Fun for the whole family at this new custom built home. Featuring private lot off the main road, 4 bedrooms, 3.5 bathrooms. Plenty of room inside and out for the family to spread out or gather in a number of interior and exterior spaces. Private yard with plenty of parking for all your toys.
I can be reached easily and live within close proximity. I am very familiar with this property and can assist with any questions that come up.
*Please lock all exterior doors, close windows and garage door when leaving the house or checking out. Please leave doors closed while at the property to prevent insects and mice from getting into the house.
*Smoking or vaping of any kind is not allowed within the house or inside the garage under any circumstances.
*This home does NOT allow pets with exception of certified service animals of which must be approved prior to your arrival. If pets are found on the property, the guest will be charged additional cleaning fees and for any damage and be asked to leave without refund.
*Please obey all traffic rules. San Juan County allows off road vehicles on local streets, however speed limits and other traffic rules apply. Please be aware that motor vehicles not licensed as "street legal" are not allowed on US HWY 191 or on Grand County streets. This is a residential neighborhood where the speed limit is 25 MPH and we ask that you respect neighboring properties and stay on market trails and roads at all time. Please make yourself aware of special licensing to operate an off road vehicle required by the state of Utah regardless of a standard driver's license.
*We understand you are here to enjoy yourself and that you are on vacation, however please keep noise to a minimum after 10:00pm and before 8:00am out of respect for the neighbors. Please turn off exterior lights when not in use; at bedtime.
*Please keep the hot tub cover on the hot tub at all times when not in use to prevent it from blowing away or dirt and other debris from getting into the hot tub.
*Please shower before entering the hot tub and use only hot tub towels provided.
*We understand that hot tub water can get cloudy after a few days use. If at anytime during your stay, you find that the hot tub needs cleaning, please let us know. We will be happy to fill the water, replace and/or sanitize filters and/or treat water chemically as needed.
*Please do not leave any linens or towels or other items belonging to the property outside.
*The owner of this home has provided thoughtful amenities with guests in mind. We know accidents happen and if you break or damage something please let us know so that we can repair or replace it for you or future guests. If something is found broken or damaged out of neglectful behavior on your part, you will be asked to replace or pay for repairs.
*This property does not allow parties, events or gatherings of persons not registered and approved as guests of the property.

I am a Utah native and lived in the Moab area since 2006. My family and I enjoy the outdoors, camping, fishing and exploring with our side by sides. I am a retired real estate appraiser, turned property manager with a small number of custom homes that I manage as vacation rentals. I am very familiar with all the homes as they were constructed by my husband's construction company and designed by the 2 of us. All are in the same consolidated area and easy for me to look after and attend to guests needs quickly and efficiently.

This property is a perfect stay for families or groups of friends with plenty of room to spread out within the home or in the outside living areas or to gather in one spot to enjoy a meal or visit. The house is professionally decorated by the homeowner with all the amenities you could want. There are 2 living areas, one on the main level of the home and open to the dining area and kitchen, the second; located upstairs, has comfy seating to gather around and watch a movie with surround sound, enjoy a beverage or just hang out and relax. The upstairs family room also features a wet bar with mini fridge and work area/desk in case you are working remotely as well as direct access to the covered balcony with seating area and gorgeous view of the La Sal Mountains. The master suite is located on the main level of the home and features a master bath with walk-in shower, large soaking tub, double sinks, blue tooth speaker, walk-in closet and direct access to the hot tub & outdoor shower. Bedrooms located upstairs include 2 with queen size beds, separated by a "jack & Jill" bathroom, a third bedroom features a full size bed with single suspended bed. The family room also has a sofa sleeper. The outdoor area includes a covered patio in the rear with seating area, dining area and barbeque grill, the north side of the house features an open patio area with firepit, pergola with hot tub & outdoor shower and horseshoe pits. The front covered patio has a bike stand to work on your bicycle while your visiting and blue tooth sound system. The extra large garage will accommodate 2 full size trucks with up to 6" lifts. The long driveway is available and will fit several vehicles, including trucks with trailers filled with all your toys. The house is mostly fenced and tucked away for privacy. The large kitchen is fully equipped with everything you'll need to make meals at the house. We provide coffee, a variety of tea, spices and sugar packets.
