Escape to your private lakefront oasis on the shores of Palmer Lake. Whether you love to fish, are a sunset seeker, or a remote worker looking for a view, "Lakeshore Cottage" is your tranquil haven.

The Waterfront Experience: Step directly onto your private dock or relax on our unique sandy beach. Explore the water with four provided kayaks (life vests included in the deck box).

Bring your fishing gear: There's great fishing right off the dock. Catch bass, perch, blue gill, or catfish without ever leaving the property.

The "Main Event" Deck: Our favorite spot in the world! This large deck features dedicated spaces for dining, lakeside lounging, and gathering by a fire.

Boat & Beach Ready: Bring your own boat to use at the cottage dock, or simply grab a beverage and a beach chair to catch the late afternoon sun.

Modern Comfort: Enjoy a clean, "homy" interior featuring AC, modern amenities, well equipped kitchenette, and a dedicated workspace for those who need to stay connected.

Local Flavor: Take a short drive to dine in the village or grill a fantastic meal and dine lakefront, under the string lights.


*VRBO HOUSE RULES*

When you arrive, we want you to have an incredible stay! To keep the cottage in good shape for everyone, please observe the following house rules and pre-check-in requirements:

Pre-check in Requirements: Before check-in information (address, door code, etc.) is provided, guests must complete three pre-check-in steps: 1) Identity Verification, 2) Security deposit payment method, and 3) Sign the rental agreement. A link to complete all requirements will be sent in your booking confirmation email.

Please complete these at least 48 hours before your scheduled check-in. If these 3 steps are not completed at least 48 hours prior to check-in, the reservation will be considered to be guest-cancelled and the cancellation terms will apply.

Additional Guests: The cottage sleeps FOUR comfortably, but the living room could accommodate 2 more people. Upon host approval, guests can book up to 2 additional people, for a total of 6 people, for an extra guest fee at $50/additional guest per night. Additional undisclosed guests over 4 will incur an additional fee. See the note on fees below.

Cancellation Policy: Relaxed. 100% refund for cancellations ≥ 14 days before check-in; 50% refund for cancellations 7 to 14 days out; no refund for cancellations less than 7 days out.

No Smoking/Vaping: Smoking and vaping are prohibited inside the cottage. If you smoke outdoors, please dispose of cigarette butts responsibly.

No Pets: Our cottage remains pet-free to accommodate guests with allergies.

Quiet Hours: 10:00 PM Sun–Thu | 11:00 PM Fri–Sat to 8:00 AM.

Septic Care: Our cottage runs on a septic system. Please only flush toilet paper and do not put food down the sink; please use the trash.

Fish Cleaning: Keep the “catch of the day” outdoors. Do not clean fish inside the cottage.

Outdoor Gear: Please return kayaks and life vests to their racks & deck box. Secure trash lids tightly (the raccoons are clever!). Follow instructions in the Welcome Book for using the gas grille and fire pit.

Trash: Please make sure all trash in the outdoor bin is bagged.

Firewood: Please use the wood sparingly in consideration of the next guest. We do not have an unlimited supply of firewood for every guest and may be forced to ration at some point.

Parking: Park vehicles in the driveway only. Avoid parking in the yard. Vehicles/loaded boat trailers will damage the septic lines. Please stay off neighboring docks and land. The property lines run from the outer edge of the cottage driveway to the edge of the neighboring driveway.

*SAFETY*

Life vests are provided in the deck box. Fire extinguishers and a first aid kit are provided. No gas appliances are used in the cottage.

Please note: Due to our beautiful but unfenced waterfront, this property is not recommended for young children without constant adult supervision.

Please lock and secure the cottage, vehicles, and other personal items when leaving the property.

Security Camera Disclosure
For property security, the exterior of the home is monitored by two cameras, which record video when triggered by motion. Camera locations include:
1. Camera 1 is located on the southwest corner of the house and it monitors the front of the driveway and steps to the deck. It records video, not audio, for 15 seconds when triggered by motion and also activates the floodlight for security at night.
2. Camera 2 is located on the northwest corner of the house and it monitors the main entry and sliding door entries to the house. It records video, not audio, for 15 seconds when triggered by motion.

Note on Fees: To protect the property for all guests, the following fees apply in accordance with the rental agreement: Smoking or vaping indoors: $300 remediation fee. Unauthorized pet(s): $250 per pet. Unauthorized guests beyond the approved maximum: $100 per guest per night.

*HONESTY POLICY*

Accidents Happen: If something breaks, please just let us know via the app so we can fix it before the next guest. We prefer a quick chat over a surprise discovery! Physical property damage beyond normal wear and tear or rule violations may result in a claim through VRBO’s damage protection process, as outlined in the rental agreement.
