This exceptional 4 bedroom/3 bathroom townhome with large dip pool offers a modern and luxurious décor throughout with four bedrooms, three bathrooms, a relaxing living area with views out to the private pool deck and no rear neighbors.
Step into the open-plan living space complete with lounge area featuring two sofas, a large SMART TV, sliding doors out to the pool deck and views to the pool.
There is a formal dining area to seat 6 and a luxurious, fully fitted kitchen complete with granite counters, stainless steel appliances and a breakfast island to seat 4. The kitchen is equipped with everything you need for at-home dining including fridge freezer, dishwasher, microwave, stove, drip coffee maker, Keurig coffee maker, blender, toaster, kettle, utensils, dishes etc.
There is a beautiful queen suite located on the ground level with a queen bed, Smart TV and a luxurious en suite bathroom.
Upstairs you will find a stylish king bedroom with Smart TV, en suite bathroom with shower, twin sinks and WC.
Bedroom 3 is a queen room with Smart TV. Bedroom 4 is a fun Mickey themed twin room with Smart TV. Bedrooms 3 and 4 have access to the family bathroom.
Step outside to the beautiful pool deck with large private dip pool (not a full-size pool) and no rear neighbors. The pool deck has a shaded area with dining table and chairs for outdoor dining, Adirondack chairs for relaxed lounging in the sun by the pool plus sun loungers and a parasol. The home has a pool fence for families with children and the pool can be heated (pre-bookable optional extra).
This property has air conditioning throughout, free Wifi, Smart TVs and free local calls. There is a laundry room with washer, dryer with ironing facilities. A pack and play/travel cot, a highchair and a booster seat are provided for families with children. Beach towels are provided. At the front of the property three vehicles may park in the unassigned parking spaces.
The stunning Champions Gate resort offers you complimentary access to TWO unbeatable clubhouses, one with a brand-new waterpark. Both clubhouses offer pools with lazy rivers, kids’ splash pads and slide. The home is close to the Oasis Clubhouse that also features a bar, restaurant, a state-of-the-art gym, cinema room with daily movies, beautiful communal pool, separate large lazy river with water slide and kids’ splash pad, tennis courts and beach volleyball. The second clubhouse is a few minutes’ drive from the home and features a water park, pool, lazy river, splash pad, crazy golf plus more!
This fantastic home is in an ideal location just 10 miles from Disney World, minutes from a variety of restaurants and stores in Champions Gate and 30 miles from Orlando International airport. This home really has everything you need to make your family vacation truly memorable!
IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 8 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
9. No street parking permitted, the HOA does tow at the vehicle owner's liability.
10. We do not accept reservations that check-in on December 25th.
CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.
SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.
POOL HEAT:
The pool can be heated and is an additional $40 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.
Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations.
We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.
Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.
We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
