Pet Fee - One pet is allowed with an additional $150 payment. Please let me know at the time of booking that you will be bringing a furry friend! Any unauthorized pets will result in in a $500 penalty.


Early Check-Ins and Late Check-Outs are difficult to accommodate.  If you need additional time, please consider booking an extra day.


Local guests are permitted to book on an exception basis only.  Local groups looking to use the property for a party, gathering or other group event are expressly prohibited and your reservation may be canceled.


Any guest booking this property must be staying at the property for the full duration of the reservation and is responsible for the actions of all people in the group.  Bookings made on behalf of others are allowed for some unique circumstances so please inquire if you are planning to book for someone else but do not intend to stay yourself.


Very simply, please respect my home and my neighbors. Please read these rules carefully and take them seriously, failure to comply will result in forfeiture of your deposit and/or termination of your reservation without a refund.


1.) No parties or additional overnight guests without prior approval. Noise disturbances reported by neighbors or police are unacceptable.

2.) Additional visitors are not permitted at my property.  Only registered guests may access the property for the entire duration of your stay.

3.) Please ensure you have left the premises and returned any keys issued to the designated location by the agreed upon check-out time. Failure to do so will result in a $250 late check-out penalty.

4.) Absolutely no smoking (of anything) inside the unit or on building premises. Additionally, local law prohibits smoking within 15 feet of any entrance. If there is evidence of smoking, including odor, there will be a $1,000 smoke remediation charge. “Smoking” means inhaling, exhaling, breathing, carrying, or possessing any lighted or electronic cigar, cigarette, pipe, vaporizer, joint, or other tobacco or marijuana product in any manner or in any form. No marijuana, medical or otherwise, may be used, grown, stored or consumed on the premises.

5.) Please be respectful of my neighbors and be mindful of noise and loud music. Please observe quiet hours from 10:00 PM-8:00 AM daily.

6.) Pets are not allowed at the property unless previously approved and pet fee paid. You will be charged $500 if you bring an unauthorized animal.

7.) Lockouts will result in a $150 fee per occurrence. Additionally, lost keys will incur a $50 per key fee.

8.) I acknowledge that as the primary guest on the reservation that I am staying at the property for the entire duration of the stay and responsible for the actions of all guests.  If you are NOT staying at the property and booking on behalf of others, please contact us as limited exceptions are permitted to this rule.

10.) Lost and Found:  We are not responsible for any personal items left behind. If you let us know what personal items you are missing we will make an attempt to locate those in our lost and found and have them shipped to you at your own expense. Please be sure to check the home (including all drawers and closets) before you depart to ensure you have all of your personal belongings.

* To abide by all legal requirements and building security rules, you may be asked to sign a rental usage agreement that governs the terms of your stay, provide a copy of your official government-issued photo ID, confirm your contact information, provide a valid credit card with a name that matches your ID, pass through our verification portal and, in some instances, complete a criminal background check. This information is collected for verification purposes only and is not stored or otherwise used for any other purpose.

* We do additional verifications using AutoHost after you book and we reserve the right to reject bookings that fail our tests. Additionally, you must have a good track record on Airbnb as a guest.

Weekend stay
Our check in email was not sent so I was emailing/calling the day before we were to arrive. Red awning was not helpful but All Set Concierge in Chicago was awesome. Very receptive and took care of all my concerns. The key lockbox was outdoors in Chicago and difficult to operate in temps near zero. Quite frozen. All in all the unit was as advertised and we enjoyed our stay.

Very cozy clean close to areas. Great neighborhood. Could use more cutlery, new pots and pans. But excellent!

Great location, parking included, needs light on staircase
The Good: - This was a near perfect location for visiting the Wicker Park area. - The street was beautiful, and it was walking distance to a park, grocery store, etc. - It was especially great to have a parking spot included (fyi, it is a tight fit for large vehicles). - The WiFi worked well while we were there. - The bathroom was large and had double sinks. - It was great to have three bedrooms with full beds. Needs Improvement: - The wooden staircase off of the back porch area does not have a light and can be dangerous if you are using it at night or in the rain. My father fell on the last step (because it was dark, wet, and unlit), and my mother almost missed the bottom step several times as well. - Although the WiFi worked, the television itself did not always work. We didn't ask for assistance while we were there because we didn't care about watching television on our trip. - The toilet constantly runs. (This might have been fixed by now, though.) - This property is managed by a third party, and they are good at responding quickly to messages. However, if you need to talk to the property owner for some reason, they are more difficult to reach.

Wonderful Quiet Safe
We had a wonderful time staying at this property. It was very clean and cozy. The neighborhood was super safe and quiet. The location was convenient as it is walking distance from restaurants and concert venues. Five stars.
