The property includes access to an enclosed Gym with Basket ball, Volley ball, & newly installed Pickle Ball for a optional fee.

Weddings require the Zebra Venue to be rented.

Welcome & Booking Requirements

Complete the Pre-Arrival Form and House Terms & Lease within 24 hours of booking. Links are sent after booking.
Reservations are not confirmed until forms are completed. Failure to submit may result in cancellation.
Primary booking guest must be 23+ years old, stay onsite, and is responsible for all guests.

Property Features:
- Central air & heat for year-round comfort.
- Smart TV with Netflix, Roku, and streaming apps (no cable).
- All units include kitchen facilities. Cottage kitchen has a portable 2-burner hot plate (no built-in stove).

Shared Amenities:
- Gym & Game Room may be used when available and not reserved for events, repairs, or scheduled use.
- These are shared spaces unless rented privately. Usage limits and liability rules apply.

Event Venue:
- Onsite venue accommodates up to 300 guests.
- Separate booking and event fees required.
- Contact us to reserve the full compound or for weddings/events. Zebra Venue rental, insurance, and contract required.
- Events may be allowed with express written approval through platform or email. Events, if approved, require an Event fee, Venue Rental, Event Contract, & Event Liability insurance. Contact us for full details and approval. Any event held without permission and appropriate due diligence is grounds for immediate eviction and a $2500 fee.

Restricted Areas:
- For safety and privacy, guests may not enter:

Stables:
- Areas past the gym entrance
- Main House

Animals are onsite, including an older friendly but vocal dog. This is a working ranch.

House Rules:
- Quiet hours: 10 PM – 7 AM
- No parties or unauthorized events outside approved venue bookings.
- Firearms are strictly prohibited and may result in immediate eviction and law enforcement notification.
- Exterior security cameras are installed throughout the compound. No cameras inside units.

Pets:
- 1–2 dogs max with prior approval and paid pet fees.
- Pets allowed only in the Cottage and Tiny House.
- No pets in the Main House.

Parking:
- Maximum 6 vehicles total unless pre-approved.

Fees & Deposits:
- Up to 4% may be held for admin/credit card fees on cancellations or reservation changes.
- Refundable security deposit may be required based on booking details or guest history.
- Early check-in / late check-out: $25/hour, subject to availability.

Occupancy:
- Home sleeps up to 16 guests.
- Additional fee of $20/night per guest over 12 applies for extra cleaning and related costs.
