Welcome to your ideal family getaway on Hilton Head Island!

As the new owners of this beautiful villa (as of December 2020), my wife Colleen and I ask that you please read the reviews from past guests. We know how important "star" ratings are (we look closely at them too when we travel!) but the lack luster reviews were a reflection of one unfortunate circumstance and one poor performance by the former management company. We encourage you to look at the photos and ask us every question that comes to mind... We're happy to answer them all!

You'll fall in love with this vibrant 3BR, 2.5BA luxurious villa at 640 Queens Grant that is professionally decorated and accented with inviting, colorful coastal decor throughout. The villa offers a fully-remodeled kitchen (including a Kuerig and plenty of pods!), a spacious living area (with a comfy couch, large flat screen tv, games and more!) and plenty of ways to relax and unwind.

Outside, there is a large, private patio with a gas grill, an outdoor dining set and fast access to five community swimming pools (the nearest is a mere 30 seconds walk!), tennis and pickle ball courts (5 minute walk) and, of course, the beach (11 minute walk)! Snowbirds and long-term guests welcome!

Clean and comfortable stay that is convenient to tennis/pickleball, beach, dining and shopping. The home is quiet and feels secluded despite numerous surrounding homes. Would definitely stay here again.

We had a wonderful stay in Hilton Head Island at this lovely, spacious villa that offered every amenity we have could have hoped for… and then some. The villa was exceptionally clean, beautifully decorated, and the beds were incredibly comfortable, making our stay even more relaxing. Thor and Christine were wonderful, responsive, hosts, who made sure everything was perfect throughout our visit. We thoroughly enjoyed every moment and would book this villa again in an instant.

We found this property to be exactly as described and felt like a home-from-home. Had a few small issues whilst there, with the freezer and the BBQ, which led to us having to contact the host. Thor was excellent at communicating and very prompt. All issues resolved quickly and successfully. We would highly recommend this property, we had a fantastic time there and would have no hesitation in staying here again. Many thanks!

We loved the location of this villa! We took long walks with our dog every day and appreciated the path along the golf course for quick jaunts to the beach (10 min walk). The villa is nicely appointed and Thor was good at communicating when I reached out throughout the stay. Ideal location in the lovely Palmetto Dunes!

Great vacation

Accommodations were lovely and convenient to so many things! I enjoyed long walks while my son and his family enjoyed the bike rides! Great family time and so much to do!

We stayed at Thor’s Villa and we all LOVED it!!Super CLEAN and Spacious- my husband and I slept in the beautiful MBR downstairs while the kids each had their own rooms upstairs! We enjoyed morning coffee, meals and snacks on the back deck. There was coffee available and a wonderful kitchen with all the spices we needed, that was a plus.. as we like to cook and grill daily. We played golf, pickle ball, walked to the beach. Just what we needed. We just had the best time, so fun! Thank you Thor!

We love Queens Grant, and we have stayed in the Palmetto Dunes neighborhood many times. Some of the villas are bright, some are not. This unit is very dark at all times of the day. That probably would be welcome if you are there in the heat of the summer, as the tile floor is cool as a result. The deck is very nice- and private, considering you are on the road. The beds are VERY comfortable. The kitchen needs a good clean-out, as there are so many multiple appliances, some of which don't work. The bathrooms need an overhaul- they are very dated. And, there is a leak on the second floor that makes the house smell musty. That being said, at night we could literally hear the ocean, and that made it all worth it.

Thank you for sharing. The custom curtains in the living room open to reveal dual sliding glass doors and two extra floor ceiling windows that typically provide a lot of light. We took action on your feedback about the kitchen appliances and the second floor BR… both completely resolved. Thank you for that! The 2 full bathrooms are fully tiled, with the upstairs bathroom re-tiled recently. Thanks again!

We really enjoyed our stay in the Queens Grant in Palmetto Dunes. We could not have asked for a more clean place to spend our vacation. Very convenient to everything in Palmetto Dunes. Thor was a great host and very responsive to any questions we had!!

Convenient Location

This villa is clean and spacious, as well as very conveniently located to everything that Palmetto Dunes has to offer - beach, pools, General Store, pickleball and more! The host is very helpful and responsive.

Great Condo and the Owner is very easy to contact and communicate with!

The property was great for our girls trip! Nice spacious living room to have coffee and play cards. The beds were super comfortable ! I would encourage you to try this Condo, there is a shuttle to take you everywhere so you don't even have to move your car!

What a gorgeous place

Everything was perfect. Place is so close to the beach and the general store and the pool. Manager was always in touch making sure were were ok. I am looking forward to coming back!

Enjoyed our stay

We enjoyed our girls vacation at Hilton Head. Thor was great to communicate with, very proactive. Everything was clean, as advertised. Very close to pool, easy access to beach. Good location in Palmetto Dunes, close to everything. Loved the large deck for the evenings.

Enjoyed Our Stay

The villa was in a great location. The kitchen was very well-stocked. The villa was spacious. Noises could be heard on the first floor when guests were on the second floor. The area was very quiet - a good place to relax with a pool right around the corner.

We spent two weeks at this property. The area is amazing- we especially enjoyed golfing and biking on the beach. The property was comfy and felt safe. Neighbors were all nice. Extra points to the host for the thoughtful, extra amenities. These made the place feel homier. The host was excellent in communicating with us. We enjoyed our stay and would recommend to others.

Wonderful

We travel to Hilton Head Island almost every year. This was our first time renting this villa and we were very pleased. The property was as described and as shown in the photos and was exceptionally clean! Thor made the booking and check in process easy and was readily available if needed. We had a fabulous time in the villa and at the beach with our dogs. Thank you Thor!

Perfect!

We had the best time at 640 Queens Grant. The condo was very comfortable with plenty of space for my husband, 3 kids, and mother. We especially enjoyed the close proximity to the pool and bike trails throughout Palmetto Dunes. My kids loved biking to the general store for ice cream every day. We will definitely come back again! Palmetto Dunes is perfect and this condo was tastefully decorated and well furnished. It exceeded our expectations!

Thor's Villa was lovely!

We had a couple of small issues when we arrived but Thor had a handyman come over immediately. Unfortunately, the ice maker never made ice but ice cube trays resolved that issue. The location is very convenient to the beach (walking or driving), pickle ball courts and the General Store. Thor was extremely responsive--couldn't ask for any better!

Great experience!

Our host, Thor, was available and so helpful with our confusing check-in process. It was the height of the big storm, and everything was in disarray. He walked us through getting in and stayed on the phone with me until we were in. The place was so clean. We didn't need anything! There were also games, children's toys and dog toys (which we didn't need but still!). It is a lovely, quiet location. I highly recommend!

great spot in queens grant/palmetto dunes

always a pleasure to visit HHI. we very much enjoyed this villa and its location. it was clean and functional and had a great outdoor space/deck (with locking gate). good for the infant and the doggies. was especially convenient for parking and access. there were spots in the courtyard and access through the front door; but also several spaces very close to the deck for unloading and "quick trips". still all very private. what perhaps made this venue stand out the most was the owners TLC and communication. he was very attentive and accommodating and communicated frequently and as needed. we very much enjoyed our stay here and would definitely return.
