Other Things to Note:

♦️ The rental agreement will be sent once the reservation is accepted and must be signed within 24 hours to secure your booking, or it may be cancelled with no refund.



♦️ Pet fee is $200 per dog. Please let us know how many dogs you will be bringing so we can request appropriate fees.



➡️ Rental forms are required by our HOA and must be completed at least 72 hours prior to your stay.



⚠️ Amenity Badges (Important Update for 2026)

Effective January 1, 2026, the Towamensing Trails Property Owners Association has updated its rental program. Eight (8) blue amenity badges with lanyards will replace wristbands for guest use during your stay.



📌 Please DO NOT TAKE THE BADGES HOME or DISCARD them. All badges must be returned and placed back in their designated location at the end of your stay.



🚨 IMPORTANT: If any amenity badges are LOST or STOLEN after checkout, a $150 replacement fee will apply.



⚠️ Rental packet and car pass registration fees are collected separately by the HOA:

🔴 $7 per vehicle car pass – fee depends on the number of cars registered.

🔴 Sample calculation: 4 vehicles ($28) = $28 total HOA fee

📌 These are community-required fees set by Towamensing Trails to maintain community amenities and facilities.



✅ The driveway can accommodate a maximum of 8 cars (township limit).

🔴 All vehicle information must be provided.

🔴 Please message us 5 days prior to check-in for any vehicle changes. Last-minute changes are not allowed.

✅ Guest will have vehicle access to the community trash collection center.

✅ Badges provide access to community amenities: 1. 190-acre Lake, 2. Beach, 3. Outdoor Pool (Seasonal), 4. Basketball and Volleyball Courts, 5. Tennis and Pickleball Courts, 6. Playground, 7. Clubhouse with Lounge/Restaurant.

🔴 Kayaks or boats must be rented through the community (guest responsibility).

🔴 The lake may close without prior notice for periodic water testing.



🌟 Day Pass Wristband Policy for Towamensing Trails Guests 🌟

✨ How To Purchase Additional Amenity Wristbands:

📌 Since our maximum limit is 16 guests, you can buy up to 8 extra day passes for your group.

🎟️ How to Get Extra Wristbands:

▪️ Visit the Boat Rental Office (near the lake and beach area adjacent to clubhouse)

▪️ Bring your rental packet and photo ID.

▪️ Cost: $10 per person, per day (Cash only)

▪️ Children under 5 do not need a wristband.

▪️ Maximum of 8 extra wristbands can be purchased.



⚠️ Must be over 25 years old to book, and the booking guest must actively stay at the house for the duration.

⚠️ Guests are not permitted to have outdoor fires in Towamensing Trails.

⚠️ Given our rural setting, you might occasionally notice small insects. Comprehensive year-round pest control is in place. Please let us know if you have concerns!

⚠️ Friendly Note: 🐻 Since our home is tucked in nature, you may spot a black bear. They are generally well-behaved; keep food and trash secured.

⚠️ Winter Driving Note ❄️: 4WD/AWD strongly recommended in winter. Driveway is plowed when possible, but weather varies. Guests are responsible for towing if stuck.

⚠️ Lost & Found Shipping Policy: Left-behind items can be shipped 📦 with a $50 handling fee for retrieval/coordination, separate from shipping costs 🚚.

⚠️ Trash Disposal: Guests are responsible for properly bagging and disposing of all trash in the designated bear box or trash shed before checkout. A $5 per bag disposal fee may apply for any trash left behind inside or outside.



‼️ Important Notes

📌 We provide enough essential items for about 2-3 nights. Additional supplies available nearby at Square One Markets, Family Dollar, and CVS.

📌 Submitting a valid ID and signing our rental agreement after booking confirmation is required.

📌 A refundable security deposit is required for all one-night reservations and bookings outside Airbnb. For Airbnb, security deposit is optional add-on for extra damage insurance.

📌 For Airbnb reservations with a one-night stay, an additional damage waiver of $100–$200 is required via the Airbnb Resolution Center.



♨️ Hot Tub Notice – Please Read 😊

📌 We maintain high hygiene standards. If a previous guest didn't follow guidelines, we may drain, clean, and refill the hot tub before your stay. This may take until the evening of the first night to fully heat back up 🔥🌙.

📌 Our hot tub is professionally serviced after every reservation with time-stamped photo logs kept on file. Additional guest-requested hot tub servicing during your stay will incur an additional fee.



SECURITY CAMERAS / AUDIO RECORDING DEVICES:

● The property has 3 exterior security cameras in plain view:

● 1 doorbell camera at the main entry door on the side of the house

● 2 floodlight cameras over the right side facing each driveway entrance



For non-Airbnb reservations ONLY, any eligible refunds are subject to a 6% processing fee & adding the damage waiver fee ($50) is MANDATORY.
