Our home is nestled in the heart of the Colorado Rocky Mountains and is the perfect Gathering Place for your entire family and friends. This comfortable home with four bedrooms and five bathrooms that will sleep ten comfortably and has more than enough room for additional family members at our special getaway. The Overlook Estate is minutes to Granby Ranch, Winter Park, and Grand Lake are all beautiful areas year-round. The outdoor activities are endless. During spring, summer, and fall, the hiking, biking, horseback riding, and fishing are just steps away. Four world-class golf courses are all within 30 minutes or less. Two courses are less than 10 minutes from the front door. In the winter season, enjoy the downhill skiing at Granby Ranch, Winter Park, and Steamboat. If you would rather cross country ski, snowshoe, tubing/sledding, or snowmobile, we are 20 minutes from Snow Mountain Ranch. Whether you are on the go enjoying all the activities or just relaxing in our home, this is the perfect place to be.

Soak in the amazing views from the panoramic bank of windows when you first walk in the front door. Your friends and family will enjoy the grand gas fireplace after a day spent on the slopes. Relax on multiple sofas or in comfy armchairs. Your favorite TV show can be viewed in every room and will help you feel right at home or just enjoy the marvelous sunsets on the deck with a BBQ dinner.

The gourmet kitchen has everything you will need to enjoy fixing delicious meals for the whole family in the central floor kitchen, detailed with soapstone counter tops, stainless-steel appliances with an oversized fridge with enough storage to feed all those hungry mouths. The kitchen is fully stocked with all flatware, utensils, and items needed to prepare delicious family-time meals. A spacious kitchen island, and expansive dining room table for all to gather and make special memories.

The primary suite has a plush queen-sized bed, wall-mounted HD TV, a walk-in closet, and an elegant en-suite bath with an exquisite soaking tub, walk-in shower, double vanity sink, and private water closet.

On the second floor, you’ll find two peaceful bedroom suites with lavish queen-size beds, en-suite bathrooms, walk-in closets, and large HDTVs.

For the business professionals that must remain connected, the loft area provides a working office space that encompasses the amazing views from the panoramic bank of windows.

In the basement, you’ll find two bedrooms, one with a King-sized bed and a bunk room with built-in double beds and an elegant bathroom. You’ll also find the spacious recreational entertainment room with multiple couches, a ping-pong table, a wet bar, and ample room for everyone to gather for game time.

Guest amenities include Wi-Fi, a full-sized washer/dryer, satellite TV and garage parking for two cars, and additional parking on the driveway.

Please adhere to the following HOA Rules:
• Trailers, campers, RV’s, boats cannot be parked on the property for more than 24 hours. All vehicles must be parked in driveway overnight.
• ATV’s, dirt bikes, snow mobiles and any other off road motorized vehicles may not be driven on community roads or properties
• No loud outdoor noise between 10 pm to 8 am daily.
• Outdoor lights should be turned off by 10 pm
• Guests must adhere to all county fire bans. Fireworks are NEVER permitted
