Best Condo, ground floor, phone, wi-,fi

Great location to 5th Avenue, the beach, Mega and Walmart. Unit was clean and comfortable. Beds very comfortable. Cleaning excellent. Complex well maintained. Front bedroom could use new black out curtains and the one door to the middle bathroom was missing, which causes a privacy issue with the pool. New condo is being built next door caused some noise in the day. There is no phone or Vonage. Manuel was great to deal with. We enjoyed our month here. A very nice place to stay and good value for the money.

Great property

Property was great but would need to be freshened up. Pool was cold and hardly maintained. We stayed at the property for over 3 weeks and saw pool maintenant in the last couple of days of our stay. So at best, pool was not clean at all nor was it inviting for the duration of our stay. BBQ is included but could benefit from being replaced. It is old and frankly dangerous as you have to fiddle around with the ignition buttons.

JUST ONE THING-----

We've recently stayed here with another couple and enjoyed this condo very much. Like so many others who have stayed here before us we to found this to be a lovely, fully equipped and well maintained property. All positive comments made by others were confirmed by us while here for our two-week vacation. The only thing of importance that needs to be mentioned is the following: The living room is a sunken living room and when going to and from the bedrooms, bathrooms or kitchen you need to step up from or down into it. It's about a one-foot rise/fall and requires you to not only keep always aware but also an ability to perform this small task many times every day. Not a big deal for those fully fit folks but something to keep in mind if one or more in your party is not. That is the only reason for four stars and not five. This place is a great bargain and one you will be happy that you found.

Need to update information for accuracy. At first, no hot water. Had to call maintenance. Couldn’t use main shower due to drain not working. Nice to have clean water supply.

PERFECT condo and location (especially during pandemic)

We stayed a month at Ricardo’s condo. For a family of 4, this place is very cute & PERFECT location from EVERYTHING. The pictures speak for themselves. This is Ricardo/Vera’s home & you can see the love they put in it. Courtyard was pretty & was always clean. There are 2 buildings w/ 3 units in each, ideal for the pandemic since there weren’t many folks staying there. Kids had the pool to themselves. Outside shower area to rinse off was nice for beach sand. 2 private patios, one that included a grill/oven, I used both a few times. Ricardo is great to talk to & gives you tips for restaurants & places to check out. The beach is .4 miles from condo & steps from strip. Everything was walking distance, including the Mega store & Walmart. Because its 2 building off strip, you don’t get loud music & get peace/quiet. The mattress/pillows are comfortable, don’t worry about cheap beds. Everything is clean & Ingrid was always a phone call away to help. Here are some suggestions I would make if you stay there. Not heated pool was cool for Dec/Jan, kid’s wetsuits helps. They didn’t have wash clothes, I had to buy but left a lot at condo. The water heater wasn’t turn on the first day & condo gas stopped once during the stay. Make sure Ingrid turns it on & check that there is enough gas for your stay. Combo washer/dryer broke day 2 but Ricardo/Ingrid got us laundry service. We generously tipped the housecleaning, laundry service & Ingrid. She does help w/ lock box & internet day 1. Condo has a 5 gallon filtered water dispenser that they kept supplying. They also have beach chairs/umbrellas/coolers. 1 chair was old & Ingrid replaced it. Beach clubs are very close & many times we splurged & spent the whole day there. It would be nice to have boogie boards & sand toys but we bought some at Walmart & gave it to local kids when we left. It would also be nice if you stay weeks to have house cleaning leave more garbage bags, toilet paper & paper towels when they clean. The first day we stayed we got bit a lot from mosquitos. I would suggest to have Ingrid bomb the place before you got in. I got bug spray & spray the place, once you spray no more mosquitos the rest of your stay. House cleaning cleans w/ doors & patio doors open so bugs come in. Ingrid also got us a can. In conclusion, this place is really nice for the price you pay. They are honest owners that will make things right for you. It was our best family vacation. Thank you, Ricardo & Ingrid!

Excellent, absolutely wonderful location, fantastic pool, beautiful and roomy place

I absolutely love this property, it is perfectly located, 30 steps to 5th avenue (with lots of restaurants and shopping), the beach and yet quiet at night. The pool is amazing and just outside your patio door and it gave me exclusive access for between 2-3 swims per day (about 500m in laps per day!) its about a 12-13 meter pool with neck high deep water and its cool (perfect for doing laps and cooling down after a workout in the sun) these qualities are hard to get in playa. The condo is well designed, well stocked and surprisingly I could watch the end of the NFL season games!

