Professionally decorated house in the Marigny Triangle. Only 3 Blocks to the French Quarter and 4 blocks to Frenchmen Street's famous music halls. A Walkability Score of 95%! House is only two years old, but built up to the historical standards of the neighborhood. Balcony has a view of the downtown skyline. Large open living area allows groups to gather comfortably.
Living area and King bedroom are located on 2nd floor. The other two bedroom and bath are located on the first floor. Laundry, wifi, cable, linens, paper products, shampoo and body wash provided.

RENTAL RULES AND REGULATIONS

Please discard all trash & rubbish and place in the garbage can
outside. Also, place soiled dishes in the dishwasher.
CHECK-IN TIME IS AFTER 3 P.M. CST AND CHECK-OUT IS 11 A.M. CST. NO Early
Check-ins without consent of management.
This is a NON SMOKING home.
Pets are not permitted under any conditions.
We will not rent to vacationing students or singles under 23 years of age
unless accompanied by an adult guardian or parent.
No Additional fees will be charged if:
a. No damage is done to the unit or its contents, beyond normal wear and tear.
c. All debris, rubbish and discards are placed in garbage cans, and soiled
dishes are placed in the dishwasher and cleaned. One load of laundry is
started.
d. All keys are left in lock box and unit is left locked.
e. No linens are lost or damaged.
f. NO Early check-in or late check-out.
h. The renter is not evicted by the owner (or representative of the owner), or the
local law enforcement.
PAYMENT - An advance payment equal to 25% of the rental rate is required
60 days before arrival. The BALANCE OF RENT is due fourteen (14) days before your
arrival date.
CANCELLATIONS: A 60 day notice is required for cancellation.
Cancellations that are made more than 60 days prior to the arrival date will incur
loss of deposit. Cancellations that are made within 60 days of the arrival date, forfeit
the full advance payment. Cancellation or early departure does not warrant any
refund of rent.
MAXIMUM OCCUPANCY- The maximum number of guests is limited to (6)
Persons.
THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY.
Longer minimum stays may be required during holiday and special events. Rentals
taken for less than two days, will be charged the two-night rate.
INCLUSIVE FEES - Rates include a one-time linen/towel setup. Amenity fees
are included in the rental rate.
NO DAILY MAID SERVICE - Linens and bath towels are included.
FALSIFIED RESERVATIONS - Any reservation obtained under false pretense
will be subject to forfeiture of advance payment, deposit and/or rental
money, and the party will not be permitted to check-in.
WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must
be approved in writing in advance.
HURRICANE OR STORM POLICY - No refunds will be given unless:
a. The National Weather Service orders mandatory evacuation in a "Tropical
Storm/Hurricane Warning area" and/or
b. A "mandatory evacuation order has been given for the Tropical
Storm/Hurricane Warning" area of residence of a vacationing guest.
The day that the National Weather Service orders a mandatory evacuation
order in a "Tropical Storm/Hurricane Warning," area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and
wants to shorten their stay, to come in after the Hurricane Warning is
lifted; and
c. Any advance rents collected or deposited for a reservation that is
scheduled to arrive during the "Hurricane Warning" period.
*By Paying a Deposit, You agree to all terms and conditions of this
agreement.
