Welcome to A302.. beachfront living at its finest. This beautiful four bedroom, three bathroom villa comfortably sleeps ten and will allure you back year after year. It is just steps away from the gorgeous emerald Gulf of Mexico with its sugary white sand. Enjoy incredible views from the living room, kitchen, dining room, master bedroom and expansive balcony. The balcony offers comfortable seating for your morning coffee, lunch, dinner or reading a book as you listen to the calming waves crash onto the shore.

This property is located in the sought-after area of 30A and is within walking distance of Gulf Place. Gulf Place has many shops, restaurants, a spa and nail salon. Next door to Gulf Place you will find the Shunk Gulley restaurant, Papa Surf Burgers and Pecan Jack's Ice Cream & Candy Shop. Everything you need is in close proximity to this villa.

Drive or ride a bike down the 18.5 mile stretch of 30A to enjoy Blue Mountain Beach, Grayton Beach, Watercolor, Seaside, Seagrove, Alys Beach, Seacrest and Rosemary Beach. What a special place to stay. You couldnt ask for a better location....steps from pool, beach, restaurants, ice cream! Everything was comfortable and the host, Norma, was amazing!

Location is incredible, on the Gulf, in the retail, close to retail and restaurants! The views from the condo were amazing and the other people in the other units were friendly and respectful. Downside was no grill that is really usable (think “city park” type grill shared by all of the units, and the public beach is way too small for the sheer number of people in all of the rentals off of the beach in the area…..as a result, the beach is really only semi-private (more semiprivate than private) and by late afternoon it is not private at all. It made for great people watching and didn’t change how wonderful the water is! But temper expectations, because it was easily 50% public. Nonetheless, we had a blast and would return if the opportunity presents itself!! Thanks to the host for a great place and memorable family vacation!!

This is a great condo! Gorgeous view of the pristine Beach with a comfortable balcony! I was down with a group of ladies and we had plenty of room. Everything was clean and well equipped. We enjoyed walking to restaurants just across the street thank you Norma for all the special touches and communication. We will definitely be back.

We had an amazing stay with great communication with the property manager from start to finish. The location of the property was perfect. We were able to walk/bike to so many places and didn’t even need to use our car. The heated pool was amazing for the chillier days we experienced. As opposed to many other “heated pools” we’ve experienced in the past, this one was truly heated to a very comfortable temperature. The condo had everything we needed for a fun spring break.

Peaceful Retreat

We thoroughly enjoyed our stay! It’s beautifully decorated and comfortable as well. Being right on the beach was amazing. There is no better place than 30A to enjoy the most beautiful beaches and this condo was a wonderful place to enjoy them.

Santa Rosa Beach Vacation

Beautiful Oceanfront condo with stunning views of the gulf. Easy access to the beach and close by nearby restaurants and shops. Well secured property with oceanfront pool. Units all have nice balconies and great for family beach time fun.

Perfect spot

We were a group of 9 comprised of 2 households. The neighborhood was exactly what we were looking for, as it was a little more lowkey than Destin but still had great shopping and dining. Beach was beautiful and the condo was very nice, well appointed and maintained. Checked all the boxes for our group - would definitely look to stay here again.

Great view and convenient location

We lucked out with great weather in November for Thanksgiving week. Our family thoroughly enjoyed the view, access to the heated pool and beach. Shops and restaurants were easily accessible across the street. The condo was well layed out with bedrooms that still felt private. The kitchen had everything we needed. Great apot

Family Vacation

Plenty of room for 6 adults and 3 kids ages 5,2 and 1. kitchen is well stocked and had plenty of towels ,pillows and extra blankets. Location is perfect. Beach is great. Norma Jean was quick to respond with any questions we had. Would stay at this property again.

