The bright, open floor plan seamlessly flows into the modern kitchen. Here, you’ll find barstool seating at the counter, stainless steel appliances, and everything you need for home cooking.

Four bedrooms ensure a comfortable retreat for the whole group. The primary bedroom boasts a king bed, TV, walk-in closet, and ensuite bathroom. Bedrooms 2 and 3 each offer a king bed, and the fourth bedroom has a queen bed, ensuring everyone has space to spread out.

Outside, the large yard greets you with a lawn and fenced-in pool for soaking up the Southern California sun. Spend your days lounging poolside under the pergola, cool off with a refreshing swim, or play a game of ping-pong with your friends. Fire up the grill for an evening BBQ and dine alfresco at the outdoor dining area patio. West Valley’s private yard has been carefully curated for outdoor living in style.

Home Truths:
- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Pool heat is a paid feature and must be requested 24-48 hours before the day of check-in.
- Pool and gardening service every Tuesday from 10:00 am - 12:00 pm.
- There are 2 sleeper sofas in the living room.
- The gate does not operate while the home is occupied.

Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.

Family getaway

We were 3 families including 10 people. Two teenagers slept in the living room and everybody slept comfortably. Everything worked well and we enjoyed the patio and fire pit in the evening (though the fire pit could have been larger). The dishes on site could have been better for our large group but would be fine for a smaller family. Location was very convenient for us to visit Universal Studios!

Clean, Comfortable Stay with a Great Pool

We stayed at this property for two nights and truly enjoyed our visit. The home was exceptionally clean, located in a quiet neighborhood, and offered spacious, comfortable bedrooms. The check-in process was smooth and easy, and the property manager was very responsive and helpful via text.Our kids had a great time enjoying the pool and backyard area. We chose to pay for pool heating, and the water temperature was perfect—definitely worth it!There are just a few small touches that could make the stay even better: a few extra dish towels in the kitchen, the addition of a coffee maker (filters were available, but we couldn’t locate the machine), and a curtain or window covering in the master bedroom to block out the morning light.Overall, this is a wonderful rental and we would absolutely recommend it to other travelers.
