The Berkwell was created to be the kind of place we're always looking for ourselves, a beautiful mountain escape where families can connect + unwind. Inspired by Berkeley Springs' wellness heritage, every space was designed to make it easy to relax, gather, and create memories that last long after the trip ends.

The space
Every space at The Berkwell was intentionally designed with connection in mind. Instead of maximizing occupancy, we focused on creating inviting spaces where families and friends can cook together, unwind, and make the most of their time away. With multiple indoor and outdoor gathering areas, wellness amenities, and room to spread out, everyone can enjoy the stay at their own pace.

Whether you're soaking in the hot tub, relaxing in the sauna, enjoying a pickleball match, gathering around the fire pit, watching a movie under the stars, preparing meals together, or taking in the views of Cacapon Mountain, our hope is simple: that you'll leave feeling rested, reconnected, and already planning your next visit.

Bedroom Overview:
*Three spacious bedrooms designed for comfort and privacy
*1 king and 1 queen bedrooms with premium bedding, Smart TVs, and ensuite bathrooms
*Bunk room with two queen over queen bunks, reading nook, play tent, and kids' activity closet stocked with games, books, and kids’ seating
*Comfortable queen pull-out sofa bed in game room provides additional sleeping comfort
*Extra pillows, blankets, and quality linens provided

*Four bathrooms (three are ensuites)
*Three are full bathrooms, and one is a half bathroom.

Guest access
Guests will enjoy exclusive access to the entire home and private property throughout their stay, including all indoor and outdoor amenities. The Berkwell is designed to be your own private retreat, with no shared spaces. Parking is available for 8 vehicles. Please note that there is one utility space and a storage closet on the lower level that are locked and reserved for housekeeping and maintenance.

Other things to note
Dogs: Up to two dogs are welcome. The fee per dog is $75/dog. Please include your dogs when making your reservation. We have a few requirements for dogs at the property:

- Please clean up after your pets and help us keep the property enjoyable for future guests. Dog waste bags and towels are provided at the front door to wipe paws.
- Dogs should not be left unattended at the property, and dogs are not to be off leash on the property.
- Please keep pets off the furniture and beds, or use your own protective covers if they are accustomed to being on furniture.
- Please note that cats are not permitted due to the owner's allergy.

Wildlife: The Berkwell sits on private wooded acreage, so you may see local wildlife such as deer, wild turkeys, raccoons, squirrels, birds, and other native animals during your stay. Please keep all food and trash indoors and take any excess trash to our locked trash receptacle at the bottom of the driveway. The home is professionally treated for insects on a regular basis. As the property is nestled in a wooded setting, you may occasionally encounter insects, wildlife, leaves, or other natural elements. Our cleaning team takes great care to prepare the home and tidy all outdoor spaces before each stay.

A few other things to note:
*There are 2 external cameras and a camera doorbell, but none are pointing toward the wellness area (hot tub and sauna).
*The home is conveniently located near WV Route 522. Because of its hillside setting, you may occasionally hear some road noise.

Nestled on private wooded acreage just minutes from downtown Berkeley Springs, The Berkwell offers the perfect blend of privacy and convenience. Surrounded by mountain views and nature, you'll enjoy a peaceful setting while being close to restaurants, breweries, wineries, shopping, hiking, and outdoor recreation. Unlike many mountain retreats, the property is easily accessible year-round with no steep mountain roads.

Known as America's First Spa, Berkeley Springs has welcomed visitors for centuries with its warm mineral springs, charming downtown, thriving arts scene, and relaxed pace, making it one of the Mid-Atlantic's favorite getaway destinations.