We had an incredible time vacationing in Santa Rosa beach and there was so much to love about this condo. We had 6 adults and 3 young kids in our group. The location was amazing. The unit was spacious, comfortable, and had everything we could want and more (thank you for all the puzzles). The views were also beautiful. The main area that could use improvement is the overall cleanliness. While the condo appeared tidy at first glance, it could benefit from a much more thorough deep cleaning. There was a noticeable amount of dust throughout the unit, which unfortunately triggered my allergies shortly after we arrived. We also found a few items/thrash under furniture left by a previous tenant. The private beach access was another great feature, but there were a few things we wish we had known before we booked. The beach chair/umbrella rental service took over the entire front row of the beach, even when the chairs were unused/not reserved. We had brought our own chairs and umbrellas but were unable to set up closer to the water line, making it more difficult to keep an eye on our kids while they played. We also learned that personal beach tents were not permitted on the private beach, which wasn’t mentioned in the listing. While these policies may be outside the owner’s control, informing future guests would be helpful. Overall, we really enjoyed our stay and appreciated the beautiful location and home. Prior to your arrival, the condo received its regular cleaning, a mini deep clean, as well as a professional cleaning of the sofas and area rugs throughout the condo. It is possible that a little dust from the professional rug and sofa cleaning may have settled in the area where you noticed it. We sincerely apologize. Our only wish is that you had alerted us to the situation during your stay, as we would have been more than happy to address it promptly. Moving forward, we will ensure that our housekeeping staff carefully inspects the areas around the rugs and sofas following any professional upholstery and rug cleaning. Regarding the beach service, we appreciate you bringing the tent policy to our attention. We will alert future guests in our ad that tents are not permitted on our private beach so they can plan accordingly. Thank you for your valuable feedback. Absolutely great for a family

The unit was great for our large family! Bedooms, bathrooms, kitchen, and living rooms are all spacious. Everything was clean when we arrived, even a nice welcome basket. Communication with the manager was great, she even checked on us midway just to make sure we were having a great time or needed anything. It is a private beach section, but it is located directly next to public access so there was some inconsistency about who could setup chairs and where. The entire Villas is a great sized complex, 4 stories high but each building only has 8 units, so never an issue with elevator waits. Location is great for walking to dinner, coffee, shops. We had a great stay!

Great condo!

We absolutely loved this condo! The location, cleanliness, view of the beach, fully stocked kitchen, comfy blankets and homey feeling - it was perfect. We’ve stayed up and down 30A and this was our favorite spot. Im usually drawn to more updated furniture and decor — but this one was so well stocked and comfortable that I just didn’t care. Great communication with the property manager. She was so helpful. We had zero issues and a perfect week at the beach.

Location Perfect

Light bulbs very dim in master area and master bath. Entire condo needs a thorough cleaning including carpet. We have stayed in this unit before and love the location. Unit was immaculate before just needs a cleaning.

Great Vacation

My family and I had a wonderful time in Santa Rosa staying in “Patch of Heaven”. The unit was ready for us on arrival and we found it to be clean and exactly as photos and previous reviews described. The unit has a great view from the balcony and is very convenient to the whole area. The unit is well equipped, has plenty of space for a large group and the bunk room was a kid favorite. The property offers a gated parking area with plenty of room to park, which is a big plus. Norma Jean, the property manager, even checked up on us to make sure everything was going well and we didn’t need anything! We would definitely stay here again!

Couldn’t ask for better location!

Was very impressed with our stay here throughout the entirety of our trip. The location is perfect, short walk to everything you can need. We left jewelry at the condo upon leaving and I quickly let our property manager know and it was found and mailed back to us the same day! Had no issues. I do recommend renting an umbrella and chairs if you want an ocean view on the beach. Otherwise you will have to sit behind them. The communication between myself and the hosts could not have been quicker and easier. Would definitely stay again!

30 a vacay

Overall. Very well with the accommodations. Not impressed with the beach company u have to rent chairs from. You have to spend a lot of money to get to the ocean you supposedly paid for They we’re rude and unprofessional Not impressed with them at all Limits extremely what u can set up or even build a sand castle with the kids.

Family beach trip

Absolutely wonderful property, beautifully decorated and furnished down to the smallest detail. We even had fresh flowers in the foyer and master bathroom when we arrived, plus a bottle of wine and a loaf of delicious fresh cinnamon bread waiting for us in the kitchen. This unit was perfect for our family of nine. All the beds were exceptionally comfortable. There were plenty of towels, a thoroughly equipped kitchen, lovely and comfy balcony overlooking the ocean. The pool was very much enjoyed by our young grandchildren. We had only two very small issues, one being a sometimes bad WiFi connection, and the other being the shower heads could all stand being replaced….neither a big problem but worth noting. Bottom line is, we all adored our stay and will definitely be back as well as recommend it to friends.

The beach condo was fantastic. We want to come again. The 4 bedrooms fit our family. Noise didn’t carry through the condo. Kitchen was well furnished along with the living area. But the MOST fabulous part was the beach view. The condo had a big balcony right on the beach. The area had shops and restaurants that were easily walkable. It was a wonderful place. Also there was easy parking.
