The Space:
Step through the front door of this cozy retreat and down a short hallway where you’ll find a private bedroom on your left, complete with a comfortable queen bed. To your right, the living area and kitchen share an open-concept layout, offering a sofa bed for extra sleeping space, a Fire TV with Wi-Fi for streaming, and a compact but fully equipped kitchen that includes a mini-fridge, stovetop, microwave, and basic cookware. Between the bedroom and living area, you’ll discover a full bathroom stocked with fresh towels, shampoo, conditioner, and body wash. A mini split system keeps the tiny home at just the right temperature in every season. Outside, a wraparound deck provides the perfect spot to sip your morning coffee or enjoy a quiet evening beneath the trees, accompanied by the soothing sounds of the nearby stream.
Guest Access:
Guests have private access to the entire tiny home and the surrounding property, including the wraparound deck. The shed on the property is used for storage and is not accessible to guests. A private driveway leads right up to the cabin, and check-in is typically self-check-in with a keypad code, which we will send prior to your arrival.

A car is required to explore the rural surroundings and nearby attractions. Rideshare services and taxis have limited availability in this area, so having your own vehicle will ensure you can easily reach local highlights like Ellicottville, Holiday Valley, and HoliMont Ski Resorts without any hassle.
Other Things to Note:
📶 Cell Service: Cell reception can be limited, but the WiFi is reliable. We recommend taking a screenshot of the check-in instructions before arrival so you have easy access if signal drops.
❄️ Winter Driving: In snowy months, the driveway and surrounding roads may be icy or snow-covered. A 4x4 or AWD vehicle is strongly recommended for safe travel.
📺 TV: A Fire TV is provided. Simply log in with your personal streaming accounts and be sure to log out prior to departure.
🦌 Wildlife: Deer, squirrels, and other wildlife are common in the area. Please keep doors closed at all times to avoid unexpected visitors inside the home.
💧 Well & Septic: The property operates on a private well and septic system. This is common in the area and completely safe. We simply ask guests to be mindful of water usage and avoid flushing anything other than toilet paper.
