We at BnB Host Management understand that during this time of a Major Disruptive World Event, travel and petrol are an uncertainty.
This also comes under Extenuating Circumstances.
I can promise you that in the circumstance that you are unable to travel due to petrol shortages or Airport closures, I will override any cancellation policy and will organise a refund for you.
There would be only two considerations for you:
1) When a guest is entitled to a refund, we reserve the right to pass on any credit card transaction fees to the primary booking guest, relating to their reservation.
2) We would just require any kind of documentation of proof, to confirm your cancellation request falls within the `Extenuating Circumstances`.
Sunset Balcony is a quaint 3 Bedroom, 1 upstairs bathroom & downstairs powder room, coastal home. Boasts spectacular views of Western Port Bay & French Island which are visible from the lounge, kitchen, bedroom and the balcony! Walking distance to Grantville beach & 20 minutes from Phillip Island. This is the perfect family destination to relax and unwind together! Even enjoy the balcony, free Wi Fi, free Netflix and the kids enjoy board games and play kitchen!
THE PROPERTY OVERVIEW You will feel at home immediately. There is a living/lounge area with a wall mounted Air Conditioner. There is also an open style kitchen between the lounge and meals area. The main toilet is found between the entrance and the laundry. There are 2 bedrooms upstairs with queen size beds. LOUNGE There is free Netflix and easy access YouTube on the huge 70 inch Ultra High Definition Smart TV with both platforms having their own designated button at the bottom of the Hisense remote. There is also a sound bar located under the TV for your enhanced enjoyment. In the lounge there are 2 comfortable Sofas with a kids play kitchen area to the side. The lounge also has a fireplace for guest use. There are also fire gloves and tongs beside the fireplace for you to be able to safely start and maintain the fireplace. MAIN BATHROOM The Main Bathroom has a combination Bath/Shower, 2 Hand Towels, 2 bath mats, 2 face washers and a spare bath towel. NB: Personal guest towels are supplied and located on the end of each bed. Shampoo, conditioner, body wash, moisturiser and cakes of soap are also included as part of the starter welcome pack. The bathroom has any easy to use lock on the door for your privacy. KITCHEN/MEALS The house has a self-contained kitchen. It comes fully equipped with appliances, crockery, cutlery and all the utensils you could need. The kitchen includes a fridge, freezer, microwave, electric hot plates, oven, sink, kettle, toaster. A full range of drinking glasses, plates, bowls and cutlery can be found in the kitchen cupboards. Kitchen also has a USB and Power Point combo to run kitchen appliances and to charge your phone. LAUNDRY The laundry has a washing machine and a dryer which are both available for guest use. An iron is also located in the laundry cupboard shelf and the ironing board is also supplied for your use behind washing machine. There is also a portable drying rack and a small fold out portable step ladder available for use to reach the upper shelves throughout the house. BBQ Please feel free to enjoy the BBQ we have supplied. Use the provided cleaning equipment to clean the BBQ after use. Thank you.
You have private parking out the front of the property and at the back of the property. There is also a car shed at the back of the property.
Although we won`t be available in person, we are only a message away via the booking platform inbox. Access to the property is keyless entry. A Personal code will be sent to you before your arrival. NEIGHBOURHOOD DESCRIPTION Grantville is a small town on the eastern shore of Western Port Bay, less than 20 minutes to Phillip Island. Grantville, with its town shopping centre and foreshore caravan park, is predominantly a retirement and holiday destination. The shopping centre`s located both sides of the Bass Highway include: BP Service Station, Hot Chic Charcoal Chicken, Bottle-o, Op Shop, Ray`s Pizza Pasta, Deli-on-Bass, Seaside Fish & Chips, Bakery, Grantville Pantry Licensed CAFE Restaurant, Grantville Medical Centre, Dorevitch Pathology, Mitre 10, Newsagency, numerous Real Estate Agents and the Grantville Pharmacy. Ideally located less than 20 minutes to Phillip Island makes this perfect location to enjoy all of the Island`s many tourist attractions. Even closer to Grantville is the Maru Koala & Animal park on the Bass Highway. Numerous local wineries in the region are well worth visiting including Ramsay`s Vin Rose, Nyora Winery, Bass Valley Estate and The Gurdies Winery. All four of these Estates are less than 10 kms from the Bass Hwy. The Wineries turnoff at Hurdy Gurdy Creek is just a few minutes north of Grantville. The Grantville Gurdies Nature Conservation Reserves and the Grantville 700 metre coastal walking track north from the pier along the shoreline are popular walks. The area around Grantville has over 54 species of native orchids and is popular with bushwalkers and visitors eager to escape Melbourne`s suburbia. It was once a supply port for the settlers in the adjacent hill country and a timber town with four sawmills linked by tramway to the local jetty.

Pets allowed upon owners approval. You must alert us at the time of making your reservation if you wish to bring a pet/pets and provide details of their breed.
FULLY REFUNDABLE DAMAGE SECURITY BOND: $450 will be activated 1 day before your arrival date. Please ensure you have sufficient fund in your chosen payment method.
Quiet times are between 11pm and 7am.
No schoolies. Guest Booking must be over the age of 25 years.
Please treat this home with respect as if it were your own.
If you move furniture around, please put it back in the original place before you depart. Cleaners are not furniture movers.
Please observe the check out instructions before departing. If you use the BBQ, please use the provided BBQ cleaning equipment to leave the BBQ clean for the next guest. If the cleaners have to clean the BBQ after you, they will charge an extra $25 fee.
The cleaning fee covers a standard clean only. If cleaners are forced to stay longer, due to guests lack of care, then BnB Host Management reserve the right to pass those extra costs onto the guest.
There will be a minimum fine of $200 as a consequence for smoking, partying or bringing in unapproved animals.
If we are forced to close off the booking calendar due to guests lack of care eg: Needing to air the property out for a few days due to bad odours, such as smoke, alcohol or vomit being trapped in the carpet and curtains, we retain the right to charge the guest for each night blocked off.
If you unplug any input or output cords from TV`s, please return them as you found them. It is not the cleaners job to have to do this. If the cleaners do have to stay for longer trying to sort out TV connections, there will be an extra charge of $25. If a technician needs to be called in, then BnB Host Management reserve the right to pass those extra costs onto the guest.

It was a disappointing experience. Accommodation was a cute cottage but had a stale smell. A lot of the appliances and dishes needed to be cleaned before use. Not enough cutlery per guest. Beware you need to supply everything. Even dishwashing liquid. Communication with host was frustrating and very unprofessional. We had to leave early due to a power outage that impacted the whole area. Host did do the right thing and reimburse us for the night we didn’t use.

I think this is a bit harsh given that one of your payments failed and even with prompting, was never paid. There was a state of emergency in Vic with fires, heat wave, severe winds and power outages statewide. We were all doing the best we could in the extenuating circumstances with many guests and host struggling. However, you were the only guest constantly complaining, whilst other guests were understanding. You know what they say about emergency situations, they bring out the best and worst in people.

Classic Beach House with a sea view.
Classic beach house. Whilst it is old and has charm, it is well-appointed and everything worked. Booking here you feel looked after. We entertained with friends additional to people staying there and found everything we needed. Crockery etc. was not minimal for the max occupation. Space for vehicles. It is close to Bass Highway but you can't hear the road.
