Ranch style house. 3 bedroom (1 King, 1 Queen, 2 twin beds), 1 full bath, (Queen sleep sofa in living room). Meticulously maintained, hardwood floors, granite counters. Decorated in a beach theme. Located 6 houses from desirable Easton point, easy walk , 3/10 of a mile to first beach (Easton beach), Cliff Walk, Norman bird sanctuary, Second Beach (Sachuest), Third Beach, and Newport Vineyards. Less than two miles to Newport center and to mansions. Perfect family or couples get away. Cozy living room with large flat screen TV, cable and free WiFi. Fully equipped kitchen with dishwasher, microwave, full frig, oven/stove with separate dining room. All bed and bath linens provided. Full unfinished basement. Nice back yard and patio to relax or entertain in, with table and chairs, BBQ grill, and a large electric awning. Full size Washer/dryer. Off street parking for 3 cars. Air conditioned.

A wonderful home base for a girls’ weekend in Newport. The location made it so easy to get around and enjoy everything the area has to offer, and we especially loved the backyard setup. It gave us even more space to spread out and hang together, and we were lucky enough to enjoy some beautiful late September weather out there. Jim was kind, responsive, and a pleasure to communicate with throughout our stay. We really enjoyed our time here and would absolutely come back!

Jim, the host, was great with the ease of checking in and reactive to an issue with pans ahead of our check in. Listing was accurate with the exception of a coffee grinder and dvd being available. Great location/access to beaches and Newport.

This was the perfect place for our stay- especially with its walking distance to the starting line at Easton’s First Beach for the race we were participating in. Not having to worry about parking or shuttles made the entire experience so much easier and more enjoyable. Jim’s communication was excellent and made everything seamless from start to finish!

Great location!

This property was in a great location for a variety of family interests and activities. The quiet neighborhood was also perfect for taking the dog for walks. Definitely recommend for small family getaways!

Fantastic cottage!

We loved our stay. The cottage was very clean, conveniently located, and had everything you could possibly need. Owners were very sweet and accessible. Look forward to hopefully staying again in the future!

We had a wonderful stay. Perfect spot for visiting family in Newport. Cozy, clean accommodations. Nice location that is convenient to beaches and short distance to town & restaurants. Great hosts.

Everything was great! Close to beach and downtown. Beautiful yard and patio. Quiet street. Jim sent us a coffee maker the day we checked in because it was missing!

Perfect location!

Stayed with my aunt and sister for some family fun. Perfect location for all the local activities we enjoyed! The home was clean and the space was great for spending time together! Would definitely book again if back in the Newport area.

Everything as perfect and as described. The property felt bigger than the pictures portrayed. We had five ladies on our trip and we never felt cramped or on top of each other. Everything was clean and finding the property was incredibly easy. I'd highly recommend!

Great location!

Great little place in MIddletown. Comfortable, clean and well appointed. Jim was a great host (thanks for the local wine!) and very responsive. The house is close to Newport wharf area, beaches, Cliff Walk entrance, restaurants & bars. Perfect location for attending a family wedding in Newport, or a sightseeing / beach vaca. Would highly recommend!

Wonderful Thanksgiving stay

The house is beautiful, thoughtfully provisioned and immaculate. We cooked a full Thanksgiving meal in the well equipped kitchen. Many nice areas to explore nearby including the Sachuest Point national wildlife refuge, beaches and Newport. Thank you for an excellent stay!

We are The McDonnell Family (Jim, Niki, Emalyn, Summer and Mittsy). We live year-round in West Roxbury, MA but are always happiest on the beaches of Middletown or at our favorite Newport restaurants.

We rented this property from the prior owners for years. We became close friends with them and eventually jumped at the opportunity to purchase this property in October 2021. We absolutely love the idea of continuing to share our love for the area with others.

Cozy, near beaches, very close to Newport center, but in a quiet family neighborhood. More affordable that staying in a hotel with all the comforts of home.

Fully equipped kitchen with the space for entertaining. Nice backyard with a patio, grill, tables and chairs.

We supply high quality linens and bed bug protectors for the mattresses and pillows. All linens including mattress covers and Quilts/blankets are cleaned for each guest prior to arrival (except for bed bug protectors). We have enormous pride in the cleanliness of our property and hope you will be very satisfied.
