With 3500 square feet separated into three distinct zones, the Royale offers both spaciousness to accommodate larger families while also providing privacy as your group splits into different areas.

LOUNGE and GAMEROOM

You'll be greeted by the 11 foot ceilings of the Lounge and Gameroom. Here the tournament size Brunswick pool table is the centerpiece complimented by a 75 inch TV to watch movies or sports events. Complimented by comfortable seating, mini refrigeratror, and a half bathroom, the Lounge offers a welcoming space to relax and breathe easier.

Right through the doorway, you'll find the Gameroom packed with amenities which include a central poker table and four comfortable chairs. Four full size arcade machines line the walls of the room with over 50 games of all vintages and genres. Tucked into the corner is a Fanatec GT DD Pro racing simulator linked to a 65 inch TV and a Playstation 5 that is loaded with a compliment of games. An additional 55 inch TV allows poker players to keep an eye on the game and a book shelf is loaded with a nearly infinite supply of board games.

MAIN FLOOR

Keep exploring to find yourself in the spacious master bathroom that features a jacuzzi bathtub, a private toilet, and a fully tiled luxury walk in shower. The private dressing room calls to you with neon glow and an ornamental flower on the door. It features 3 dedicated makeup stations and two makeup mirrors.

The kitchen offers beautiful views and sunlight with vaulted ceilings and elegant finishing. 30 place settings and cookware are stocked in the cabinets. The flattop grill is center to this kitchen offering a novel cooking experience for those looking to prepare food. While there is an oven, a conventional stovetop is not present. Visit the coffee station if you need energy to watch more movies!

The bar and dining room provide a comfortable space to share a meal, a drink, or play board games. A 55 inch TV here offers another place to watch a sport event or a movie while you mingle. The bar is stocked with a full suite of glassware and a drink making station. A wine chiller and another mini refrigerator are built into the bar to give you room for those important beverages.

Follow the rising ceilings into the main living room with its expansive vaulted ceiling and tiered layout. Expertly designed and luxuriously furnished, this space is the perfect conversation area for 10-15 of your guests. Access the balcony from this room if you need some fresh air or want to take in the view.

PRIVATE CINEMA

You're sure to be enamored by the main attraction of The Royale, a private theater! Luxurious seating options include 9 leather motorized reclining seats with cup holders, lumbar, and headrest adjustments, a 2 person chaise lounge up front, and two queen beds in the back row. Enjoy your favorite movies, shows, and sports events on a 12 foot wide cinema quality screen that uses a 4k projector and a Klipsch surround sound system.

BUNK HOUSE

Retreat to the comfort of the Bunk House when you want some peace and relaxation. This area includes two queen beds and four twin beds in a secluded zone of the house with a half bathroom and a calming ambiance. Whether you need to wind down after indulging in all of the activities or if you want to have a slumber party experience for your family, the Bunk House offers a charming alternative to the bustle of the other zones.

SLEEPING AREAS

There are four sleeping areas in The Royale with a variation of privacy and novelty so each guest can choose an option that is most appealing. Above the Gameroom are two twin beds on a loft that overlook the poker table. Tucked behind the kitchen is a surprise Gaming Bunker with a queen bed and a vintage TV and PS2 console. The two queen beds in the Cinema offer a novel sleeping and entertainment experience. And of course the Bunk House provides dedicated sleeping options in a shared sleeping area secluded from the rest of the house.

BATHROOMS

One master bathroom is the central hub of the main floor and connects to the Cinema, Kitchen, and Gamerooms. This master bath has a private toilet and private dressing room but tub and shower are arranged in a spa-like open atmosphere. Locking doors do offer privacy from the connecting rooms. Two half bathrooms compliment the master bathroom with one half located in each of the other zones, the Lounge/Gameroom and the Bunk House.

EVENT SIZE

The Royale is designed to accommodate 16 sleeping guests but the property can host larger events. The list price covers up to 8 guests with an additional surcharge beyond 8 guests keeps smaller functions affordable and covers the increased wear of larger events. Please contact us before booking for parties larger than 16 to discuss details of your function and how we can best meet your needs.

PARKING

The front driveway can host 4 cars and a side concrete parking pad welcomes an additional 6. If you anticipate more vehicles, please contact us to arrange additional parking on the property. A gravel drive on the back side of the property is not intended to be a point of access or parking for guests.

PLEASE NOTE
A private farm provides a picturesque backdrop to this property but small bugs like crickets and ladybugs may be seen during your stay. We do spray but our peaceful location and its beautiful view mean we can never guarantee a bug free visit.