Really nice experience.

Beautifully situated unit 1/2 block to 5th for great shopping and restaurants and only a few blocks to beach. The owners have fully stocked kitchen with all the necessary kitchen wares and appliances. They have a wonderful patio area where we enjoyed many meals! The king sized bed was very comfortable, especially after a full day of tours.

Perfect condo

This was our first time in Mexico and doing a VRBO. I was very pleased with how smoothly everything went. This condo is awesome. It is 1/2 a block from 5th Ave., and 2 blocks from the beach. We were able to walk everywhere we wanted to go. The condo itself was well maintained and plenty of space for the four of us. Beds were very comfortable. You won't find a better place in all of PdC, especially at the price. As I said the location is perfect. You go 1/2 a block(corner of Calle 28 and 5th) and can book any excursions you want. The pizza place across the street was very good for a late night snack. Ricardo was always quick to answer the phone or call back for any questions, and he is great to deal with. We would definitely stay here again.

Overall it’s a great place to stay

I really liked our stay at this property. The location and comfort was great! The owners were super helpful and very accommodating . However, there were a couple of things I would have liked to known about beforehand: Master bathroom - doesn’t have a door, so it’s open to the bedroom. No bicycles- apparently stolen, at some point. Pool- unusable during our stay...I suspect it’s a chronic issue. The use of bikes and proximity to the pool were two of the reasons I chose this rental, but didn’t dampen our appreciation of the home. If these issues don’t bother you then it’s definitely a worthwhile rental!

Perfect for our family

This condo was nicely equipped and perfectly located. We were central to everything; 5th Avenue, restaurants, the beach, grocery store, bus stop. No need for taxi or car. Very comfortable and quiet.

Quiet and comfortable condo in one of the best spots in Playa

There are only 6 condo units in this condo complex. I have stayed in three of them, and they are all nice. This particular unit is ground floor and further away from any street noise. The condo is nicely decorated, and there is comfortable furniture in every room. This is definitely on my list of condos to stay at again when I'm in Playa.

Great location and nice condo !

Well stocked condo. Had everything we needed . Comfortable beds , 3 tv's. Would have liked to have had 2 keys instead of 1. Made it hard for us , two couples going to different directions . So we had to work around that . But i would stay here again ! This condo has a sunken living room . So your having to step up and down . So if you have leg or knee problems you might want to pass this one up . It's wasn't a problem for us . There are plenty of restaurants and shops right outside the condo . Beach just a few blocks away . Great location for our vacation !!

Great place

We love this place. We have now stayed there twice now, we stay for the month. It feels like our home away from home. The patio has a BBQ grill . We go to the market and buy marinated flank steak and put it on the grill and it is delicious. We hope to go back next year. Owner and property manager are very nice and very helpful .

We stayed for a month. It was everything we expected!! Beautiful vacation home. Very comfortable we had such a good time there the location was great . We BBQ on the grill in the outdoor kitchen. We bought marinated steaks from mega mart they were absolutely delicious. The beach walking distance we used the chairs and cooler that were in the guest room. Thank you Ricardo and Vera for sharing your beautiful condo. Hope to go again next summer 😊

Fabulous Experience

We recently stayed (May 7-4 2016), and the property and its amenities were exactly as described. With 5 of us we did not find it camped - plenty of room for everyone. The pool was wonderful, and the patio provided a perfect escape from the sun. While there was construction going on beside the complex - at night it was very quiet and peaceful. Ingrid was great - made the check-in/out process hassle free, and helped us to arrange our return transport. We tried many f the restaurants along 5th and were not disappointed. Aldo's was a nightly experience - best gelato I've ever had. We will definietly return. Thanks Ricardo!

Beautifull place, amazing location.

I went for vacation with my parents for the first time in Playa del Carmen. The apartment is beautifull, well keep and the best location that you can ask for :a half block for 5th avenue in which all the restaurants, shops are. Ricardo helps us a lot with some many tips and recommendation. I will definitely come back to see all the rest that Playa has to offer! thank you so much for a wonderful time!

Wonderful stay!

