The sleeping arrangements are thoughtfully set up to accommodate families or groups with ease. Bedroom 1 features a comfortable queen bed, Bedroom 2 includes a full bed along with a twin-over-twin bunk—ideal for kids or extra guests. Bedroom 3 offers another cozy queen bed, and Bedroom 4 includes a convenient queen hideaway bed that blends function with comfort.

Cancellation policy
- We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees).
Reminders:
* The primary renter is required to sign the Renter`s Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your tenure at our property.
* Reservations made by local residents require additional review and approval before confirmation.
Other House Rules:
1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we will need to send our case manager to review the situation in person to fully address any concerns.
Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.
2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.
3. No unregistered guests/visitors unless preapproved
4. Please keep noise to a minimum after 10 PM and always be respectful of the neighbors.
5. No parties or events unless previously organized in writing with the host. If
If there’s evidence of a party or event, there’ll be an additional charge of $200.
6. Follow state laws when using a fire pit. Please make sure not to leave fires unattended.
7. For noise complaints:
7.1 If we receive any noise complaints from neighbors, a security guard will be called out to the property at a cost of $85 to guests for the first call-out.
7.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.
8. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house, you will be charged $250 for extra cleaning.
Follow all check-out procedures:
1. Take out all trash
2. Wash dishes and please put them on the drying rack before leaving.
Note:
* A $200 extra cleaning fee may be charged if the home is left unreasonably dirty and requires more work than usual to clean (for example, mud on the couches). All damages will also be charged to the guest.
* Check-out time is scheduled for 10:00 am on the day of departure unless previously agreed upon with the host. If the guest is more than 90 minutes late checkingt, the guest will be charged $100.
* Any costs incurred by the host as a result of a late check-out will be passed on to you.
* The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.
* Please note that reservations made by local residents are subject to an additional review and approval process before final confirmation. We appreciate your understanding and cooperation.
