Modern well-appointed 3 bedrooms, 2 bath townhouse with 1,327 sqft located in a gated community has everything you need for a perfect desert stay!

The entertaining back patio provides refuge from the setting sun for evening BBQ and dining al fresco. Afterward, enjoy the living room and watch a movie or have a fun game night with your family. Awake to the mountain view patio for your morning coffee. The community features 6 pools and 1 spa, two lighted tennis courts, covered and ample guest parking along with multiple citrus trees. Putt around on the popular Tahquitz Creek Golf Public Course.

This unit is part of an HOA community, and you will have access to the community amenities such as hot tub and pool. Please note that we cannot guarantee the community amenities availability and operation during your stay.

*Downstairs bedroom/den has a barn door to the living room, it offers privacy but not much sound proofing.
*There is a step by the bottom of the stairs separating the living and dining rooms.
*Air Traffic Noise - property is under the flight path of the planes

Any fines, citations or penalties imposed against us for actions triggering a violation of the City of Palm Springs will be deducted from the security deposit. Such examples can be found in our House Rules.

In the City of Palm Springs, Occupant must be at least 25 years of age or older. By continuing with this reservation, Occupant represents that they are older than 25 years of age and further warrants that other occupants are either over the age of 25, or are accompanied by an adult guardian.

NOISE: Palm Springs has strict ordinances that govern vacation rentals. In particular, we want you to note that "NO outside music is allowed at vacation rental homes." I know, we all love our tunes out by the pool, but it's just not allowed by law. Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). Please abide by this rule so you don't get fined by the police, and so we don't lose our vacation rental permit.

Guests will be charged the TOT and TBID taxes.

By booking this home you agree to the rules and conditions outlined here https://www.airconcierge.net/guest-terms as well as those denoted below. Should there be a conflict between the Vrbo Terms and Conditions, and those listed on the link above or herein, then the terms most favorable to us as the Host shall take effect.

-Please respect check-in and checkout times.
-Primary renter must be over the age of 25.
-Host may request a photocopy of renter's ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-We are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed.
-Absolutely no parties or loud music.
-This is a NON-SMOKING property - no smoking or vaping inside or outside the unit.

This is a pet-friendly spot. If you are allergic or don't like pets, this might not be a good fit! Pet Policy:
-One adult dog up to 50lbs allowed. Cats are not allowed anytime.
-Dog must be house and potty trained and cannot be left alone or on furniture.
-Pet Fee is required and non refundable.
-Guest assumes full responsibility for all and any damage caused by the pet during the stay. Pet fee is not meant to cover accidents to carpets and/or furniture, nor picking up after your dog or excessive fur cleaning; pet owner will be held responsible for all and any damages.
-If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation cancelled immediately.

PET ETIQUETTE:
- Control their barking - if you have a loud dog, please never leave it in the home alone.
- Don’t let them treat everything like a fire hydrant (inside and outside the home).
- Play is fun, but silence is golden - be respectful of the neighbors.
- Keep them on leash while outside the home.
- Always pick up after your dog.
- Wash those paws and minimize bringing messes inside the home.

***PLEASE READ ***
Due to new stricter regulations in Palm Springs, now every guest who books a Vacation Rental in the city is required to receive the Good Neighbor Brochure and also have all guests in the party fill out and sign the Statement of Rules BEFORE having access to the property. In addition to that, we need a list of all guests' vehicles, including license plate numbers and also a copy of your Government ID.

As the person booking this property, you are the main point of contact and person responsible for ensuring your guests comply with the house rules and City rules. Please be advised that the City will fine renters in $500 per occurrence without notice if they fail to comply with the local ordinance.

The main sources of violations are:
-An excessive and unaccounted number of guests onsite
-An excessive number of cars
-Loud outdoor music (and this includes playing music from inside the home so you can hear it outside)
-Trash left outside and on sight

Please send us the FIRST and LAST NAMES and EMAILS from every adult staying at the house. They will all receive and sign the documents digitally using DocuSign.
Only registered guests as listed on the rental agreement should be on the premises. No additional guests or visitors allowed.
*The current emergency orders in place supersede information in the Good Neighbor Brochure and the Rental Certificate regarding daytime guests.

The Statement MUST be returned to us as soon as possible. Just please be aware that we are NOT allowed to give anybody access to the home until we receive the statement with ALL signatures and the copy of your ID.

We apologize for any inconvenience, however, the City of Palm Springs is not treating this lightly and everyone has to obey and adapt to the new scenario.

-Security camera/recording device — Our properties may have outdoor security cameras aimed on the exterior of the home, doorbell camera and/or an alarm system for the safety of the house and its occupants. Non-recording audio monitoring devices (NoiseAware) might be installed onsite to warn us of excessive noise and avoid complaints.
-Pool/hot tub without a gate or lock
-Nearby lake, river, other body of water
-Heights without rails or protection

Condo not ready for rental
The condo was not adequately prepared for a guest who was coming for a month. It was not at all well appointed or clean. The property manager Sir Concierge was unresponsive.
