🔒 Family Safety Note
The house has a pool safety fence. It’s an added layer of protection for non-swimmers, but not a guarantee of safety. Fence can be temporarily removed or opened. Please do so only under constant adult supervision.

🔑 Guest Access
Guests have private access to the entire home and all its amenities, including the private pool, lanai, and game loft. Check-in is simple with keyless self check-in. Solterra Resort clubhouse amenities are a short 2–3 minute walk away.

💬 Interaction With Guests
We give guests space and privacy to enjoy their stay. While we won’t be on-site, we’re always available and responsive via the booking platform or by phone if you have questions or need assistance.
Booking & occupancy
• Primary renter must be 25+ and present for the stay (no 3rd-party bookings)
• Max occupancy: 12 (including children)
• No unauthorized guests/visitors (all guests must be on the reservation)
• Local-area bookings may require approval (purpose of stay + guest count)

Noise
• Quiet hours: 10pm–7am
• No parties/events/gatherings
• No commercial use (photo/video shoots) without approval

Parking
• 2 cars max in driveway
• Extra vehicles may park in designated on-street zones only
• Improperly parked vehicles may be towed at owner’s expense

Pets
• No pets
• Service animals allowed per Airbnb policy
• If bringing a service animal, please message us in advance (appreciated, not required)

Smoking / fire
• No smoking, vaping, or marijuana anywhere on the property, within 30 feet of doors and windows, or in the screened in lanai.
• No open flames (candles/incense/sage/fireworks)
• Smoke/odor remediation may be charged at documented minimum cost of $300. Damages may exceed $1,000.

Blackstone
• Clean cooktop after use
• Turn off knobs/fuel completely
• Do not move the grill

Check-out & cleaning
• Check-out: 10:00am
• Late check-out (not approved): $50 per hour (or partial hour)
• Excessive mess may incur $250 extra cleaning (photo documented)

Trash
• Bagged trash only
• No loose trash
• No bulk/oversized items that don’t fit in the bin

HVAC
• Please don’t run A/C or heat with doors/windows open

Security devices
• The property has a Ring doorbell camera at the front entry that records video and audio paimarily when motion is detected and/or the doorbell is pressed.
• It is exterior-only, faces outward, and is intended to monitor the entry/approach (not interior spaces).
• This device remains on during stays and cannot be fully disabled.

Tampering
• Do not cover/disable/unplug cameras, Wi-Fi, smart locks, or safety devices (smoke/CO detectors)
• Tampering may result in immediate cancellation without refund + charges for service/replacement

Lost & found
• Mailing left items: $30 handling + postage

Pool Rules
• No lifeguard on duty — swim at your own risk
• Children must be supervised by an adult at all times
• No diving, no jumping, no running on wet surfaces
• No glass in pool area
• Do not use pool if you’ve been drinking heavily
• Report any equipment or safety issues immediately
