📦 START-UP SUPPLIES: To help you settle in, we provide the following essentials as a one-time starter set: 🧻 2 rolls of toilet paper per bathroom & 1 roll of paper towels. 🧼 Hand soap, dish soap, dish detergent, and a sponge. 🗑️ Trash bags for each can & a few laundry sheets. ☕ Ground coffee or coffee pods & dish towel(s). 🛀 One full set of bath towels and one beach towel per person. (Note: We do not provide extra supplies during your stay. Items NOT provided include shampoo, body wash, conditioner, tissues, spices, oils, sugar/cream, or foil.)
🚗 PARKING & ACCESS: One (1) car per reservation may park in the Garage (or in yellow-lined spots across from the gift shop if the Garage is full) using the pass found in the unit. Additional cars incur a $20 daily fee and must park in white-lined spaces with the attendant on duty. Elevators: Three elevators provide convenient access from the garage ground level to the 4th floor.

Wristbands issued at the gift shop. 🐾 Animals: Under ADA and Florida law, owners are not required to allow emotional support animals (ESAs); only documented service animals are permitted. ❄️ AC/Heat: All 3 thermostats must be set to the same mode (either all Heat or all Cool) to function properly. 🚭 Smoke-Free & Vape-Free Environment: To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. 🌊✨
📝 RENTAL AGREEMENT & PAYER REQUIREMENTS: If someone else is paying for your stay, their name and email must be added to the booking, and THE PAYER MUST SIGN THE RENTAL AGREEMENT. Only the authorized payer may sign the rental agreement. Your check-in instructions will be automatically sent at 3PM on your arrival day, PROVIDED THE PAYER HAS SIGNED THE RENTAL AGREEMENT.
🕒 EARLY CHECK-IN POLICY: Because we have a high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.
Please note that this unit is self-check-in. This is an individually owned condo. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.
🚨 STRICT NO REFUND POLICY (PLEASE READ): TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues, such as flight cancellations.
Hurricane Season (June 1 – Nov 30): There are no exceptions for the threat of an approaching Hurricane or for hurricane aftermath, including potential closures of restaurants, roads, beaches, pools, elevators, or loss of utilities. We strongly urge you to purchase "Cancel For Any Reason" (CFAR) travel insurance through a 3rd party to protect your stay. Date changes are not guaranteed, but if allowed, are subject to a $50 fee plus any rate differences.
📬 MAIL: Mail delivery is not permitted at this vacation rental. If you need mail during your stay, we recommend purchasing a local P.O. Box.

Overall our family of 6 with 4 young children really enjoyed our stay. We had never been to Indian Rocks Beach and found this location to be perfect. The price was a bit high, but it was spring break week so somewhat expected (off weeks looked reasonable!). We loved the Water park on site, great view of the marina area (we saw dolphins, flamingos, etc), and a short walk to the beach and restaurants. It was extremely helpful to have the beach wagon, sand toys, chairs, etc as well. We found the condo looked just like the pictures and was clean. Some suggestions that would have made it a 10/10 for us (some I shared at checkout): the washer needed a good cleaning as a front load that smelled, the vacuum also smelled bad when used, and the dishwasher was pretty useless. The only other things I would add are the beach umbrella desperately needed to be replaced (rusty, sharp edges), blackout curtains would be an amazing add as the hall light shined through one of the rooms brightly, and one of the mattresses sank so bad to the middle we could only put one person in it. Those things certainly didn’t overshadow our great stay at all, but could be addressed fairly easily!

we're glad you enjoyed the stay and location! thanks for taking good care of the condo! sorry for any trouble during the stay. unfortunately, as we explained to you already, we do wipe out the washer rims as often as we possibly can. it is a notorious problem with front loading washers. it's mainly caused by guests not leaving the washer door open while not in use to properly air out. we will address the beach umbrella and replace it. had you let us know we quickly would have dropped a new one off to you. take care!
