Absolutely wonderful home, especially for a family with young children. The house was spotless and beautifully decorated. The neighborhood was walkable and you can’t beat having the pool within a few steps from the house. We loved the multiple patios and 2 living areas. Only a short drive to the beach as well. Plenty of great restaurants in the area too. Would highly recommend!

Great family beach vacation!

We had a great stay at Rick’s beach house! We had multiple families including infants and children, 9 people total. The location next to the pool and view of the bay was perfect! The home had plenty of room, we never felt on top of each other, and was well equipped with everything we needed for a fun stay. Perfect for your family vacation in style!

The property and owner were nothing less than perfect. The property was impeccable and the location was perfect. Both balconies made for great morning views of the dawn and peaceful evenings! Owner was incredible and very professional! Highly recommend!!!!!

We had a great time at this house. The community was wonderful - pool, gym, etc. The house was extremely comfortable and well equipped. Kitchen was stocked with supplies that you don’t typically find in a rental unit. We loved our stay and we’d absolutely return next year.

Hands down the cleanest and best vrbo house that I have ever stayed. Frank's communication on house and check in was better then I have ever seen. Nice quite neighborhood and close to pool. Would stay here again an would recommend it for anyone wanting to staying close to beach.

Totally Amazing!

Amazing, beautiful gorgeous property! Ricks home was cleaner than clean, and we found everything we needed. Everything was perfect! The beds were very comfortable, and the views were awesome and peaceful. The neighborhood is gorgeous and so well-maintained that you could not want for a better place for you, and your family. Truly God blessed us when we found this home, and such a fine host.

Delaware Beach Vacation

This property is beautiful, spacious and exactly as advertised. There were 9 of us total (4 adults and 5 teenagers) and we never felt confined. Whether we were in the kitchen, family room, on the deck or in the screened-in room, there was always ample space. We made use of all the sleeping accommodations. The 2 master suites were perfect for the adults and the kids were more than comfortable. The home is large, cozy, as clean as one would expect and had beautiful views. Sunrises in the mornings and a short walk across the street to the pool and exercise complex where the sunset can also be enjoyed. We used the exercise room and pool almost daily and there are docks close by where the kids enjoyed catching crab. A short drive to the beaches but just far enough away from the action making for a very relaxing place to return to each night. The screened in room with plenty of seating was a perfect way to end each night. The kitchen is large and well equipped with just about anything you could possibly need. The host checked in on us via text during the week to be sure we didn’t need anything which was a nice touch. We would highly recommend!

Spring Break VaCa

I will keep this simple & please trust my judgement because I love to read reviews and give them. Plus, I am super judgmental, LOL! PROS: The home was clean (super clean). The bathrooms were spacious and clean. The kitchen was clean, well stocked, and centered in the home nicely. The beds were comfortable and the bedrooms were spacious, especially the 2 Owners Suites! My parents particularly enjoyed the Office in the bottom level Owners Suite. It was very convenient, since my Dad was working. The multiple decks were great, especially the screened in area which had a heater if needed. We didn't touch it, but its a great addition! We enjoyed the games that were provided, especially on the rainy days. However, the highlight of my trip were all the amenities provided in the Garage area: there were enough bikes for our entire family and we rode bikes in the beautiful community and the neighbors were friendly, we attempted to fly the kite provided but the wind didn't cooperate, and my sister went crabbing plus their were fishing rods available!!!! Their are televisions in each room which are all smart TVs. Last but never least the VIEWS from all the rear windows were magnificent. Waking up to the sunrise was priceless. I just loved this home and I look forward to returning someday. CON: The white carpet on the 2nd floor. I wish it was wood. I refused to let my entire family eat or drink anything upstairs. White Carpet is not forgiving, LOL!!!!! GREAT HOME OVERALL....ENJOY!

College Reunion

We had a fabulous college reunion for 7 old friends at this beautiful home. Perfect in so many ways…gorgeous view, well equipped, perfect location near pool and a short drive to the beach. Could not have been any better; just wish it was longer!

kThe BEST stay we've ever had!

Frank Point is an absolutely beautiful house. It looks like it was professionally decorated. The kitchen was extremely well equipped and the beds were excellent! All six of us wanted to stay another week and will be sure to sign up to stay here again next year!

3rd annual end-of-the-summer tradition

This is now our family's 3rd summer in a row (and 4th time in total) staying at Rick's and what started as a vacation for 4 has doubled to 8 as grandparents have now joined. There is certainly more than enough room for everyone and then some. The views will NEVER get old nor will the friendly neighborhood (with pool, gym, clubhouse), or the proximity to everything, and most importantly the first-class hospitality you can expect from Rick. The house remains as immaculate as our first time there as does the furniture, appliances, rooms, and everything else that comes along with it. Thank you again Rick - we will see you real soon!

Fantastic Spring Vacation

Property is beautiful and the listing is very accurate. The home is everything you could wish for during a week away. Plenty of room and seating indoors and out. The home is well stocked and close to two grocery stores for your convenience. We had a great time enjoying the views and nearby activities. Owner is very organized and accessible. You can’t go wrong with this home!

A year-round treat!

This was our family's third stay at Rick's beautiful property. We've typically stayed in the summer when the beach was the primary attraction. However, visiting in April allowed us to explore Ocean City, Bethany, and Rehoboth, in addition to Fenwick Island - all of which are so close to the house. As always, an immaculate, and fully stocked house and kitchen. Great, quiet neighborhood, well suited for casual walks, or just playing outside in the yard. The firepit on the patio made for a cozy spot to enjoy both sunrises and sunsets. Thank you again Rick for your hospitality!

Truly amazing

This house was a wonderful place for my family’s vacation. We had 8-10 people here throughout the week and not once did we feel crowded. The location was amazing overlooking the bay. Watching the moonrises and sunrises from the deck was perfect way to start and end our days. The location of the house was so convenient and there are so many things to do in this area. I highly recommend staying here.

This was our family's second stay at the Frank Point house and every single day reminded us of why we couldn't wait to get back. Family Vacation

We had a delightful time at this house. We were able to do family pictures on the deck, swim at the pool, kayak, biking, some yard games, some used the exercise facility, hit the beach several days and attend a baseball tournament for our grandson Was a busy but relaxing week. Kitchen is well stocked and I always find something to leave and this trip it was a meat thermometer. Place is clean and orderly. We loved it.

We rented in The Overlook in July 2018 and were absolutely amazed with this community and the high-quality homes. Within 6 months, we had our own vacation home built on lot #1 at the waterfront right next to the community center.

Best panoromic bay view in the development. The house and location has everything, housing up to 10 people in a beautiful development on the bay but only minutes from hundreds of restaurants and activities and many Atlantic Ocean beaches.
