This is a newly gutted and fully remodeled condo. It is one of the nicest you will find at Edgewater. No expense has been spared to make this the best vacation you have ever had. Whether it be the huge flat screen TV's in every room with included DVD player and DVR on each, the pillow top mattresses and sleeper sofa with upgraded memory foam, granite on all surfaces in the kitchen and bathrooms...t is the details that set this place apart. No expense has been spared.

Edgewater Resort charges a $50 registration fee which includes one parking pass. You may resgister another vehicle for an additional $30 via the registration site. The link to register will be provided once the reservation is paid in full.

Must be 25+ years old to reserve this property.

Great condo

We loved the outside furniture on the balcony, 4 LG Flatscreen tvs, beds were very comfortable, walk-in shower very nice, leather recliner was excellent, and on the first floor. We will stay here again.

Great spring break with my friends!

The condo and amenities were all great! Spacious and clean rooms with great access to the beach, pool and hot tubs. Would stay here again!

Great Location

Property has been nicely updated. The location is fantastic, right on the beach with beautiful sunset views. Easy access to all amenities and the parking lot.

Pcb vacation

Stay was short due to hurricane helene we left on tuesday evening to be safe we live 6 hours away. Condo was nice had a fee issues door knob off the door going into queen bedroom and dryer not working in bedroom on parking lot side no note on it saying do t plug it up it started burning when i tried to plug it in and use it and broken chair on deck one board other than tah great place to stay i did not get to stay until saturday 09/28/24 we decided to leave before things got bad for my grandchildrens safety

Great Condo

Rating Details: The property manager was more than helpful. The vacation rental was very clean. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We had a great time (other than the double red flag all week) The condo was great, location and views were awesome! Plenty of room for everyone. We were close to the restaurant and Lagoon pool and Beach. Definitely recommend this condo.

Family gathering

The location is very good - close to whatever you need and easy access to the beach. However, the balcony is directly over the hot tub - and the smell of propane gas was at times so pervasive we couldn't go out on the terrace or leave the door open. The unit was clean except for the 2 sofas, which were dirty, stained and badly in need of cleaning I also, personally find a 9am check out a little inconsiderate, considering they want all the beds stripped etc etc

Great pools and amenities, but…

Condo was not the cleanest. Trash under the beds. The sliding glass door was extremely hard to open and close due to sand, dirt, and thick grime on the tracks. Loved the location, but the cleaning crew didn’t do the best job

Great Location!

Really good location - close to stairs (1st floor so only 1 flight If you don't mind taking the steps), close to walkway to the beach. Property itself is right in the middle of everything. ECDI (management company) was responsive in day 1 but dropped the ball later in the week when we couldn't get our front door locked. Took them almost 24 hours to respond. Good thing our safety want involved! We did figure out how to lock the door (it stopped locking automatically) but the fact that during the workweek we didn't hear from them tells me they don't care. Condo was nice, not sure where the 11th person would sleep if you had that many but we were not that big of a group so just wondering out loud. Could use some ceiling fans and overhead lights in bedrooms. Brighter lights in living room would also be nice. These are just friendly suggestions,overall the place is nice!

Panama City Beach Trip July 4th 2022

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The location was AWESOME! The beach was great. The only issue we had when we got to our unit at 4pm, the place was still untouched by housekeeping from the previous renters. There was trash everywhere, laundry and dirty sheets still on the bed, hair all over the bathroom(even after the housekeepers showed up at 6pm) we had to clean the place ourselves after they left. We had to purchase cleaning supplies to do so. Not exactly what I had expected to do on vacation. Aside from that, it was a great vacation.

Will never be back

Very outdated , filthy, roaches . Very disappointed in the whole trip I had emailed twice before I came asking about the other reviews and I was told they were all lies and the condo was nice and super clean no bugs . Well that was a lie I never bothered complaining while we were there because I already knew it would do no good so we just made the best of it .

Not Clean - Poor Management - Great Layout

Rating Details: The property manager was very unhelpful. The vacation rental was very dirty. I was more than happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Upon arrival, the condo wasn't properly cleaned. The bathrooms had a mold & mildew on them along with a musty/sewer smell. There was hair left in one bathroom sink and all over the bathroom floor. Even an old bar of soap left in the shower. The counters & side tables hadn't been cleaned as there were water rings from glasses and stickiness from old food. There was even some old blood on bath of a door and door knob. It appeared as if the unit was only vacuumed for some of the sand then the linens changed. We had to purchase cleaning supplies then spend over an hour cleaning the unit on the first day.In addition to poor cleaning, the quality of the towels & linens were as cheap as you can get. At the same time, they didn't even provide enough towels & wash clothes for all the guests. Only one kitchen towel. We had to purchase more towels from Target.One of the toilets wasn't secured to the floor so it wobbled and was turned to an angle. The recliner was also broken.We called the property management company a number of times. In most cases, they didn't answer. When they did, we told them we had issues and they informed us that a supervisor would call back. We were told this twice and we have yet to receive a call.

Everything we wanted and more!

Overall, I recommend this vacation rental. Reviewer Comments: This rental was perfect for our 7 night stay in Panama City Beach. We were there for a baseball tournament and a little vacation. The condo was beautiful, exactly as described. Large and spacious, we felt right at home our week there. We had everything we needed to cook and eat meals in the condo, and more than enough space to not feel like our family of four was on top of each other. We travel a lot, and are very picky about where we stay. But every member of my family loved our time here with no complaints! First floor access, but still requires stairs/elevator to get to and from beach or parking lot. Super close to the stairs so it was an easy in and out. We would definitely stay here again if in the area!

Perfect Location for Edgewater Vacation

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Great location, first floor near stairs so we didn’t have to wait for elevators. More spacious than the pictures show. Great ocean view! When we arrived the place seemed to need a little work: floors were still sandy and dirty, so we mopped. Air conditioner didn’t work well especially in master bedroom, so we kept curtains closed and changed air filter which helped a little. Door knobs were loose and falling off so we tightened the screws. Otherwise, the location and view was exactly what we were looking for. So close to pools, beach access, and restaurants. Was nervous about parking availability but we were able to park all three vehicles in the summer and had spots very close to the stairs. We had a great stay.

Great stay!

Wonderful stay. Excellent and prompt communication with property manager. We were there for spring break and some young college types were a little loud in the hot tub til late at night but that wouldn’t be as big of an issue during non-spring break weeks. The unit was well-appointed and so convenient to the beach. Great to have gated property with 24/7 security.

Great condo

The condo was great. Beautifully decorated and renovated. It is conveniently located on the 1st floor, which was awesome with littles. The view was excellent overlooking the beach. The bedrooms were all large with connecting bathrooms. The amenities were plentiful!

Overall, I recommend this vacation rental. Reviewer Comments: Enjoyed the stay. We have been going Edgewater Beach resort for many years and this is the first time we had a unit on the first floor. It was very convenient with steps to the parking lot, pool and hot tub as well as the beach and oceans bar and grill access. We had our own palm tree right off the balcony with a great view of the beach and gulf.
