Also note: As of early 2025, Sunriver Resort has privatized its golf courses, restricting access to resort guests only. Unfortunately, this means vacation renters—including guests staying at our home—no longer have guaranteed access to the Sunriver golf courses.
If golfing at Sunriver Resort is important to your stay, we strongly recommend contacting the Sunriver Lodge directly before booking to inquire about potential access.

SHORT-TERM RENTAL AGREEMENT
As proud hosts dedicated to ensuring your visit is both memorable and comfortable, we have created this Short-Term Rental Agreement to protect both the Host and the Guest. This Agreement sets forth clear expectations, guidelines, and responsibilities before your stay, ensuring a smooth and enjoyable experience for everyone. Our home is more than just a place to stay; it's where you can make lasting family memories.

This Short-Term Rental Agreement (“Agreement”) is made between:
• Guest: ("Guest"), including all members of their party, visitors, and overnight guests
• Host: ("Host"), The person(s) or company that owns the property.
THE PREMISES
The Host agrees to license the following property to the Guest, and the Guest agrees to occupy the property with permission from the Host:
Hereinafter referred to as the "Premises."
LICENSE TERM
The Guest and all members of their party, visitors, and overnight guests are permitted to occupy the Premises from the listed check-in date at 4:00pm to the listed check-out date at 11:00am ("License Term"). The maximum stay allowed is 28 days.
AGE REQUIREMENT
The Guest making the reservation must be at least 25 years old at the time of booking.
QUIET HOURS
Quiet hours are from 10:00 PM to sunrise. No music or loud audio during this period to respect the surrounding residents. The Guest and all members of their party, visitors, and overnight guests must observe these quiet hours.
OCCUPANTS
The Premises shall not exceed the maximum number of occupants listed on your reservation. Exceeding this limit, whether by members of the Guest’s party, visitors, or overnight guests, may result in termination of the Agreement.
BOOKING FEES
The Guest agrees to pay the Host the booking fee amount as specified during the booking process.
UTILITIES
The Host will provide utilities, with no additional charges to the Guest or any members of their party, except in cases of excessive utility use, which may incur extra fees.
PETS & SMOKING POLICY
• Pet Policy: Our property is strictly pet-free. To maintain a clean and allergen-free environment, we ask that you and your guests refrain from bringing any pets onto the premises, including the house, garage, decks, and driveway. Please note that bringing pets onto the property will incur a minimum cleaning fee of $750 to cover the cost of additional cleaning and sanitization, with the final amount depending on the extent of cleaning required.
• Smoking: Smoking is strictly prohibited inside the Premises and on the property. A $750 deep cleaning fee will apply for violations by the Guest, members of their party, or any visitors.
INSPECTIONS & ENTRY
The Host and authorized agents reserve the right to enter the Premises for maintenance or repairs, with prior notice provided to the Guest. In emergencies, entry may occur without notice. This applies regardless of whether the Guest, members of their party, or visitors are present.
MAINTENANCE & CLEANING
The Guest and all members of their party agree to maintain the Premises in a clean and orderly manner, consistent with or exceeding the standards of ordinary use by vacationers. The property should be left in the same condition as when first occupied. Any damage beyond normal wear and tear, caused by the Guest, members of their party, or visitors, will be charged to the Guest's payment method on file. The condition of the property has been thoroughly documented with photos and/or video prior to check-in.
TRASH DISPOSAL
Trash must be disposed of according to the Host’s instructions by the Guest, members of their party, or visitors.
HOLD HARMLESS
The Guest, along with all members of their party and visitors, agree to hold the Host, owners, and agents harmless against any claims for personal injury, property damage, or loss arising from the use of the Premises. The Guest acknowledges that any insurance carried by the Host does not cover the personal belongings of the Guest, members of their party, or visitors.
USE OF PREMISES & ILLEGAL ACTIVITY
The Premises are to be used solely for residential purposes by the Guest, members of their party, and visitors. Commercial activity, including the sale of goods and services, is prohibited. Any illegal activity, including drug use or disorderly conduct, by the Guest, members of their party, or visitors will result in immediate termination of the Agreement and forfeiture of any rental fees.
OCCUPANCY RIGHTS
This Agreement grants the Guest, and all members of their party, a temporary, non-exclusive license to occupy the Premises. The Host retains the right to enter for maintenance or repairs, as specified above.
ASSUMPTION OF RISK & LIABILITY WAIVER
By booking the property, the Guest acknowledges and assumes all risks associated with their stay, including those involving all members of their party, visitors, and overnight guests.
