Welcome to HillHouse on Hamilton located in Hot Springs, AR! Come enjoy our lakefront home on a quiet cove and in desirable 7 south area and on one of the best spots on the lake (located in area near Fisherman’s Wharf and multiple marinas)! EASY walk to the water! We have lake views from almost every spot in the house! Boat and swim dock available to use and plenty of yard area to play on! For our race fans it’s also an easy drive to Oaklawn (head on Higdon Ferry and you’re there!)
Our home is 2800 sf and located on a cove that enters directly into the main channel of Lake Hamilton. When you're not enjoying the lake, the home is located right on the main strip of Hot Springs and gives direct access to shopping, grocery stores, restaurants, family activities, Oaklawn, Garvan Woodland Gardens, and so much more!
Lake is easily accessible from home through lower level of home or from the side of home. Yard gently slopes to the lake providing an easy walk to the water. Home has a swim dock and boat dock available to use (able to tie up to outside of boat dock at any time; covered part of boat dock available for boats kept at property overnight if notified in advance). There are two covered back porches that extend the length of back of home.
This home is a two level home. There are lake views from all living areas and all bedrooms with king beds. We have two back decks that extend the length of the home. There are two separate living areas. The main level has the master bedroom (king bed)/master bathroom with soaker tub, half bath, living room, dining room, kitchen, and laundry room. Area you walk into is open concept (kitchen, dining, and living room). Dining room has a large table that seats 8 and a breakfast nook that seats 6. washer and dryer are available to use. There are TVs located in both living areas and in all bedrooms with king beds (no TV in bunk room). Wifi is available with streaming services loaded onto televisions. Home does provide live TV via streaming television service. For those staying in our cooler season, we do have a functioning fireplace in the main living area. The fireplace in the lower level living room is nonfunctional.
Stairs lead down to lower level (which goes to the lake). Lower level has 3 bedrooms (two king beds, two twin over full bunk beds), and two full bathrooms (shower/tub in one bath; shower only in second bath). There is also a full sleeper sofa with memory foam mattress in the living area downstairs. (Bed coverings/pillows may vary from photos) We do have an alexa dot located in both living areas. They do have the ability to have the microphone turned off or you may unplug them.
Parking available: No street parking. Parking available at top of driveway for any vehicle type (3 spots) - steps with rail leading to home. May park at driveway entrance if needed. Parking available in front of home for front wheel or AWD/4WD (2-3 spots) under normal conditions. Driveway has incline (see photo). If conditions are wet we recommend AWD/4WD for parking in front of home. If conditions are icy, use only parking available on top of property. Please use judgment on appropriate parking arrangements. We do allow children but home is not baby proofed. There are stairs present (no gates), fireplace, and balcony on both levels. Please use own discretion.
Please note: Lake Hamilton is lowered by Entergy starting in November and annual refill begins around March 1st and is typically set to be completed by the 15th at the latest. For any bookings that begin at the end of October and have a departure date in November, we are unable to move our boat from the covered area, as it must be on the lift when the lake is lowered, but guests can tie to the outside of the dock until November 1. From November 1 - March 15, unable to tie boat to dock until lake refilled.
New changes to how items are listed in quote from platform: when going to price quote for our home, what is listed as host fee is what previously used to be listed as cleaning fee and where those funds are fully used for.
After booking is completed we ask to review house rules. There will also be a short term rental agreement that will be sent and will need to be signed, as well as a copy of a government issue ID will need to be provided. We will message you once the rental agreement has been sent to you.
There are security cameras located at exterior entrances of home (front and back) for the safety of our guests and property. There are NO cameras located within the home. There is also a camera located in a locked outdoor area that is inaccessible to guests.
Please note that our listing does state we can accommodate 12 guests but for our adults only groups - we recommend 8-10 adults due to our bedding availability, as we want to ensure all guests are able to sleep comfortably. Our bedding arrangements are: king beds x3, bunk beds x 2 (twin on top / full on bottom = 2 twin beds total, 2 full beds total), and a sleeper sofa with a full size mattress. We also want to make aware that the home is not baby proofed (no gates are provided for stairs).

This home was purchased with our family to enjoy as well as share with other families. We love that we have lake views from practically every spot within the home. We chose this home because of the quiet neighborhood and the feeling like you're away while still being close to all the amenities Hot Springs has to offer.

This property is wonderful because LOCATION LOCATION LOCATION. It's located on a cove with direct access to the main channel and surrounded by trees. It's located close to shopping, restaurants, family actives, and Oaklawn.

Our property is unique because it does have a separate boat and swim dock. There's a nice area to relax on while everyone is swimming and you're not impeded from having a boat in the dock. The swim dock and our shoreline also provides a nice spot to fish on. It's just a great place to spend time with friends and family!
