Lazy Lizard Villa is located only 14 miles from Tampa International Airport, and only 6 miles from ST. Pete-Clearwater International Airport. Raymond James Stadium or George M. Or Steinbrenner Field. Is Located - 16 miles away from Villa.

Other details to note:

You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.

The pool temperature is set to 80F .

We can not guarantee that the Pool or Spa/jacuzzi will reach the stated heated temperature, especially on very cold days.

Spa/ Jacuzzi after turning on -temperature is set up to 100F, and after 1,5 hours will automatically turn off.

Guests are not permitted change pool/spa/ jacuzzi settings, or tamper with pool equipment.

Please notice that lizards, snakes, and bugs ( ants, mosquitoes, etc....) are part of the natural environment here. Our house is regularly treated, but guests may still encounter any of them! NO refunds, No host liability!
There are security cameras facing the front of the house, the south side of the house, and the pool equipment.

Minimum age requirement of 25 years old to book.

HOUSE RULES:

NO smoking on the property
NO pets
NO undisclosed guests
NO Very Loud Music/ noise
NO parties/ events
NO glass permitted near the Pool/Spa/ Jacuzzi area
NO Fireworks allowed on the property

DO NOT climb on the rock waterfal.

We expect our home/property to be respected and for guests to clean up after themselves.
Violation of house rules will result in termination of the reservation and eviction from the property without refund.

Pool / Spa rules ale located in the welcome book and also on pool patio.

Campfire rules are located in the welcome book and also next to campfire on the wall.

Guest use all amenities at their own risk!

Booking electronically our property to stay guests agree to all rules.

## Waiver of Liability and Assumption of Risk Agreement Use of Premises ##
By booking the property you are hereby unequivocally agreeing to all waivers listed below.
In consideration of my use of the premises, I for myself, my heirs, personal representative or assigns, do hereby release, waive, discharge, and covenant not to sue the host/owner of the property, it's trustees, directors, officers, employees and agents from liability from any and all claims including negligence resulting in personal injury, accidents, or illnesses (including death) and property loss arising from use of premises.
Assumption of Risk: Swimming pool /spa /jacuzzi , campfire, fireplace and gas grill use carries with it certain inherent risks that cannot be eliminated regardless of the care taken to avoid injuries. I know and understand and appreciate these and other risks are inherent in the activity I am participating in. I hereby assert that my participation is voluntary and that I knowingly assume all such risks. The subject property has a (swimming pool/ spa/jacuzzi, campfire, fireplace, gas grill) located thereon. The guests will use the swimming pool /spa/jacuzzi, campfire, fireplace, gas grill, at the guest's own risk.

I am agreeing to sign this Waiver and Assumption of Risk in sole consideration of being permitted to use our property & swimming pool/spa/ jacuzzi, campfire, fireplace, gas grill by booking the property.
Indemnification and Hold Harmless: I also agree to indemnify and hold harmless the host/owner, its trustees, directors, officers, employees and agents from any and all claims, actions, suits, costs, expenses, damages and liabilities including attorney fees as a result of this use of premises.
Severability: The undersigned further expressly agrees that the forgoing waiver and assumption of risk agreement is intended to be as broad and inclusive as is permitted by the law of the State of Florida and that if any portion thereof is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect.

I hereby acknowledge and understand that there are dangers and risks associated with the activities described above, which have been fully explained to me. I hereby agree to abide by all rules, instructions, policies and procedures imposed by the host/owner relating to the use of the property.
I hereby certify that I am of legal age and competent to execute this Waiver and Assumption of Risk, that in doing so of my own free will and accord, voluntarily and without duress, and that I do so intending to bind myself, my executor, my heirs, and administrators or assigns to the fullest extent.

We expect our home/property to be respected and for guests to clean up after themselves.
Violation of house rules will result in termination of the reservation and eviction from the property without refund.

By reserving our House, guests understand the forgoing and acknowledge consent to the terms of this waiver. The rental agreement is part of booking confirmation and is an implied signed agreement when the property is booked as a reservation.
