Hello. We are very sorry to hear you had issues with your stay. We would have loved for you to contact us while you where staying so we could try and fix any issue you had. Yes, the property does have steps from road to house and house to dock. This is quite common at Lake of the Ozarks. I am very sorry the grill and deck area where dirty and not properly taken care of by the cleaning staff before your stay. Our deck is tree covered which makes it very comfortable in the summer to not have the hot summer sun beating down on you in the afternoon, but with that comes the leaves bark and little limbs falling on a daily basis and most renters just use the broom we have provided to sweep up. I would like to note that our house is not listed as having wifi, we feel that the house is a getaway and have chose to not have it to promote getting outside and enjoying the beautiful lake and scenery. No we do not have lamps throughout the house as there is plenty of overhead lights. Having condiments for renters is not a safe thing to do. Due to food safety standards we cannot control we do not supply any food products. The damage deposit of $500 is not out of the ordinary, with a house this size $500 does not go far to fix broken and or destroyed items. Vrbo is the one who releases funds back to you, not us, we have no control over that part however it does state at your booking time exactly when the deposit will be refunded. We only see that deposit if we report an issue, This is their policy. Lastly I would like to address the accusation that we have rats… this is untrue and we have never had rats or rodents in the property. We do have wild animals at the property as it is not in a city setting, but not in the house. If food trash is left out you will definitely see some raccoons, squirrels, birds.We take pride in our home we rent and we want it to be enjoyable for all our guests. As for pricing I believe if you looked at other homes in the area that can sleep the amount of people we can and also have a private dock with calm water you would see we are low. There are 4 other houses in our cove that sleep less people but charge $375-450 per night plus deposit, with a $300 cleaning fee and then fees on top of that. We try to price our house so that multiple families can come enjoy our house together. We thank you for staying and are very sorry you didn’t enjoy it because that is our main goal and after 3 years and over 100 renters we feel we do a good job of that.

You were not scammed, I was the last person to stay there before you arrived. The bunk bed was not broken, there were no eggs broken on the ground, and the grill worked just fine. We do not replace the grill after each use and yes sometimes you need to scrub the grates, we provide a brush for this. Bathroom door works just fine. At no point did you communicate any issues with us. We found our wash clothes full of feces under the bed and behind the shelf in the downstairs bathroom. Trash under the beds, trash in the yard, trash on the deck, bags of trash in the kitchen. None of the exit instructions were followed. Maybe instead of lying and blasting us on here you should have responded to the claim and explained what happened, as you stated we communicate with people very well.
