You can purchase a policy through us and it costs an additional $55 total. The alternative option is that you can opt in for a refundable security deposit of $3,000. Inside, you'll find an open and inviting layout with plenty of room to gather, relax, and unwind after a day on the slopes or at the lake. The well-appointed bedrooms provide privacy and flexibility for families or groups, while multiple bathrooms make mornings easy and stress-free. The lower level has a bonus room/ game room with a half bathroom. Step outside to enjoy the fully fenced backyard—ideal for kids to play safely year-round. The low-maintenance turf keeps things clean and mud-free, and the private hot tub is perfect for soaking under the stars after a day of Tahoe adventures. Whether you're visiting for skiing, hiking, lake days, or simply quality family time, this home offers a warm, comfortable base with everything you need to make lasting memories in Tahoe.
🛏 Sleeping Arrangements:
Primary Suite: King bed en-suite bath, soaking tub, and separate shower
Bedroom 2: Queen bed with twin trundle bed
Bedroom 3: Queen bed
Bedroom 4: Queen bed with a set of twin bunk beds
**Garage not accessible to guests
Exterior Camera Disclosure: There is a camera on the doorbell, one camera overlooking driveway and one camera looking at the gate/sidewalk on side of house by the chimney.
PLEASE NOTE: This home may be equipped with outdoor surveillance cameras and electric bear fencing that are utilized for security and bear activity in the area. These cameras in no way infringe upon guests' privacy, and monitor exterior portions of the home exclusively. Decks and BBQ grills may NOT be available during winter months, exterior areas may be icy. Per Placer County Short term rental laws, quiet hours are from 9pm to 8am, and no street parking is permitted at any time, including boats and trailers. We recommend purchasing 3rd party trip insurance if you have concerns about canceling your reservation.
Cancellation Policy / Cancellation fee: If cancellation is made more than 60 days of arrival, a cancellation fee of $100 plus the 4% booking fee will be applied.
If the cancellation is made within 60 (or less) days of arrival, the entire rent will be retained unless Wells and Bennett Realtors is able to re-rent the specified property.
If the property is re-rented, a cancellation fee of $100 plus the 4% booking fee will still apply, but the remainder of rent will be refunded after the replacement guests have checked out.

CHRISTMAS - Check-In must be by December 20th, 21st, or 22nd. There is a 5 to 7 night minimum stay required. (Must check out by December 28th at latest, to allow 7 days for a New Years Reservation.) **No Check-Ins or Check-Outs on December 24th, 25th
