Each home has air conditioning for comfort on warm days, along with inviting outdoor spaces to relax and gather.

LIVING, DINING, & KITCHEN:
Each residence features a spacious living and dining area with comfortable seating, a cable TV, and dining for four, creating a functional space for relaxing and gathering. The ground-floor rear residence also includes an upholstered queen-size pullout sofa bed for additional sleeping and an upholstered side chair.

All three kitchens are fully stocked with dishes, utensils, cookware, and bakeware, along with major and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
Beachview Bundle: By booking this combined listing, you're eligible to receive our exclusive complimentary package upon request, which includes upgraded beach accessories (umbrella, chairs, cooler, and cart) and the potential for early check-in and late check-out, based on availability.

Extra Sleeping: To accommodate the maximum occupancy, three twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the closet along side walkway near the back gate. A complimentary starter set of laundry essentials is provided.

Parking: Three compact carport spaces (left, middle, and right) accessed via the alley at the back of the property. Backing into the carport spaces is recommended.

YOUR SPACE:
Guests will have exclusive and private access to all three homes on this property. This includes all interior rooms, as well as the private outdoor spaces associated with each residence.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
