Large family groups will absolutely love the layout. This is 2 homes for 1! The main house has a spacious 3 bedroom, 1.5 bathroom layout, and the guest house provides an additional 1 bedroom and 1 bathroom. All 12 guests can easily spread out with 3 living room areas including one with multiple arcade games, 2 patio sitting areas, 3 dining areas, an office space, a full size kitchen in the main home, and a kitchenette in the guest house.

THE SPACE:

The home includes an attractive front yard and entranceway with ample parking in the driveway for up to 4 vehicles; a large, backyard with plenty of seating, a fire pit (bring your own wood), and a patio space with festive lighting; a remodeled, fully-equipped kitchen in the main house plus kitchenette in the guest house; 2 full, remodeled bathrooms (1 in the main house, 1 in the guest house) plus a half bath in the main house; a main house dining table which seats 10 plus a guest house dining table that seats 4; a bar that seats 4 looking from the dining room into the spacious main house living room with a 65 inch TV and arcade games; a cozy guest house living room with a comfy couch that pulls out into a queen bed and another 65 inch mounted TV; 3 bedrooms that feature king size beds; and a 4th bedroom with 2 full size beds and one twin size trundle bed. There is also a desk and chair in the living room of the guest house and a larger desk and chair in the main house in case you are enjoying a work-ation!
Guests have access to the full property. There are a couple of locked cabinets (1 in each building) as well as a locked cabinet on the patio that are used for maintenance supplies.
OTHER THINGS TO NOTE:
We allow up to TWO small pets! We must approve your pet first, and then there will be a pet fee added to the reservation. Please also agree to a Zero Impact pet policy (meaning there will be no sign a pet was onsite upon departure, you don’t allow pets on furniture or on rugs, and the housekeeper has no extra work as a result of a pet being there). You accept full liability for your pets. Please keep the pets out of the bedrooms. At this time only dogs are allowed.
Our listing can sleep up to 12 people, but some of those guests would be children for the sleeping arrangements to work out properly. If only adults are staying, we don't recommend more than 8 total.
Florida has a subtropical climate and as such there is a lot of wildlife around! Some of it is wonderful like the different birds and rabbits and squirrels you may see around the neighborhood. There are also quite a lot of small lizards to be found depending on the time of year and plenty of different kinds of crawling and flying bugs. As responsible hosts, we have regular Pest Control to service the property. This does a decent job of keeping the critters from coming inside, but you will likely see them in the yard or on the patio at times. Seeing them inside or around the home is not considered a reflection of the cleanliness of the property and refunds are not given for this reason. Let us know if there seems to be an unusual issue, and we're happy to send pest control out for a touch up or the cleaning crew depending on what is needed.
Our neighbors have outdoor cats that do occasionally roam through our backyard. They run away as soon as they see humans, so you probably won't see them much. You might occasionally spot a bit of their leavings in the yard. We do our best to keep it cleaned up, but they are around a lot. The wonderful thing about having them nearby is they help keep pests away! Some of our neighbors also have dogs. They are kept behind a fence, so you probably won't see them much. If they spot you in the yard, they might give a few barks since they won't recognize you.
If you have a fire in the firepit, please COMPLETELY extinguish it with a lot of water before you leave it unattended. There should be absolutely no hot or glowing pieces left in the pit after you extinguish it.
Kids should not be left alone anywhere on the property. Please always have an adult around with the kiddos.
For your safety and the security of the property, there are security cameras which record audio and video. There is a front door camera, a driveway camera, a patio camera, and a backyard camera. Do not touch or attempt to disable the cameras.
The guest house plumbing drain goes through a lift pump before entering the sewer. In the unlikely event of a power outage, the lift pump cannot operate, and guests would need to only use the sinks/bathrooms in the main house.
If you're bringing a baby or very small child, we can have baby equipment delivered for your stay from a provider such as BabyQuip. There would be a rental fee charged to you for this service. The reason we go this route instead of providing it ourselves is that it ensures any equipment provided for your stay has been professionally inspected and is safe for your little ones.
