The Space:

Enjoy views of the on-site pool and Little Sabine Bay from this beautifully remodeled Baywatch condo. Along with the on-site pool, this coastal community comes complete with two bayside beach areas, a fishing pier, and an outdoor grilling area. There's also a beach gear rental service conveniently located right by the entrance to the complex for renting kayaks and paddleboards. Gulfside beaches are just a short stroll across Fort Pickens Road.



The condo's all-new interior comes fully remodeled for carefree modern living. Stylish, beach-themed decor fills the space, setting the tone for your stay as soon as you arrive. The open layout is designed for group gatherings, while updated furnishings ensure comfortable home lounging. The full kitchen is well-appointed for easy home cooking and a dishwasher is equipped for quick cleanup. Soak in pool and bay views while sipping coffee or cocktails on the private balcony. Smart TVs in the living room and bedrooms offer flexible home entertainment. Additional perks include central air-conditioning, free WiFi, and a private washer/dryer.



***Please Note: Due to damages from a tornado that came through our area, repairs to the outside buildings, carports and stairwells started in August of 2024 and will be on-going through the New Year. The dates and time frames are below but it is all weather permitting.

Please be aware there is a $40 registration fee per vehicle that covers your parking pass and wristbands. This fee is collected upon check in at the onsite registration desk that is run by the HOA.



The Neighborhood:

Explore the vibrant neighborhood surrounding our beachfront condo in Panama City Beach! Step directly onto the pristine white sands and enjoy the sun, surf, and stunning views. You're perfectly positioned to witness breathtaking sunrises and sunsets over the Gulf. For entertainment, Pier Park is a short drive away, offering a variety of shops, restaurants, and attractions like Ripley's Believe It or Not and WonderWorks. If the weather isn't cooperating, enjoy indoor fun at Dave & Buster's or catch a movie at the AMC theater, also located at Pier Park. Embrace the 'Fun in the Florida Sun' and create unforgettable memories!



Other Things to Note:

REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly.

SECURITY: Security is on-site from 5 pm to 5 am nightly.

FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST.

FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor.

COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level.

POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed.

QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you!

RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation.

AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on.

RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area.

BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability.

LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve.

PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. Should you have any questions about what is allowed to be parked at this residence please contact us immediately.

THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on.

If we are flying in, do you offer an airport shuttle? No, we recommend 30A ON DEMAND

Is there any food in the vacation home? No. All open food products including salt, pepper, sugar, seasoning and coffee are thrown out after every check-out.

Is there an ice maker on the property? No, every unit has a refrigerator with an ice maker

Is there daily housekeeping service? No.

Is the pool heated? No.

Is there a crib? No. Crib Rental Companies: Crib Connection, Beach Baby. Reservations must be made at least 3 days prior to guest arrival

Is children day care or nanny service available? No, if you need someone to watch an elder or children, you can contact “Nurse or Nanny home health”

Is there a church or chapel at the resort? No, the closest church is PCB First Assembly of God. The church is 0.6 miles away and has a Wednesday worship at 7:00 PM with a complimentary dinner from 6:00 PM - 6:40 PM Sunday worship 10:30 AM

What time is check in? Your check-in will be promptly at 4 PM.

Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel.

CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.



Interaction with Guests:

ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.

Had everything we needed. Able to walk to beach. All and all nice place. Only had one night when some quests decided they needed to be in swimming pool at1:30 am, but other than that great stay

Great stay

We stayed only for 3 days but plan to see if we can reserve it for thanksgiving. It easily accommodates 5 people. We hope to have our family dinner there! It was clean, easy access, has all we need and is just a little away from all of the restaurants which was good gif us. Walkway to the beach just across the street. Excellent.

Relaxing Family Beach Trip

This property was perfect for our family getaway. The location was perfect. Just a short walk to the beach and a great view of the bay. We enjoyed the amenities including games and Netflix to wait out the afternoon rain. The beds were comfortable and the bathrooms were great! There wasn’t anything they didn’t think of. We can’t wait to go back again.

Great location! We enjoyed our time. All concerns with property were quickly handled by management. If you will have more than two vehicles, double check that it’s allowed for the time you will be staying. Parking was the only issue we had that went unresolved (it was blues weekend so we understand the rules, but we were not made aware of them before staying and receiving a warning)Pool and neighborhood was great with quick walk to the beach and dining! We would definitely stay again!

Condo was clean and great location. Amenities were good. Bed comfortable. Nice bathrooms. WiFi was terrible, having to reboot many times a day. Bake option for oven didn’t work. Two stove burners didn’t work.

Good Stay

Overall this is a good rental unit. It was clean and the rooms were comfortable. The management team checked with us a few times to see if we needed anything. We gave it 3 stars for the following reasons: 1) Noise - between the ongoing repairs to the complex from a tornado this summer and very noisy neighbors upstairs, it was hard to get decent rest. It was noisy all hours of the day and night. 2) Uncomfortable Living Room Space - the living room was uncomfortable and not conducive to family time or playing games. The furniture was uncomfortable and not in the best condition.

The property is under construction. Didn’t know that until 2 days before we got there so it was too late to find somewhere else to stay. Room was on the third floor with no elevator. Didn’t know that until 2 days before we got there. The grounds were trashed by other people staying there. The sofa was like sitting on bricks. Neighbors were up until 5 and 6 am having parties so we had no sleep because the walls are paper thin. The fridge sounds like it’s on its last leg. The beds were comfy. So basically if you only sleep there with ear plugs you’ll be fine. Tried to communicate our concerns with management and nothing was done so here is my review! I would not stay here again.
