk your animal on the street & always pick up with your own supplies, tightly close bags & place into the outdoor garbage bins, never inside. Any littering or damages to our yard will cause you to forfeit the deposit, landscaping fees to resod or replant & our landscapers will alert us if they find animals are using the yard.
- Animals are not allowed on any furniture or counters… except SA & only if specifically related to the services the SA provides.
- ESA are not recognized by STR platforms & subject to all rent, deposit & cleaning fees.
- Misrepresentation of a SA is a crime. If it is discovered that a guest lied about their SA to avoid paying fees and/or deposits, the guests will be evicted immediately with no refunds & will be reported to the appropriate federal agency for fraud.
- Cats can only be accepted with a top-entry litter box. Please get your pet accustomed to using a top-entry one, so there is zero risk of spray & spills & place the litter box on a waterproof rug to avoid tracking.

Holiday Getaway
Leen was an amazing host. We spent Christmas there and it felt just like home. She had everything we needed: kitchen cookware, plates, untensils, lots of towels, washer and dryer and more. Her home was very clean, and the heated pool was an extra bonus. I would definitely stay at Leens Serenity again!

Most waterfront homes sit high up and face other houses, so you really don’t have waterviews from the home. However Serenity@511 faces this long corridor that attracts so much wildlife it is fabulous.