My wife and I had the opportunity to spend four nights in the Chan Bahlum condo with our first trip to Playa del Carmen. The condo is in a perfect location being close enough to enjoy strolling along 5th Avenue, but far enough away that that there was no disturbance from loud music. We easily walked to every where we wanted to go, including the Mega and Walmart stores and the ferry to Cozumel, as well as many restaurants highly-rated on the Internet. Since our stay was so short we didn't use the kitchen facilities as much as we might have for a longer visit, but the kitchen was certainly well-equipped. There is an oven on the patio outside that has a maximum temperature of about 300 degrees, as well as a grill. We didn't use either during our stay. A great convenience was the filtered water tap in the kitchen, as well as on the ice maker in the fridge. No need to buy bottles of water. The condo has beach chairs and umbrellas to use. It was windy during our stay so the practicality of the umbrellas wasn't that great. In the hot afternoon sun that can be a problem. We spent our time at Mamitas beach, which was very nice; however, my wife wasn't a great fan of the music that was being played by the Mamitas Beach Club. It might be worth considering paying for chairs with an umbrella from one of the beach clubs if you plan on spending a full day at the beach. My wife and I expect that we will return to PDC, and next time around we will plan far enough in advance that we can stay at least a full week at Chan Bahlum. This is a popular condo for rentals, and now I understand why.

Perfect location and clean, nice unit

My family stayed in this unit in August to celebrate our 10th anniversary and a birth day from August 1st to 9th, 2015. The location of this condo is perfect if you do not like big resorts. We have two kids and would like them to see a little bit more outside of parks and resorts. This is perfect for us to spread out, and maybe cook a few meals to satisfy the kids. The kitchen works well. So does the air conditioning. We also enjoy the short walk to the beach, where the kids can spend the whole afternoon. We even spent a night till 1 am there on Coco beach, which is very romantic even with two kids. We did all the parks Xcaret, Xplor, Xel-ha, Coba, fishing trip, swimming with dolphins, boat tours, Akumal beach, etc.. This location is so convenient to meet all the tour groups and very close to the parks/beaches. I would not stay in Cancun and spend so much time driving to these parks. This unit is only 15 minutes from all the places we visited except Coba, minutes away from the tour group meeting places. It's the key of our being able to pack in all the destinations in 1 week. One thing to mention is that we wanted to do the whale shark tours, but it turned out it is a little bit too much for our 6 year-old. We'll be back and we recommend http://oceantoursmexico.com/ as boat tour operator. Their boat is clean and fast with nice people to hang around with. We did the 2-island tour, going to Paradise Island and Isla Mujeres, which is pretty nice with a nice snorkeling dip on the way. Also we definitely will want to go back to Akumal beach. So much fun swimming with turtles, even young kids can enjoy the activity. Xplore Fugo is so much fun that we missed the last bus going back to Playa when we got out of the park around 11:00 pm. A nice Mexican family gave us a ride to the 2nd street in Playa. We walked all the way back to the condo, regardless of the complaints from the kids. We had a chance to see the town late night at least once. What an experience!! Well, I get too far away from the condo itself. I just can not help it. It was too much fun. Back to the condo, the only issue is that the swimming pool did not work when we checked in due to the construction work next door. Good thing is that the condo is very quiet and people didn't work at night on the site at all. This is obviously different from in China where people work around the clock all the time with 3 shifts on any construction site. The pool recovered on our last night. We all jumped in there:-)

Ricardo and Vera Married in 2008 and lived in this condo for six years. We loved it and never got bored. There is so much to do and experience in the Riviera Maya! The best beaches that you can imagine, and the fun and food are spectacular

This property for Vera and I is our family's piece of paradise. We property managed the common area and were responsible for the high quality of what you will see while in Chan Bahlum. Tiled swimming pool, beautiful Maya waterfall and cenote on the property. A bountiful display of tropical plants that my wife Vera planted most of and cared for. Advanced lighting, water and security systems makes Chan Bahlum the ideal place to stay. Condo #4 is on the ground floor and has the most features to offer, and is adjacent to the pool.

We just love coming home to the sound of the cenote waterfall. Walking by the tropical gardens and past the pool to the entrance of our condo #4. We often prepared gourmet foods in are fully equip kitchen, or grilled steaks out in our outdoor grill. In the evenings we often enjoyed a glass of wine listening to music under the fans in the outdoor patio. Enjoyed the hammock for two and relaxed every evening. Quality restaurants and bars are all just a short walk away. The beach areas where we spent many day times enjoying the Mexican Caribbean. We could always stay in touch with our Vonage line and Vera called her family daily. I watch US shows with the 2 computers connected to the wide screen LED tv's. Its truly a spectacular place.
