Located just 10 houses from the sand and boardwalk, this spacious 6BR/4BA Newport Beach retreat combines a 3BR/2BA ground floor residence and a 3BR/2BA second floor residence into one bright and welcoming coastal getaway. Close to some of the area’s best beachfront and ocean recreation, this family-favorite property offers a comfortable setting for groups to enjoy everything from surf sessions to sandcastle days.

GROUND FLOOR RESIDENCE

LIVING & DINING AREAS:
The ground floor residence features a comfortable living and dining area with a sofa, small loveseat, smart TV with streaming capabilities, and a dining table with seating for six. French doors open to the front patio. Please note that the fireplace has been permanently disabled.

BEDROOMS:
- Primary Bedroom (ground floor): King bed; streaming TV; en-suite bathroom; exit/entry door to outside walkway
- Bedroom 2 (ground floor): Queen bed; streaming TV
- Bedroom 3 (ground floor): Full bed with twin trundle; streaming TV

BATHROOMS:
- Primary Bathroom (ground floor): Step-in shower
- Hallway Bathroom (ground floor): Tub/shower combo

SECOND FLOOR RESIDENCE

LIVING & DINING AREAS:
The second floor residence offers a bright living and dining area with a sofa, loveseat, smart TV with streaming capabilities, and a dining table with seating for five. A sliding glass door opens to the front balcony. Please note that the fireplace has been permanently disabled.

- Primary Bedroom (second floor): King bed; streaming TV; en-suite bathroom
- Bedroom 2 (second floor): Queen bed; streaming TV

OUTDOOR SPACES:
Outdoor spaces include a ground floor front patio with an outdoor dining table seating 6 to 8, a market umbrella, and a propane gas BBQ grill. The second floor residence features a front balcony with a small table, four chairs, and a propane gas BBQ grill.

KITCHEN & AMENITIES:
Both kitchens are fully stocked with dishes, utensils, cookware, bakeware, and large and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

YOUR STAY ALSO INCLUDES:

- 4 low-profile beach chairs

GUEST ACCESS:
Guests will have exclusive and private access to both homes on this property. This includes all interior rooms, as well as the private outdoor spaces associated with each residence: the ground floor front patio and the second floor front balcony.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Beachview Bundle: By booking this combined listing, you're eligible to receive our exclusive complimentary package upon request, which includes upgraded beach accessories (umbrella, chairs, cooler, and cart) and the potential for early check-in and late check-out, based on availability.

No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.

Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Laundry: Laundry facilities are located in the garage. Guests must provide their own laundry supplies.

Parking: Two garage spaces are provided and accommodate small to mid-size vehicles. Access is from the rear alley. Additional metered and unmetered neighborhood parking may also be available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
