Vacation Rental Rules for Guests

Occupancy Limits
Only the registered guests are permitted to stay at the property. The maximum occupancy limit must be adhered to as stated in the rental agreement.
Minimum Age
The primary renter (guest booking the property) must be at least 18 years old. Some properties may require a higher minimum age (e.g., 25).
Check-In and Check-Out
Check-in Time: 4:00 pm
Check-out Time: 11:00 am
Early check-in or late check-out may be subject to availability and additional charges.
Noise and Quiet Hours
Guests must keep noise to a minimum, especially after 10 p.m., to avoid disturbing neighbors. No loud parties or gatherings are allowed.
Smoking & Vaping
Smoking and Vaping are prohibited inside the property, lanai and garage. Dispose of cigarette butts responsibly in designated receptacles. Minimum charges of $400 apply to smoking or vaping inside a non-smoking residence.
Pets
If pets are allowed at the property and you have obtained approval and paid fee, please ensure that pets are kept on a leash at all times. Guests must clean up after their pets and ensure they do not disturb neighbors.
Pool and Hot Tub Use
Properties with pool and or hot tub use at your own risk. No diving, running, or horseplay. Children must be supervised at all times when using the pool or hot tub. No glass containers in the pool area.
Parking
Guests must park only in designated parking areas. No parking on lawns, sidewalks, or in spaces not assigned to the property. Any unauthorized vehicles may be towed at the guest’s expense.
Cleaning and Trash
Guests are responsible for keeping the property tidy during their stay. Trash must be disposed of in the appropriate bins on the property. Follow local recycling guidelines. Guests should remove all personal items and dispose of trash before check-out.
Appliance Use
Appliances and electronics must be used in accordance with the property’s instructions. Guests are responsible for any damage caused by misuse. Turn off all appliances when not in use, including the air conditioning, lights, and kitchen appliances.
Maintenance and Repairs
Guests must promptly report any damages, malfunctions, or maintenance issues to the property manager. Guests may be charged for damages beyond normal wear and tear.
Behavior
Guests must behave respectfully and avoid disruptive or illegal activities. No illegal substances or activities are permitted on the property.
Security and Safety

The property was perfect! The condo was wonderful. Plenty of things for the beach, chairs, umbrella, shelling equipment. The dock was great to watch the sunrise and even fish! The property manager was quick to respond. The area is among our top places to visit and we cant wait to stay here again.

This condo is fabulous in every way! Easy check-in and beautiful views overlooking the pool from the master bedroom balcony. Gorgeous views of the bay from the lanai which was very spacious. Just a few minutes' walk over to the crystal-clear water of the gulf and a short walk out to the Bau pier to fish till your heart's content. Shannon is a very gracious and accommodating Host. The unit was very clean and the kitchen well-appointed and we would definitely stay here again!

Weekend Getaway

Perfect location to have coffee and watch the manatees in the morning on the bay…. Than a short walk to lounge on the beach all day with the most spectacular sunsets…. And walking distance to several wonderful restaurants. Truly a perfect weekend. The unit was clean and spacious and had plenty of towels and chairs for the beach and all the amenities to provide a comfortable and relaxing vacation. We will be back!

Hidden gem

Location, location! Very comfortable condo, with exceptional views of Lemon Bay. Everything was within walking distance, from beaches to dining to nightlife. There were many excursions to choose from within a short distance, and we never got tired of exploring the beauty of the area.
